【摘要】:隨著中國房地產(chǎn)市場的飛速發(fā)展和房價(jià)的飛速高漲及政府部門的價(jià)格調(diào)控,房地產(chǎn)項(xiàng)目成本控制已經(jīng)成為各家房地產(chǎn)公司控制的主要目標(biāo)并成為提升利潤的重要渠道之一。尤其是在三亞,房地產(chǎn)項(xiàng)目的競爭之激烈,項(xiàng)目成本控制已經(jīng)成為各家房地產(chǎn)公司控制的重中之重。本文以三亞和泓房地產(chǎn)開發(fā)有限公司開發(fā)的和泓假日陽光項(xiàng)目為研究對象,對該項(xiàng)目的成本控制進(jìn)行研究和分析。本文對于房地產(chǎn)項(xiàng)目成本控制具有一定的理論和實(shí)踐借鑒意義。本文研究的主要內(nèi)容包括:第一部分為課題研究的背景及研究意義,以及相應(yīng)的理論現(xiàn)狀,以此展開,分析了三亞和泓房地產(chǎn)開發(fā)有限公司及成本控制現(xiàn)狀,并結(jié)合和泓假日陽光項(xiàng)目的實(shí)際情況,分析了該公司成本分析的現(xiàn)狀。第二部分主要就三亞和泓房地產(chǎn)有限公司和泓假日陽光的成本控制進(jìn)行了分析,找出其成本控制存在的問題,并分析原因。第三部分根據(jù)該項(xiàng)目存在的問題給出解決的方法及措施。第四部分將給出的建議和措施運(yùn)用于項(xiàng)目成本控制后的效果分析。本文從成本管理理念、管理方法及管理過程等方面分析項(xiàng)目成本控制過程中存在的問題,并在此基礎(chǔ)上,分析項(xiàng)目應(yīng)如何開展成本控制工作。最后主要從項(xiàng)目建設(shè)過程中分析如何進(jìn)行成本控制,主要包括建立高效的管理組織、嚴(yán)格總承包單位的管控、加強(qiáng)甲供材的管控及強(qiáng)化建設(shè)過程中合同管理、變更簽證管理及質(zhì)量管理等。
[Abstract]:With the rapid development of China's real estate market, the rapid rise of house prices and the price control of government departments, the cost control of real estate projects has become the main goal of real estate companies to control and become one of the important channels to enhance profits. Especially in Sanya, with the fierce competition of real estate projects, project cost control has become the most important control of real estate companies. This paper studies and analyzes the cost control of Hehong Holiday Sunshine Project, which is developed by Sanya and Hong Real Estate Development Co., Ltd. This paper has certain theoretical and practical significance for real estate project cost control. The main contents of this paper are as follows: the first part is the background and significance of the research, as well as the corresponding theoretical status quo, so as to analyze the current situation of Sanya and Hong Real Estate Development Co., Ltd and its cost control. Combined with the actual situation of Hehong Holiday Sunshine Project, this paper analyzes the current situation of cost analysis of the company. The second part mainly analyzes the cost control of Sanya Real Estate Co., Ltd and Hong Holiday Sunshine, finds out the problems existing in the cost control, and analyzes the reasons. The third part gives the methods and measures to solve the problems existing in the project. The fourth part will give the suggestion and the measure to apply to the project cost control the effect analysis. This paper analyzes the problems existing in the process of project cost control from the aspects of cost management idea, management method and management process, and on this basis, analyzes how to carry out the cost control work of the project. Finally, it mainly analyzes how to carry out cost control from the process of project construction, mainly including establishing efficient management organization, strict control of general contracting units, strengthening the control of A supply materials and strengthening contract management in the process of construction.
