【摘要】：房地產(chǎn)行業(yè)具有風(fēng)險(xiǎn)大、收益高的特點(diǎn)，然而，由于我國風(fēng)險(xiǎn)管理研究水平整體不高，，大部分企業(yè)對風(fēng)險(xiǎn)管理不夠重視，導(dǎo)致房地產(chǎn)行業(yè)風(fēng)險(xiǎn)管理意識的淡薄。目前，我國房地產(chǎn)開發(fā)商對投資項(xiàng)目的前期考察和決策階段只是憑主觀經(jīng)驗(yàn)粗略分析，很少進(jìn)行系統(tǒng)的風(fēng)險(xiǎn)定量計(jì)算、評價(jià)和綜合分析，缺乏完善的風(fēng)險(xiǎn)管理制度。 本文根據(jù)房地產(chǎn)項(xiàng)目的開發(fā)進(jìn)展特點(diǎn)，將其實(shí)施過程分為四個階段：投資決策階段、前期階段、建設(shè)階段和租售階段。針對每個開發(fā)階段提出風(fēng)險(xiǎn)識別、風(fēng)險(xiǎn)評估、風(fēng)險(xiǎn)應(yīng)對對策及風(fēng)險(xiǎn)監(jiān)控手段進(jìn)行全過程風(fēng)險(xiǎn)管理研究。為保障該項(xiàng)目的風(fēng)險(xiǎn)管理全過程的順利實(shí)施，最后提出風(fēng)險(xiǎn)管理保障措施，希望最大限度的降低項(xiàng)目風(fēng)險(xiǎn)，從而實(shí)現(xiàn)企業(yè)利益最大化目標(biāo)。
[Abstract]:The real estate industry has the characteristics of high risk and high profit. However, because the research level of risk management in our country is not high as a whole, most enterprises pay less attention to risk management, which leads to the weak awareness of risk management in real estate industry. The preliminary investigation and decision-making stage of real estate developers on investment projects is only based on subjective experience rough analysis, few systematic risk quantitative calculation, evaluation and comprehensive analysis, lack of a sound risk management system. According to the characteristics of the development progress of real estate projects, this paper divides the implementation process into four stages: investment decision stage, early stage, construction stage and lease and sale stage. In order to ensure the smooth implementation of the whole process of the risk management of the project, the paper puts forward the risk management safeguard measures, hoping to minimize the project risk. In order to achieve the goal of maximizing the interests of enterprises.
