上海市精品酒店微觀選址影響因素研究

【摘要】:在當(dāng)前高星級酒店激烈競爭的背景下,精品酒店作為一種新興的酒店業(yè)態(tài)出現(xiàn),突破傳統(tǒng)星級酒店的標(biāo)準(zhǔn)化模式,滿足人們對個(gè)性化、精細(xì)化服務(wù)的需求。隨著我國大眾旅游與國民休閑時(shí)代的到來,人們反對標(biāo)準(zhǔn)化、追求個(gè)性化、注重體驗(yàn)性的內(nèi)生驅(qū)動,使得精品酒店有著巨大的發(fā)展空間。精品酒店己成為酒店行業(yè)的投資熱點(diǎn),以“小而精”、并注重個(gè)性化、精細(xì)化的服務(wù)為重點(diǎn),迅速得到市場的認(rèn)可。精品酒店的概念于本世紀(jì)初引入中國,2007年之后精品酒店在國內(nèi)出現(xiàn)爆發(fā)式增長,據(jù)攜程網(wǎng)數(shù)據(jù)顯示,2007-2010年間,國內(nèi)的精品酒店數(shù)量至少增加了200%。酒店的選址工作是新建酒店的首要任務(wù),且具有不可逆性,將對未來酒店的經(jīng)營發(fā)展起著決定性的作用。精品酒店的不可復(fù)制性及地域性使得其選址工作尤為重要。本研究選取上海市的部分精品酒店為樣本,具有一定的代表性、權(quán)威性。一方面,上海市開放程度高,為精品酒店的聚集提供地域優(yōu)勢。國內(nèi)第一家精品酒店落戶上海,此后數(shù)家國際知名精品酒店品牌入駐上海。;另一方面,上海市經(jīng)濟(jì)發(fā)達(dá),為精品酒店的發(fā)展提供客源優(yōu)勢。2016年人均GDP超過1萬美元,位居全國第三[1]。本研究以區(qū)位理論、集聚理論、競租理論、多核心理論為基礎(chǔ),總結(jié)已有研究成果,并結(jié)合上海市精品酒店發(fā)展現(xiàn)狀,初步提出微觀選址影響因素體系。整理實(shí)地調(diào)研與網(wǎng)上收集數(shù)據(jù),從數(shù)量及品質(zhì)、空間分布、管理主體、營建方式、經(jīng)營效益、市場域等方面,分析上海市主城區(qū)(內(nèi)環(huán)以內(nèi))精品酒店的特征;趯(shí)地調(diào)研,從交通要素、旅游資源要素、商業(yè)要素、經(jīng)營要素、文化要素分析精品酒店選址的特點(diǎn)。通過主成分分析法,對所選指標(biāo)變量進(jìn)行相關(guān)性分析,剔除對體系貢獻(xiàn)率較小的變量,再通過熵權(quán)法,確定各個(gè)變量所占權(quán)重。最后對上海市精品酒店的空間布局以及選址優(yōu)化提出合理化建議。本研究借鑒前人的研究經(jīng)驗(yàn),結(jié)合精品酒店獨(dú)特的文化地域性,并將其量化成指標(biāo),以期理論上的創(chuàng)新。同時(shí),采用多種研究方法,包括文獻(xiàn)研究法、定量與定性結(jié)合法、地理信息系統(tǒng)方法等,初步提出選址體系,并以上海市主城區(qū)(內(nèi)環(huán)以內(nèi))精品酒店為例,進(jìn)行論證分析,增強(qiáng)研究結(jié)果的說服力。具體而言,包括以下幾點(diǎn)結(jié)論:(1)根據(jù)國內(nèi)外精品酒店行業(yè)聯(lián)盟,從上海市的精品酒店中選取樣本,分析上海市精品酒店發(fā)展現(xiàn)狀:上海市精品酒店數(shù)量基本呈線性增長;地域分布不均,集中化指數(shù)較高;國內(nèi)管理公司及業(yè)主自營較多,規(guī)模呈兩極化發(fā)展;依托悠久歷史文化,舊改營建為主;上海市精品酒店市場經(jīng)營效益整體較好;市場域從市區(qū)向郊區(qū)呈現(xiàn)逐漸變大的趨勢。(2)結(jié)合已有研究成果、理論基礎(chǔ)以及上海市精品酒店現(xiàn)狀,分析上海市主城區(qū)精品酒店選址特點(diǎn):酒店均位于距地鐵站1000m以內(nèi),92.1%的精品酒店位于城市主干道1000m以內(nèi),交通便利,可達(dá)性良好;周邊自然旅游資源、歷史人文資源較豐富,76.3%的酒店周邊5km范圍內(nèi)有5家3A級以上景區(qū)景點(diǎn),45.6%的酒店位于上海市歷史文化風(fēng)貌區(qū),歷史文化遺產(chǎn)資源豐富的徐匯、靜安、黃浦三區(qū)的精品酒店占比為69.6%;精品酒店周邊高星級酒店集聚,商業(yè)繁榮;酒店基本上偏好于地價(jià)高、區(qū)位好的地段。(3)結(jié)合主成分分析法、熵權(quán)法,構(gòu)建上海市主城區(qū)精品酒店微觀選址影響因素體系:影響因素分為四類,交通因子、商業(yè)因子、資源因子及經(jīng)營因子。研究表明,微觀選址對所在地資源因子依賴性最高,即區(qū)域歷史文化程度與旅游資源稟賦,高端酒店集聚效應(yīng)明顯,對商務(wù)設(shè)施依賴性高,酒店分布在城市主干道1000m范圍內(nèi),軌道交通便利,對交通樞紐、地價(jià)成本依賴性低。(4)根據(jù)研究結(jié)果對上海市精品酒店空間結(jié)構(gòu)及選址提出幾點(diǎn)優(yōu)化建議:從政府層面出發(fā),旅游管理部門應(yīng)加強(qiáng)對精品酒店客源市場的調(diào)查;政府部門應(yīng)加強(qiáng)宏觀調(diào)控,平衡各區(qū)發(fā)展;加強(qiáng)歷史文化挖掘、旅游資源開發(fā),完善交通網(wǎng)絡(luò)。從投資者角度出發(fā),根據(jù)城市規(guī)劃,合理預(yù)測精品酒店未來分布趨勢;結(jié)合市場現(xiàn)狀、政策導(dǎo)向,投資者合理選址。
