【摘要】:近年來,中國的房地產(chǎn)行業(yè)經(jīng)歷了國際金融危機(jī)及國內(nèi)最嚴(yán)厲的宏觀政策調(diào)控,給房地產(chǎn)行業(yè)帶來了諸多不利因素、影響深遠(yuǎn)。然而,隨著市場(chǎng)不斷地復(fù)蘇,行業(yè)的競(jìng)爭(zhēng)也日趨激烈及規(guī)范化。在這種形勢(shì)下,房地產(chǎn)企業(yè)想要獲得穩(wěn)定的經(jīng)營利潤,除了須密切關(guān)注和研究客戶偏好、以準(zhǔn)確的項(xiàng)目定位來提供暢銷的產(chǎn)品外,房地產(chǎn)企業(yè)的項(xiàng)目成本管理還應(yīng)向精細(xì)化管理模式靠攏,旨在想方設(shè)法地降低項(xiàng)目開發(fā)成本,嚴(yán)控各項(xiàng)費(fèi)用的支出。 在激烈的市場(chǎng)競(jìng)爭(zhēng)中,項(xiàng)目成本管理狀況的好壞成為了房地產(chǎn)企業(yè)生存和發(fā)展的一個(gè)關(guān)鍵性決定因素;同時(shí),它也直接關(guān)系到成本管理制度建設(shè)和成本管控體系運(yùn)行的效果。如何向成本管理要效益來促進(jìn)企業(yè)持續(xù)良性發(fā)展呢?基于此目的,,本論文對(duì)房地產(chǎn)住宅項(xiàng)目全過程成本管理進(jìn)行了專項(xiàng)研究。 在此基礎(chǔ)上,本論文主要剖析了國內(nèi)房企住宅項(xiàng)目成本管理現(xiàn)狀及問題,并從成本管控體系建設(shè)及項(xiàng)目實(shí)施兩個(gè)方面,提出了解決措施及合理化建議。在成本管控體系的建設(shè)方面,強(qiáng)調(diào)全面加強(qiáng)成本責(zé)任意識(shí)的培養(yǎng)與執(zhí)行的重要性,強(qiáng)調(diào)建立完善的成本制度是實(shí)現(xiàn)成本管控的重要保障。在項(xiàng)目實(shí)施方面,重點(diǎn)闡述了以目標(biāo)成本為主線的管理模式,以及在項(xiàng)目實(shí)施關(guān)鍵環(huán)節(jié)中采用積極的管理措施,來達(dá)到成本有效管控的目的,最終保障項(xiàng)目盈利。本文還從理論結(jié)合實(shí)際角度,通過案例分析,對(duì)論文的觀點(diǎn)加以佐證及應(yīng)用,以期對(duì)相關(guān)房企的成本管理有借鑒意義。
[Abstract]:In recent years, the real estate industry of China has experienced the international financial crisis and the most severe macro-policy control in China, which has brought many unfavorable factors to the real estate industry and has far-reaching influence. However, as the market continues to recover, competition in the industry is becoming increasingly fierce and standardized. In this situation, if real estate enterprises want to obtain stable operating profits, they should pay close attention to and study customer preferences and provide best-selling products with accurate project positioning. The project cost management of the real estate enterprise should also be close to the fine management mode in order to reduce the project development cost and strictly control the expenditure of the various expenses. In the fierce market competition, the quality of project cost management has become a key determinant for the survival and development of real estate enterprises. At the same time, it is also directly related to the construction of cost management system and the effect of cost control system. How to benefit from cost management to promote the sustainable and benign development of enterprises? For this purpose, this paper has carried on the special research to the real estate housing project entire process cost management. On this basis, this paper mainly analyzes the current situation and problems of domestic housing project cost management, and from the cost control system construction and project implementation two aspects, put forward the solution and rationalization suggestions. In the construction of cost control system, it emphasizes the importance of strengthening the cultivation and execution of cost responsibility consciousness in an all-round way, and emphasizes that establishing perfect cost system is an important guarantee to realize cost control. In the aspect of project implementation, the management mode with target cost as the main line is expounded, and the active management measures are adopted in the key link of project implementation to achieve the purpose of effective cost control and finally ensure the project profit. This article also from the theory unifies the actual angle, through the case analysis, carries on the corroboration and the application to the thesis viewpoint, in order to have the reference significance to the related housing enterprise's cost management.
