【摘要】：近年來，房地產行業(yè)得到了蓬勃的發(fā)展，雖然局部地區(qū)出現(xiàn)了由于供需關系造成的房價居高不下的社會問題，但是在國家宏觀調控政策的引導下，房地產行業(yè)正逐步走向健康發(fā)展的道路，而人民群眾對于改善居住環(huán)境的需求也將得到滿足。目前，諸城市由于經濟的飛速發(fā)展，使得城市化進程加快，客觀上加大了城市人口對精品居住小區(qū)的實際需求。在此背景下，紫光苑小區(qū)項目開始立項建設。項目的建設完成不但能夠滿足地區(qū)人民群眾的居住需求，，同時也具有積極的社會和經濟效益，項目越早完成建設，就能越早實現(xiàn)盈利，并提高產品的核心競爭力和市場份額。因此，紫光苑小區(qū)項目的進度管理是整個項目管理的重中之重。 論文根據紫光苑小區(qū)項目建設的實際情況，分析了項目進度管理的特點以及面臨的主要問題。通過使用WBS、網絡計劃技術以及S型曲線等相關理論方法和技術工具對紫光苑小區(qū)項目進度管理進行了較為深入的研究。論文對項目進行了工作分解結構，對項目建設過程中的各項工作的邏輯順序以及持續(xù)時間進行了分析和計算。利用網絡計劃技術繪制了項目的進度計劃網絡圖，確定其關鍵路徑并進行了優(yōu)化。同時，針對項目進度管理的實際需求，論文對項目建設過程中的進度控制進行了研究，分析項目進度控制的基本流程和原則。以動態(tài)監(jiān)測、進度分析等方法措施對項目實施有效的進度控制確保項目進度管理的目標的實現(xiàn)。 為保障項目進度的有效進行，論文從資源管理、團隊建設、影響控制等各個層面制定項目進度管理的保障措施。確保項目進度管理的順利實施，實現(xiàn)資源利用效率的最大化，提高項目進度管理的整體水平，確保項目建設目標的完整實現(xiàn)。
[Abstract]:In recent years, the real estate industry has developed vigorously. Although there are some social problems caused by the supply and demand relationship in some areas, but under the guidance of the national macro-control policy, The real estate industry is gradually moving towards the road of healthy development, and the people's demand for improving the living environment will also be satisfied. At present, the rapid development of economy in Zhucheng has accelerated the process of urbanization and objectively increased the actual demand of the urban population for the fine residential district. In this context, Ziguangyuan project began to project construction. The construction of the project can not only meet the living needs of the local people, but also have positive social and economic benefits. The sooner the project is completed, the sooner the project can be profitable, and the core competitiveness and market share of the products can be improved. Therefore, Ziguangyuan project schedule management is the top priority of the whole project management. According to the actual situation of Ziguangyuan project construction, the paper analyzes the characteristics of project schedule management and the main problems. Through the use of WBS, network planning technology, S-shaped curve and other related theoretical methods and technical tools to Ziguangyuan project schedule management has been more in-depth research. This paper analyzes and calculates the logical order and duration of each work in the process of project construction. The network diagram of project schedule is drawn by using network planning technology, and its critical path is determined and optimized. At the same time, according to the actual demand of project schedule management, this paper studies the progress control in the process of project construction, and analyzes the basic flow and principle of project schedule control. Dynamic monitoring, schedule analysis and other measures to implement effective progress control to ensure the realization of project schedule management objectives. In order to ensure the effective progress of the project, the paper formulates the guarantee measures of the project schedule management from the aspects of resource management, team building, impact control and so on. To ensure the smooth implementation of project schedule management, to maximize the efficiency of resource utilization, to improve the overall level of project schedule management, and to ensure the complete realization of project construction objectives.
