基于特征價(jià)格的太原市商品住宅價(jià)格空間分異研究

【摘要】:隨著我國(guó)城市化的步伐加快,商品住宅市場(chǎng)化的節(jié)奏也日漸加快,而商品住宅價(jià)格問題則一躍成為街談巷議的焦點(diǎn)。特別是近年來,城市商品住宅價(jià)格上漲過快,房?jī)r(jià)的波動(dòng)和空間分異越來越引發(fā)社會(huì)各界的強(qiáng)烈關(guān)注。因此,分析研究城市商品住宅價(jià)格空間分異的形成原因、分布規(guī)律,剖析住宅價(jià)格空間分異形成的影響因素,并對(duì)各影響因素的影響方式進(jìn)行探討,其成果對(duì)相關(guān)政策的制定、開發(fā)商對(duì)項(xiàng)目的定價(jià)和消費(fèi)者選擇合適的住宅,都具有較高的參考價(jià)值。本文汲取國(guó)內(nèi)外有價(jià)值的研究成果,結(jié)合太原市商品住宅市場(chǎng)的實(shí)際情況,運(yùn)用GIS分析方法,以特征價(jià)格理論為基礎(chǔ),研究城市商品住宅價(jià)格空間分異形成的原因及深層動(dòng)力。主要工作有:(1)以太原市六城區(qū)為研究區(qū)域,選擇區(qū)域內(nèi)的183個(gè)商品住宅小區(qū)為樣本。在對(duì)大量文獻(xiàn)分析的基礎(chǔ)上,國(guó)內(nèi)外學(xué)者普遍采用的住宅特征類型是:區(qū)位特征、建筑特征和鄰里特征。確定了12個(gè)住宅特征作為特征價(jià)格模型的自變量,并對(duì)特征變量進(jìn)行量化,構(gòu)建特征價(jià)格模型。(2)運(yùn)用GIS技術(shù),在ArcGIS軟件中對(duì)183個(gè)商品住宅小區(qū)的數(shù)據(jù)進(jìn)行矢量化,利用空間內(nèi)插法繪制出太原市商品住宅價(jià)格的等值線圖和三維效果圖,對(duì)太原市商品住宅價(jià)格空間分異進(jìn)行直觀的觀察。所繪的圖形呈現(xiàn)出以多個(gè)住宅中心向四周逐級(jí)降低的態(tài)勢(shì),由此反映太原市商品住宅價(jià)格分布不均衡的狀況。(3)利用特征價(jià)格模型對(duì)太原市商品住宅價(jià)格進(jìn)行分析,通過各住宅特征變量對(duì)住宅價(jià)格的影響效果,得出特征變量對(duì)住宅價(jià)格影響的具體數(shù)據(jù)。該模型的優(yōu)勢(shì)體現(xiàn)在可以考慮綜合區(qū)位特征、鄰里特征及建筑特征,從而解釋特征變量對(duì)商品住宅價(jià)格能夠產(chǎn)生的影響,從而掌握區(qū)位特征、鄰里特征及建筑特征對(duì)住宅價(jià)格影響的重要意義。本文摒棄了傳統(tǒng)定性分析的固有思路,以特征價(jià)格理論為基礎(chǔ)構(gòu)建太原市商品住宅特征價(jià)格模型,通過定量分析的方法對(duì)影響太原市商品住宅價(jià)格空間分異的關(guān)鍵因素進(jìn)行分析和研究,并利用GIS技術(shù)讓商品住宅價(jià)格的空間分布得到直觀展現(xiàn),為政府及相應(yīng)部門科學(xué)決策提供有價(jià)值的參考依據(jù)。
[Abstract]:With the rapid pace of urbanization in China, the pace of marketization of commercial housing is also speeding up day by day, and the price of commercial housing has become the focus of discussion. Especially in recent years, the price of urban commodity housing has risen too fast, the fluctuation of house price and the spatial differentiation have attracted more and more attention from all walks of life. Therefore, this paper analyzes the formation reasons and distribution rules of spatial differentiation of urban commodity housing prices, analyzes the factors influencing the formation of spatial differentiation of housing prices, and probes into the influence ways of each influencing factor, and the results of the research on the formulation of relevant policies. Developers of the project pricing and consumers to choose the appropriate housing, have a high reference value. Based on the valuable research results at home and abroad and the actual situation of the commodity housing market in Taiyuan, this paper uses GIS analysis method, based on the characteristic price theory, to study the causes and deep motive force of the spatial differentiation of urban commodity housing prices. The main works are as follows: (1) taking the six urban areas of Taiyuan as the research area, 183 commercial residential districts in the area are selected as samples. Based on the analysis of a large number of literatures, the characteristics of residential buildings are generally adopted by domestic and foreign scholars as follows: location characteristics, architectural features and neighborhood characteristics. The characteristics of 12 houses are determined as the independent variables of the feature price model, and the characteristic variables are quantified, and the feature price model is constructed. (2) the data of 183 commercial residential quarters are vectorized in ArcGIS software by using GIS technology. Using spatial interpolation method to draw the isoline map and three-dimensional effect map of the commodity housing price in Taiyuan, and to observe the spatial differentiation of the commodity housing price in Taiyuan. The drawing figures show the trend of decreasing gradually with multiple housing centers, thus reflecting the uneven distribution of commodity housing prices in Taiyuan. (3) the commodity housing prices in Taiyuan are analyzed by using the characteristic price model. According to the effect of the characteristic variables on the housing price, the specific data of the influence of the characteristic variables on the housing price are obtained. The advantage of this model is that it can take into account the comprehensive regional characteristics, neighborhood characteristics and architectural characteristics, so as to explain the impact of the characteristic variables on the commodity housing prices, and thus grasp the location characteristics. The importance of neighborhood characteristics and architectural features on housing prices. This paper abandons the inherent idea of traditional qualitative analysis and constructs the characteristic price model of commodity housing in Taiyuan on the basis of characteristic price theory. By means of quantitative analysis, the key factors affecting the spatial differentiation of commodity housing prices in Taiyuan are analyzed and studied, and the spatial distribution of commodity housing prices is displayed intuitively by using GIS technology. It provides a valuable reference for the scientific decision of the government and the corresponding departments.
