泰寧皇家馬術文化旅游綜合體項目開發(fā)研究

【摘要】:隨著經(jīng)濟發(fā)展與人民生活水平的提高,國民的旅游休閑意識也在轉換與提升。綜觀近年來土地綜合開發(fā)領域的形勢,不難發(fā)現(xiàn):旅游綜合體已經(jīng)成為當前許多政府機構引導區(qū)域開發(fā)、旅游集團進行旅游開發(fā)、地產(chǎn)企業(yè)創(chuàng)新地產(chǎn)開發(fā)的主流模式。這一趨勢,在未來五年甚至更長一段時間內必將繼續(xù)存在,這是中國旅游地產(chǎn)業(yè)轉型的方向、中國地產(chǎn)開發(fā)創(chuàng)新的方向和政府引導區(qū)域升級的方向。其關鍵原因有二:其一是休閑時代的到來與經(jīng)濟能力的提高使得市場休閑需求模式從單一觀光向多元休閑轉變;其二是旅游休閑具有強大的地氣提升、產(chǎn)業(yè)融合與區(qū)域帶動作用,能夠最終促進區(qū)域大發(fā)展。由此,為更好的順應市場需求、創(chuàng)造更大的綜合效益,政府機構、旅游集團和地產(chǎn)企業(yè),在區(qū)域土地綜合開發(fā)項目上,都越來越多的指向了“旅游綜合體”這一全新模式。本文的馬術文化旅游綜合體項目是基于賽馬,馬場表演等馬術文化項目,吸引游客,促進當?shù)芈糜?發(fā)展旅游業(yè),從而發(fā)展當?shù)亟?jīng)濟,同時帶動項目配套的住宅,商業(yè)店面,酒店等產(chǎn)業(yè)。本文從馬術旅游綜合體和商業(yè)模式的概念出發(fā),首先分析馬術旅游綜合體的特點,然后以泰寧皇家馬術文化旅游綜合體項目為例,結合泰寧旅游資源優(yōu)勢,政府政策,土地自然資源等優(yōu)勢,分析泰寧皇家馬術旅游綜合體項目開發(fā)的可行性研究,以期為馬術文化旅游綜合體的推廣提供借鑒。
[Abstract]:With the development of economy and the improvement of people's living standard, people's consciousness of tourism leisure is also changing and improving. Looking at the situation in the field of comprehensive land development in recent years, it is not difficult to find that tourism complex has become the mainstream mode for many government agencies to guide regional development, tourism groups for tourism development and real estate enterprises to innovate real estate development. This trend will continue to exist in the next five years or even longer, which is the direction of the transformation of China's tourism real estate industry, the direction of innovation of China's real estate development and the direction of regional upgrading guided by the government. The key reasons are as follows: first, the arrival of leisure age and the improvement of economic ability make the market leisure demand model change from single sightseeing to plural leisure; The second is that tourism leisure has a strong promotion of land and atmosphere, industrial convergence and regional driving role, can ultimately promote regional development. Therefore, in order to better meet the market demand and create more comprehensive benefits, government agencies, tourism groups and real estate enterprises, in the area of comprehensive land development projects, are increasingly pointing to the "tourism complex", a new model. This article's equestrian cultural tourism complex project is based on horse racing, racetrack performance and other equestrian cultural projects, attracting tourists, promoting local tourism, developing local tourism, thus developing the local economy, and driving the supporting residential and commercial stores of the project. Hotels and other industries. Starting from the concept of equestrian tourism complex and business model, this paper first analyzes the characteristics of equestrian tourism complex, and then takes the Taining Royal Equestrian Culture Tourism complex Project as an example, combining the tourism resources advantage of Taining, the government policy, This paper analyzes the feasibility study on the development of Taining Royal Equestrian Tourism complex project in order to provide reference for the promotion of equestrian culture tourism complex.
