建設(shè)項目施工階段參與方協(xié)調(diào)管理研究

【摘要】:近年來,國內(nèi)工程建設(shè)項目日趨大型化、復雜化,這對項目的管理提出了更高的要求,而伴隨著工業(yè)和經(jīng)濟的發(fā)展,起源于工業(yè)企業(yè)的協(xié)調(diào)管理理念在建設(shè)項目管理領(lǐng)域也越來越受到關(guān)注。協(xié)調(diào)這一概念是從工業(yè)革命時期提出的,其本質(zhì)是追求在為實現(xiàn)特定目標的組織內(nèi)不同團體、個人之間的一種密切配合、協(xié)作的狀態(tài)。在建設(shè)項目整個壽命周期中,,施工階段因牽涉到的參與方眾多、協(xié)作關(guān)系復雜,使得相互之間的協(xié)調(diào)難度較大,極易影響項目的順利完成,所以有必要研究協(xié)調(diào)管理理論在建設(shè)項目管理中的應用。 本文首先闡述并分析了國內(nèi)外關(guān)于協(xié)調(diào)管理的研究現(xiàn)狀,以此為基礎(chǔ)提出了研究的出發(fā)點和對象,即從業(yè)主方角度,針對建設(shè)項目的施工階段參與方協(xié)調(diào)管理的問題運用協(xié)調(diào)管理的理論,構(gòu)建協(xié)調(diào)管理體系,解決參與方協(xié)調(diào)管理問題。 文章闡述了項目組織管理理論、利益相關(guān)者理論和協(xié)調(diào)管理理論,在此基礎(chǔ)上,界定參與方之間的關(guān)系類型,并進一步分析了不同項目管理模式和管理組織形式下參與方的關(guān)系。 在理論基礎(chǔ)的指導下,文章提出了通過項目管理模式與管理組織結(jié)構(gòu)形式的選擇、項目結(jié)構(gòu)分解、項目合同結(jié)構(gòu)、項目管理工作流程等一系列過程分析與確定參與方關(guān)系的方法,以此為基礎(chǔ)構(gòu)建建設(shè)項目施工階段參與方協(xié)調(diào)管理體系。然后運用層次分析法和模糊綜合評價相結(jié)合的方法,針對施工階段參與方協(xié)調(diào)管理的效果評價問題,建立了模糊綜合評價模型。 最后以某商住兩用樓盤開發(fā)項目為例,從業(yè)主方角度出發(fā)將協(xié)調(diào)管理體系內(nèi)容應用到該項目施工階段中,并運用模糊綜合評價模型對參與方協(xié)調(diào)管理水平進行評價,驗證了協(xié)調(diào)管理體系和評價方法的可行性和實用性。
[Abstract]:In recent years, domestic engineering construction projects are becoming larger and more complicated, which puts forward higher requirements for project management, and with the development of industry and economy, The concept of coordinated management originated from industrial enterprises has been paid more and more attention in the field of construction project management. The concept of coordination was put forward from the period of the Industrial Revolution. Its essence is to pursue a state of close cooperation and cooperation among different groups and individuals in order to achieve a specific goal. In the whole life cycle of the construction project, the construction phase involves a large number of participants, and the cooperation relationship is complex, which makes the coordination between each other more difficult, which can easily affect the successful completion of the project. Therefore, it is necessary to study the application of coordination management theory in construction project management. In this paper, the current situation of research on coordination management at home and abroad is first expounded and analyzed, and based on this, the starting point and object of the research are put forward, that is, from the angle of owner, Aiming at the problem of coordinated management of the participants in the construction stage of the construction project, the coordinated management system is constructed by using the theory of coordination management to solve the problem of the coordinated management of the participants. This paper expounds the theory of project organization management, stakeholder theory and coordination management theory. On this basis, it defines the types of relations between the participants. Furthermore, the relationship between participants under different project management models and management organizations is analyzed. Under the guidance of the theory foundation, the paper puts forward the choice of the project management mode and management organization structure, the project structure decomposition, the project contract structure, A series of processes, such as project management workflow, are used to analyze and determine the relationship between the participants, which is the basis for constructing a coordinated management system for the participants in the construction phase of a construction project. Then, a fuzzy comprehensive evaluation model is established based on the method of AHP and fuzzy comprehensive evaluation, aiming at the effect evaluation of the coordinated management of the participants in the construction stage. Finally, taking a commercial and residential dual-use real estate development project as an example, the contents of coordinated management system are applied to the construction stage of the project from the angle of owner, and the level of coordination management of participants is evaluated by fuzzy comprehensive evaluation model. The feasibility and practicability of coordinated management system and evaluation method are verified.
