德州陽光新天地項目風險管理研究

【摘要】:隨著我國經(jīng)濟水平的不斷提高和居民收入的較快增長導致人們用于投資房地產(chǎn)和改善住房的需求不斷膨脹,房地產(chǎn)業(yè)通過近20年的發(fā)展得到令人矚目的成就。由于房地產(chǎn)項目具有政策影響性強、資金需求量大、建設(shè)周期長、地域性強、市場變化快等特點,大量不確定因素的存在,導致項目風險較大。尤其伴隨著我國住房制度的不斷深化改革,房地產(chǎn)市場競爭越來越激烈,房地產(chǎn)投資靠投機取得成功的機會逐漸減少,投資者必須通過正確的決策、合理規(guī)范的經(jīng)營、科學的投資進行有效的項目管理,項目才能獲得成功。因此重視并研究房地產(chǎn)開發(fā)中存在的風險,并進行有效的識別、分析和控制,高效的開展房地產(chǎn)項目的風險管理,以求達到低風險、高收益的利潤目標是每個開發(fā)商必須解決的關(guān)鍵性問題。本文共分為七部分。第一部分為引言。該部分從研究背景和意義、研究現(xiàn)狀、研究內(nèi)容和方法、創(chuàng)新與不足進行了述評。第二部分為房地產(chǎn)開發(fā)項目風險管理的理論綜述。該部分介紹了作為房地產(chǎn)開發(fā)項目風險管理理論等內(nèi)容,并對房地產(chǎn)開發(fā)項目風險管理的過程進行了述評。第三部分為德州陽光新天地項目基本情況分析。文章從建設(shè)條件與地址、市政配套設(shè)施條件、德州陽光心新天地項目基本情況分析、項目SWOT分析及項目定位等方面對其進行了對該項目內(nèi)外部環(huán)境及自身的特點進行深入分析。第四部分對項目在投資決策階段、土地獲取階段、建設(shè)階段對德州陽光新天地項目中存在的風險及產(chǎn)生原因進行了有效的識別。第五部分對陽光新天地項目通過各種方法進行了風險評價。第六部分針對風險的重要程度不同提出了風險控制措施和解決方案。文章的最后部分為結(jié)論與不足。通過對德州陽光新天地項目成本估算、收入估算、損益分析和不確定性分析,筆者認為該項目在投資決策階段財務(wù)風險是可以控制的,在前期和建設(shè)施工階段項目存在的主要風險是工期拖延、施工進度不按計劃、質(zhì)量達不到要求。研究結(jié)果表明,房地產(chǎn)企業(yè)要控制其風險,必須做好以下幾個方面的工作:首先,應(yīng)實現(xiàn)建立風險預警機制,便于房地產(chǎn)企業(yè)管理項目開發(fā)過程中的風險;其次,應(yīng)掌握房地產(chǎn)項目風險識別的方法,進行有效的識別;第三,建立完善的風險評估和分析指標體系,對對房地產(chǎn)開發(fā)過程中的風險進行科學評價;最后,掌握風險控制的有效措施,通過提高企業(yè)的管理水平、重視工程質(zhì)量,設(shè)計完美的方案滿足消費者對住房的新需求,筑世紀精品工程,實現(xiàn)房地產(chǎn)開發(fā)企業(yè)與消費者的雙贏。將風險管理策略運用到房地產(chǎn)項目開發(fā)的各個階段中,實踐證明這種方式是可行的,對于房地產(chǎn)企業(yè)來說具有普遍的指導和操作意義。
[Abstract]:With the continuous improvement of our country's economic level and the rapid growth of residents' income, the demand for people to invest in real estate and improve housing has been expanding, and the real estate industry has gained remarkable achievements through the development of nearly 20 years. Because the real estate project has the characteristics of strong policy influence, large demand for funds, long construction period, strong regional character, fast market change and so on, the existence of a large number of uncertain factors leads to the higher risk of the project. Especially with the deepening reform of housing system in our country, the real estate market competition is becoming more and more fierce, the chance of real estate investment success by speculation is gradually reduced, investors must through the correct decision, reasonable and standardized management. Only with scientific investment and effective project management can the project succeed. Therefore, we should pay attention to and study the risks existing in real estate development, and carry out effective identification, analysis and control, and carry out the risk management of real estate projects efficiently in order to achieve low risk. High profit target is the key problem that every developer must solve. This paper is divided into seven parts. The first part is the introduction. This part reviews the research background and significance, research status, research content and methods, innovation and shortcomings. The second part is the real estate development project risk management theory summary. This part introduces the theory of risk management of real estate development project, and reviews the process of risk management of real estate development project. The third part is the basic situation analysis of Sunshine New World Project in Texas. This paper makes a thorough analysis of the internal and external environment and its own characteristics of the project from the aspects of construction conditions and address, municipal supporting facilities, the basic situation of the Sunshine Xintiandi Project in Texas, the SWOT analysis of the project and the location of the project. The fourth part of the project in the investment decision-making stage, the stage of land acquisition, construction phase of the Texas Sunshine Xintiandi project in the risk and causes of effective identification. The fifth part carries on the risk evaluation to the sunshine new world project through various methods. The sixth part puts forward risk control measures and solutions according to the importance of risk. The last part of the article is the conclusion and deficiency. Based on the cost estimation, income estimation, profit and loss analysis and uncertainty analysis of the Sunshine Xintiandi Project in Texas, the author thinks that the financial risk of the project can be controlled in the investment decision stage. The main risk of the project in the early stage and construction stage is the delay of the construction period, the construction schedule is not in accordance with the plan, and the quality is not up to the requirements. The results show that in order to control the risks of real estate enterprises, we must do the following work: first, we should establish a risk warning mechanism to facilitate the development of real estate enterprise management project risk; secondly, Should master the real estate project risk identification method, carries on the effective identification; third, establishes the perfect risk appraisal and the analysis index system, carries on the scientific appraisal to the real estate development process risk; finally, Grasp the effective measures of risk control, improve the management level of enterprises, attach importance to the quality of the project, design a perfect plan to meet the new needs of consumers for housing, build a century of quality projects, to achieve a win-win situation between real estate development enterprises and consumers. The application of risk management strategy to various stages of real estate project development proves that this approach is feasible and has universal guidance and operational significance for real estate enterprises.
