【摘要】：隨著我國(guó)物權(quán)法的頒布,越來(lái)越多的小區(qū)居民已經(jīng)開(kāi)始關(guān)注物業(yè)為自己提供的物業(yè)服務(wù)是否到位,同時(shí)也對(duì)物業(yè)提供的服務(wù)有了更高的要求。在小區(qū)物業(yè)管理方面,居民對(duì)小區(qū)設(shè)備的維修、收費(fèi)、車(chē)位管理以及小區(qū)的衛(wèi)生情況最為關(guān)注,這些都對(duì)小區(qū)的物業(yè)管理提出了更高的要求。本文根據(jù)新疆省某小區(qū)物業(yè)管理的現(xiàn)狀,開(kāi)發(fā)了新疆省某小區(qū)物業(yè)管理系統(tǒng)。本課題在分析了新疆省某小區(qū)的在物業(yè)管理中存在的問(wèn)題后,結(jié)合物業(yè)管理部門(mén)的實(shí)際業(yè)務(wù)特點(diǎn),采用面向?qū)ο蟮脑O(shè)計(jì)方法,使用JAVA語(yǔ)言和用SQL Server 2008數(shù)據(jù)庫(kù)完成了系統(tǒng)的開(kāi)發(fā)工作。詳細(xì)闡述了系統(tǒng)的需求分析,采用了B/S三層體系架構(gòu),在該架構(gòu)的基礎(chǔ)上,將系統(tǒng)的功能模塊設(shè)計(jì)為基礎(chǔ)信息設(shè)置、收費(fèi)管理、服務(wù)中心、設(shè)備管理、小區(qū)安全管理和系統(tǒng)設(shè)置六個(gè)功能模塊。對(duì)系統(tǒng)使用的數(shù)據(jù)庫(kù)進(jìn)行了E-R建模、數(shù)據(jù)庫(kù)表結(jié)構(gòu)設(shè)計(jì)。在完成設(shè)計(jì)的基礎(chǔ)上通過(guò)部分關(guān)鍵界面、代碼對(duì)基礎(chǔ)信息設(shè)置、收費(fèi)管理、服務(wù)中心、設(shè)備管理、小區(qū)安全管理和系統(tǒng)設(shè)置六個(gè)功能模塊的實(shí)現(xiàn)過(guò)程進(jìn)行了詳細(xì)的介紹。本系統(tǒng)具有操作簡(jiǎn)單、運(yùn)行穩(wěn)定、可擴(kuò)展性強(qiáng)等特點(diǎn),對(duì)提高小區(qū)居民對(duì)物業(yè)管理的滿(mǎn)意度、降低物業(yè)管理費(fèi)用等方面起到了積極的推動(dòng)作用。
[Abstract]:With the promulgation of real right law in China, more and more residents have begun to pay attention to whether the property services provided for themselves are in place, and at the same time, there are higher requirements for the property services. In the area of residential property management, residents pay more attention to the maintenance of equipment, fees, parking space management and the hygiene of the community, all of which put forward higher requirements for residential property management. According to the present situation of property management in a small area in Xinjiang province, this paper develops a property management system in a district of Xinjiang province. After analyzing the problems existing in the property management of a small district in Xinjiang province, this paper combines the actual business characteristics of the property management department, and adopts the object-oriented design method. The system is developed with JAVA language and SQL Server 2008 database. The requirement analysis of the system is described in detail, and the three-tier architecture of B / S is adopted. On the basis of this architecture, the functional modules of the system are designed as the basic information setting, charge management, service center, equipment management, etc. Security management and system setup six function modules. The database used in the system is modeled by E-R and the structure of database table is designed. Based on the completion of the design, the implementation process of six function modules, namely, basic information setting, charge management, service center, equipment management, residential security management and system setting, is introduced in detail through some key interfaces. The system has the characteristics of simple operation, stable operation, strong expansibility and so on. It plays an active role in improving the residents' satisfaction with the property management and reducing the property management cost.
