【摘要】：隨著社會經(jīng)濟(jì)活動的發(fā)展對房地產(chǎn)估價的需求也在不斷增長，迫切要求房地產(chǎn)估價機(jī)構(gòu)能提供科學(xué)、公正、規(guī)范、高效的服務(wù)。信息化是房地產(chǎn)估價機(jī)構(gòu)提高服務(wù)水平的一個絕佳途徑，房地產(chǎn)估價的行業(yè)特點(diǎn)也使其具備了信息化的基本條件，然而資源利用率低、成本高等因素制約了房地產(chǎn)估價行業(yè)的信息化進(jìn)程。作為傳統(tǒng)計算機(jī)技術(shù)和網(wǎng)絡(luò)技術(shù)發(fā)展融合的產(chǎn)物“云計算”恰恰具備了高效率、低成本的優(yōu)點(diǎn)。本文提出了將云計算的優(yōu)勢運(yùn)用到房地產(chǎn)估價行業(yè)中，在開源的Cloud Foundry平臺的基礎(chǔ)上設(shè)計和構(gòu)建房地產(chǎn)估價云平臺，，為房地產(chǎn)估價行業(yè)的信息化進(jìn)程進(jìn)行新的嘗試，同時利用云平臺實(shí)現(xiàn)房地產(chǎn)估價機(jī)構(gòu)間的行業(yè)協(xié)作，減少重復(fù)勞動和投入促進(jìn)房地產(chǎn)估價行業(yè)的快速發(fā)展。 圍繞實(shí)現(xiàn)基于云計算的房地產(chǎn)估價平臺這一目標(biāo)，本文首先對房地產(chǎn)估價和云計算的發(fā)展現(xiàn)狀進(jìn)行了歸納和總結(jié)；其次對房地產(chǎn)估價作業(yè)的規(guī)范流程和常用流程進(jìn)行了分析，重點(diǎn)分析了流程過程中的數(shù)據(jù)流為平臺開發(fā)打下基礎(chǔ)；再次介紹了云計算的相關(guān)概念，經(jīng)分析和對比后選擇在開源云計算平臺CloudFoundry的基礎(chǔ)上對房地產(chǎn)估價云平臺進(jìn)行了架構(gòu)和功能設(shè)計，同時提出了房地產(chǎn)估價平臺實(shí)現(xiàn)中地理信息的使用、工作流自定義配置、文檔自動生成等關(guān)鍵技術(shù)的解決方案；最后實(shí)現(xiàn)了基于云計算的房地產(chǎn)估價平臺，并對研究成果進(jìn)行了相應(yīng)的總結(jié)和展望。
[Abstract]:With the development of social and economic activities, the demand for real estate evaluation is also growing, so it is urgent for real estate evaluation institutions to provide scientific, fair, standardized and efficient services. Informatization is an excellent way for real estate evaluation institutions to improve their service level. The characteristics of real estate evaluation industry also make it have the basic conditions of informatization. However, the low utilization rate of resources and the high cost factors restrict the information process of real estate evaluation industry. Cloud computing, as the product of the integration of traditional computer technology and network technology, has the advantages of high efficiency and low cost. In this paper, the advantages of cloud computing are applied to the real estate evaluation industry, and the real estate evaluation cloud platform is designed and constructed on the basis of the open source Cloud Foundry platform, which makes a new attempt for the information process of the real estate evaluation industry. at the same time, the cloud platform is used to realize the industry cooperation among the real estate evaluation institutions, and to reduce the repetition of labor and investment to promote the rapid development of the real estate evaluation industry. Focusing on the goal of realizing the real estate evaluation platform based on cloud computing, this paper first summarizes and summarizes the development status of real estate evaluation and cloud computing. Secondly, it analyzes the standard process and common processes of real estate evaluation operations, with emphasis on the analysis of the data flow in the process to lay the foundation for the development of the platform. Thirdly, the related concepts of cloud computing are introduced. After analysis and comparison, the architecture and function of real estate evaluation cloud platform are designed on the basis of open source cloud computing platform CloudFoundry. At the same time, the solutions of key technologies such as the use of geographic information, workflow custom configuration, document automatic generation and so on in the implementation of real estate evaluation platform are put forward. Finally, the real estate evaluation platform based on cloud computing is implemented, and the corresponding research results are summarized and prospected.
