【摘要】：隨著近年來(lái)中國(guó)房地產(chǎn)業(yè)的快速發(fā)展,地方政府的土地財(cái)政問(wèn)題引起了社會(huì)各界的廣泛關(guān)注和眾多學(xué)者的研究熱情。本文首先回顧了中國(guó)房地產(chǎn)業(yè)相關(guān)政策的發(fā)展歷程,著重分析了土地財(cái)政與房地產(chǎn)業(yè)之間的相互影響,深入解析了土地財(cái)政的實(shí)質(zhì)。其次從中國(guó)土地財(cái)政的運(yùn)行模式出發(fā),闡述了其對(duì)中國(guó)國(guó)民經(jīng)濟(jì)可持續(xù)發(fā)展所帶來(lái)的不利影響。最后針對(duì)中國(guó)土地財(cái)政目前所出現(xiàn)的問(wèn)題,圍繞土地財(cái)政和房地產(chǎn)業(yè)發(fā)展兩個(gè)主體提出了相應(yīng)的對(duì)策建議。
[Abstract]:With the rapid development of China's real estate industry in recent years, the local government's land finance problem has aroused the widespread concern of all walks of life and the research enthusiasm of many scholars. This paper reviews the development course of the related policies of China's real estate industry, analyzes the interaction between the land finance and the real estate industry, and deeply analyzes the essence of the land finance. Secondly, based on the operation mode of land finance in China, this paper expounds its adverse influence on the sustainable development of China's national economy. Finally, in view of the current problems of land finance in China, the paper puts forward corresponding countermeasures and suggestions on the development of land finance and real estate industry.
