萬達(dá)集團(tuán)商業(yè)地產(chǎn)開發(fā)運(yùn)營模式探索

【摘要】:中國地產(chǎn)開發(fā)運(yùn)營模式發(fā)展到今天已經(jīng)出現(xiàn)了非常多的形態(tài),不同的發(fā)展商根據(jù)自身的特點(diǎn)及優(yōu)勢發(fā)展不同形態(tài)的開發(fā)運(yùn)營模式,比如有住宅地產(chǎn)、教育地產(chǎn)、體育地產(chǎn)、旅游地產(chǎn)、工業(yè)地產(chǎn)等等。而商業(yè)地產(chǎn)是城市發(fā)展、社會(huì)需求的必然產(chǎn)物。商業(yè)地產(chǎn)與其他地產(chǎn)開發(fā)模式本質(zhì)區(qū)別在于其商業(yè)性,而商業(yè)性質(zhì)發(fā)展要取得良好及持續(xù)盈利就在于其綜合性,實(shí)踐證明單一的商業(yè)模式很難迎合現(xiàn)代人民的生活需求,在有限的土地資源上合理規(guī)劃、有效組合把各種商業(yè)形態(tài)經(jīng)過科學(xué)化的管理整合在一起形成一個(gè)商業(yè)綜合體,使人民的生活更加舒適,使城市風(fēng)景更加靚麗,這樣的商業(yè)開發(fā)模式才是目前社會(huì)的主流。 商業(yè)地產(chǎn)的成功取決于開發(fā)和運(yùn)營兩個(gè)方面的因素,這兩個(gè)因素必須都要成功,否則任何一方面存在問題,這個(gè)商業(yè)地產(chǎn)項(xiàng)目是不會(huì)成功的。 本文通過分析研究論證萬達(dá)集團(tuán)開發(fā)及運(yùn)營模式,對其取得的成就進(jìn)行總結(jié)分析,得出其成功的經(jīng)驗(yàn),比如如何迎合社會(huì)需求,如何迎合政府政策,如何創(chuàng)造就業(yè),如何與建造商、供應(yīng)商、商戶之間實(shí)現(xiàn)互利共贏。本人認(rèn)為,萬達(dá)集團(tuán)商業(yè)綜合體發(fā)展無疑是成功的,有其與其他開發(fā)商之間開發(fā)運(yùn)營有諸多不同的地方,值得研究和學(xué)習(xí)。但本人也認(rèn)為,盡管萬達(dá)的商業(yè)開發(fā)運(yùn)營是一流的,有其他發(fā)展商不可替代和逾越的優(yōu)勢,但并不代表是完美的、無懈可擊、不存在任何風(fēng)險(xiǎn)的。萬達(dá)集團(tuán)要繼續(xù)做大做強(qiáng)還有諸多不利及潛在的風(fēng)險(xiǎn)需要規(guī)避,比如最大的風(fēng)險(xiǎn)是國家政策風(fēng)險(xiǎn);政策的風(fēng)險(xiǎn)同時(shí)也伴隨著資金的風(fēng)險(xiǎn);資金的風(fēng)險(xiǎn)也同時(shí)伴隨著成本的風(fēng)險(xiǎn);再有就是萬達(dá)要繼續(xù)向多元化、規(guī);、國際化發(fā)展,人才是瓶頸。本文根據(jù)萬達(dá)集團(tuán)開發(fā)運(yùn)營的模式及存在的風(fēng)險(xiǎn)展開論證,總結(jié)成功的經(jīng)驗(yàn),吸取失敗的教訓(xùn),并根據(jù)可能預(yù)見到的風(fēng)險(xiǎn)進(jìn)行有效的論證,最大化的規(guī)避。
[Abstract]:China's real estate development and operation mode has developed into many forms today. According to their own characteristics and advantages, different developers have developed different forms of development and operation models, such as residential real estate, educational real estate, sports real estate, Tourist real estate, industrial property, etc. Commercial real estate is the inevitable outcome of urban development and social needs. The essential difference between commercial real estate and other real estate development models lies in its commercial nature, and the commercial property development in order to obtain good and sustainable profits lies in its comprehensiveness. Practice has proved that a single business model is difficult to meet the needs of modern people. Rational planning on limited land resources, effective combination of various business forms through scientific management to form a commercial complex, making people's lives more comfortable and making the city more beautiful. Such a commercial development model is the current mainstream of society. The success of commercial real estate depends on the development and operation of two factors, both of which must be successful, otherwise there is a problem in any aspect, the commercial real estate project will not succeed. This paper analyzes and demonstrates the development and operation model of Wanda Group, summarizes and analyzes its achievements, and obtains its successful experiences, such as how to meet the needs of the society, how to meet the government policies, how to create jobs. How to achieve mutual benefit with builders, suppliers and merchants. In my opinion, the development of Wanda Group's commercial complex is undoubtedly successful, and there are many differences between Wanda Group and other developers, so it is worth studying and learning. But I also believe that, although Wanda's commercial development and operation is first-class, with other developers irreplaceable and surmounted advantages, but does not mean is perfect, impeccable, there is no risk. There are many disadvantages and potential risks to be avoided, such as the biggest risk is the risk of national policy, the risk of policy is accompanied by the risk of capital, the risk of capital is also accompanied by the risk of cost. Another is Wanda to continue to diversify, scale, international development, talent is the bottleneck. Based on the model of Wanda Group's development and operation and the existing risks, this paper summarizes the successful experience, learns the lessons of failure, and proves effectively according to the risks that may be foreseen, and maximizes the circumvention.
