XJ高校物業(yè)公司服務(wù)質(zhì)量提升研究

【摘要】:高校物業(yè)管理服務(wù)已經(jīng)成為高等教育的重要保障,也是高等學(xué)府提升綜合素質(zhì)、吸引人才、提高辦學(xué)聲譽(yù)的重要環(huán)節(jié),它既是高等學(xué)校管理的有機(jī)組成部分,也是反映高等學(xué)校管理水平的重要窗口。高校物業(yè)管理服務(wù)具有“雙重屬性”,它肩負(fù)著“管理育人、服務(wù)育人、環(huán)境育人”的責(zé)任和義務(wù),同時高校物業(yè)企業(yè)化的管理模式體現(xiàn)了專業(yè)化、市場化、社會化的特征。研究如何提升高校物業(yè)服務(wù)質(zhì)量對提高高校辦學(xué)環(huán)境、提升高校物業(yè)企業(yè)知名度具有長遠(yuǎn)意義。 隨著高校物業(yè)社會化改革的不斷深入,高校物業(yè)管理得到了廣泛的關(guān)注,物業(yè)管理企業(yè)也得以獨立發(fā)展。但是,眾多高校物業(yè)管理企業(yè)都存在著管理觀念落后、服務(wù)水平較低、管理缺乏規(guī)劃、內(nèi)部管理制度混亂、人員素質(zhì)不高等問題。這些問題不僅制約著物業(yè)管理企業(yè)的生存和發(fā)展,而且已經(jīng)影響著高等教育的綜合提升。 本文針對XJ高校物業(yè)公司的物業(yè)管理服務(wù)性質(zhì)、特點及評價標(biāo)準(zhǔn),結(jié)合高校物業(yè)管理現(xiàn)狀判斷出XJ高校物業(yè)公司存在的問題包括管理觀念落后、服務(wù)水平較低;管理缺乏規(guī)劃、服務(wù)功能單一;管理人員專業(yè)化程度不高、服務(wù)意識不強(qiáng),結(jié)合國內(nèi)外高校物業(yè)發(fā)展經(jīng)驗和相關(guān)的理論研究,,為XJ公司提出了更新服務(wù)理念、提高服務(wù)意識;長期規(guī)劃、服務(wù)功能多元化;加強(qiáng)物業(yè)服務(wù)人員的培訓(xùn)和激勵機(jī)制;優(yōu)化組織架構(gòu)、明確部門職能;提升物業(yè)公司品牌意識的策略和物業(yè)服務(wù)質(zhì)量的創(chuàng)新保障,為XJ高校物業(yè)公司管理層制定企業(yè)發(fā)展規(guī)劃和改良舉措提供了參考和依據(jù)。
[Abstract]:Property management service in colleges and universities has become an important guarantee of higher education, and it is also an important link for institutions of higher learning to enhance their comprehensive quality, attract talents and enhance their reputation. It is an organic part of the management of colleges and universities. It is also an important window to reflect the management level of colleges and universities. The property management service in colleges and universities has "dual attributes", which shoulders the responsibility and obligation of "management education, service education and environmental education". At the same time, the enterprise management mode of university property embodies the characteristics of specialization, marketization and socialization. The research on how to improve the service quality of college property has a long-term meaning to improve the running environment and the popularity of university property enterprises. With the deepening of the socialized reform of college property, the property management in colleges and universities has received extensive attention, and the property management enterprises have also developed independently. However, many university property management enterprises have problems such as backward management concept, low service level, lack of management planning, confusion of internal management system, low quality of personnel and so on. These problems not only restrict the existence and development of property management enterprises, but also affect the comprehensive promotion of higher education. In view of the property management service nature, characteristics and evaluation criteria of XJ university property company, combined with the current situation of property management in colleges and universities, this paper judges that the problems of XJ university property company include backward management concept, low service level, lack of planning in management. The service function is single, the management staff's specialization degree is not high, the service consciousness is not strong, combined with the domestic and foreign university property development experience and the related theory research, has proposed the renewal service idea for the XJ company, enhances the service consciousness, the long-term plan, Diversification of service functions; strengthening the training and incentive mechanism of property service personnel; optimizing the organizational structure, clarifying the functions of departments; promoting the strategy of brand awareness of property companies and the innovative guarantee of property service quality, It provides a reference and basis for the management of XJ University property Company to formulate enterprise development plan and improvement measures.
