【摘要】:近年來,由于我國(guó)經(jīng)濟(jì)的快速發(fā)展,我國(guó)房地產(chǎn)行業(yè)出現(xiàn)了非理性增長(zhǎng),其利潤(rùn)和增速明顯高于全行業(yè)平均水平,為了房地產(chǎn)業(yè)的健康穩(wěn)定持續(xù)發(fā)展,國(guó)家出臺(tái)了一系列調(diào)控政策,特別是2011年初國(guó)家出具的“新國(guó)八條”,其調(diào)控的力度之大前所未有,至2013年10月份,調(diào)控政策依然沒有松動(dòng)的跡象。 在這樣的外部環(huán)境下,我國(guó)房地產(chǎn)市場(chǎng)也發(fā)生了很大的變化。國(guó)家加強(qiáng)宏觀調(diào)控同時(shí),加大保障性住房的建設(shè),市場(chǎng)供求關(guān)系發(fā)生了較大的變化,同時(shí)融資難度變大、優(yōu)先供應(yīng)保障房土地,土地獲取難度變大、市場(chǎng)競(jìng)爭(zhēng)進(jìn)一步加劇。在這種大環(huán)境下,對(duì)像青島鑫源置業(yè)集團(tuán)這樣的中小房地產(chǎn)企業(yè)造成了不小的沖擊,,傳統(tǒng)的房地產(chǎn)經(jīng)營(yíng)模式已不適應(yīng)外部環(huán)境,因此必須根據(jù)外部環(huán)境、發(fā)揮企業(yè)優(yōu)勢(shì),制定科學(xué)的發(fā)展戰(zhàn)略,增強(qiáng)自身的競(jìng)爭(zhēng)力,謀求企業(yè)的可持續(xù)發(fā)展,否則將實(shí)力較弱的中小型房地產(chǎn)將面臨生存和發(fā)展危機(jī)。 本論文以青島鑫源置業(yè)集團(tuán)為研究對(duì)象,以企業(yè)戰(zhàn)略管理、人力資源理論等理論和模型為指導(dǎo),對(duì)集團(tuán)的內(nèi)外部環(huán)境、發(fā)展現(xiàn)狀進(jìn)行了分析和論述,指出了集團(tuán)所面臨的現(xiàn)狀和趨勢(shì),采用理論分析與案例研究相結(jié)合的方法,提出了集團(tuán)發(fā)展戰(zhàn)略目標(biāo)、制定了發(fā)展戰(zhàn)略和戰(zhàn)略實(shí)施措施,以確保集團(tuán)持續(xù)穩(wěn)定健康發(fā)展。
[Abstract]:In recent years, due to the rapid economic development of our country, the real estate industry of our country has appeared irrational growth, its profit and growth rate is obviously higher than the average level of the whole industry, in order to keep the real estate industry developing healthily and steadily, China has introduced a series of regulatory policies, especially the "eight new countries" issued in early 2011, the intensity of its regulation is unprecedented, as of October 2013, the policy still has no signs of loosening. In such an external environment, China's real estate market has also undergone great changes. At the same time, the state strengthens the macro-control, increases the construction of the indemnificatory housing, the market supply and demand relations has taken place the big change, at the same time the financing difficulty becomes bigger, the priority supplies indemnificatory apartment land, the land acquisition difficulty becomes bigger, the market competition further intensifies. In such an environment, small and medium-sized real estate enterprises such as Qingdao Xinyuan Real Estate Group have caused a considerable impact. The traditional real estate business model is no longer suitable for the external environment. Therefore, it is necessary to give full play to the advantages of the enterprises according to the external environment. To formulate a scientific development strategy, to enhance their own competitiveness, and to seek sustainable development of enterprises, otherwise the weak small and medium-sized real estate will be faced with survival and development crisis. This paper takes Qingdao Xinyuan Real Estate Group as the research object, taking the enterprise strategic management, human resource theory and other theories and models as the guidance, analyzes and discusses the group's internal and external environment and the present situation of development. This paper points out the present situation and trend of the group, puts forward the development strategy goal of the group by combining the theoretical analysis with the case study, and formulates the development strategy and the implementing measures to ensure the group's sustained, stable and healthy development.
