【摘要】:目前我國的房地產(chǎn)信貸風險呈現(xiàn)出動態(tài)特征,而商業(yè)銀行現(xiàn)有的靜態(tài)壓力測試將無法全面評估相關(guān)風險。因此,對于商業(yè)銀行而言,應(yīng)當將風險管理的重心放在關(guān)注房地產(chǎn)信貸動態(tài)風險上,對房地產(chǎn)行業(yè)可能的泡沫破滅對整個經(jīng)濟的危害性以及金融體系的沖擊有一定預(yù)見性。否則,一旦房地產(chǎn)信貸的系統(tǒng)性風險爆發(fā),我們將很難將房地產(chǎn)泡沫對經(jīng)濟的負面影響降到最低。本文結(jié)合中國房地產(chǎn)市場發(fā)展現(xiàn)狀,對工商銀行的房地產(chǎn)信貸風險進行了深入分析,并提出了相應(yīng)的風險控制方案。本文主要分為六個部分: 第一章緒論側(cè)重于文章研究背景以及研究意義的分析,并對國內(nèi)外學術(shù)界在房地產(chǎn)信貸項目風險管理方面的研究成果作一個簡單的綜述,同時結(jié)合本文的研究方法提出本文同其他文獻方面的創(chuàng)新點。 第二章論文相關(guān)的研究基礎(chǔ)。著重介紹房地產(chǎn)信貸項目風險管理相關(guān)概念及理論基礎(chǔ),,分析房地產(chǎn)信貸項目及其風險管理的特殊性,并結(jié)合全面風險管理理論,提出了房地產(chǎn)信貸項目全面風險管理的內(nèi)涵,總結(jié)發(fā)達國家房地產(chǎn)信貸項目風險管理實踐與啟示。 第三章工商銀行沈陽市分行房地產(chǎn)信貸業(yè)務(wù)的現(xiàn)狀分析。通過對沈陽市分行經(jīng)營介紹,分析房地產(chǎn)貸款的需求狀況,就工商銀行沈陽市分行房地產(chǎn)開發(fā)貸款業(yè)務(wù)和個人住房貸款業(yè)務(wù)展開分析。 第四章工商銀行沈陽市分行房地產(chǎn)信貸業(yè)務(wù)的風險分析。剖析沈陽市分行房地產(chǎn)信貸風險分析的流程,辨識沈陽市分行房地產(chǎn)信貸風險的主要影響因素,提出工商銀行沈陽市分行房地產(chǎn)信貸風險管理中存在的問題。 第五章工商銀行沈陽市分行房地產(chǎn)信貸全面風險管理的優(yōu)化策略。指出沈陽市分行房地產(chǎn)信貸全面風險管理的宗旨,設(shè)置沈陽市分行房地產(chǎn)信貸風險偏好及風險容忍度,提出房地產(chǎn)信貸全面風險管理的優(yōu)化方案與措施,包括加強市場監(jiān)測、實行封閉管理、嚴格準入名單制、加強風險貸款監(jiān)測、加強貸后管理、強化押品管理。 第六章總結(jié)。對整篇文章的論述作出總結(jié)。
[Abstract]:At present, the real estate credit risk of our country presents the dynamic characteristic, but the existing static stress test of the commercial bank will not be able to comprehensively assess the related risk. Therefore, for the commercial bank, The focus of risk management should be on the dynamic risk of real estate credit, which can predict the damage to the whole economy and the impact of the financial system of the potential bubble burst in the real estate industry. Once the systemic risk of real estate credit erupts, it will be difficult for us to minimize the negative impact of the real estate bubble on the economy. This paper makes an in-depth analysis of the real estate credit risk of ICBC in the light of the current situation of the development of the real estate market in China. And put forward the corresponding risk control scheme. This paper is divided into six parts:. The first chapter focuses on the research background and analysis of the significance of the research, and makes a brief summary of the research results of the real estate credit project risk management at home and abroad. At the same time, combined with the research method of this paper, the innovation of this paper and other literature is put forward. Chapter two introduces the related concepts and theoretical basis of risk management of real estate credit project, analyzes the particularity of real estate credit project and its risk management, and combines with the theory of comprehensive risk management. This paper puts forward the connotation of the comprehensive risk management of the real estate credit project, and summarizes the practice and enlightenment of the risk management of the real estate credit project in the developed countries. The third chapter analyzes the current situation of real estate credit business in Shenyang Branch of ICBC. By introducing the management of Shenyang Branch, it analyzes the demand for real estate loans. Commercial Bank of Shenyang Branch real estate development loans and personal housing loans business analysis. Chapter 4th: risk analysis of real estate credit business in Shenyang Branch of ICBC. Analyze the process of real estate credit risk analysis in Shenyang Branch, identify the main influencing factors of real estate credit risk in Shenyang Branch. The problems in real estate credit risk management of Shenyang Branch of ICBC are put forward. In chapter 5th, the author points out the aim of the comprehensive risk management of real estate credit in Shenyang Branch, and sets up the risk preference and tolerance of real estate credit in Shenyang Branch. The optimization scheme and measures of the comprehensive risk management of the real estate credit are put forward, including strengthening the market monitoring, carrying out the closed management, strictly entering the list system, strengthening the risk loan monitoring, strengthening the post-loan management, and strengthening the management of the pledged goods.
