【摘要】:隨著人們生活水平的不斷提高,人們的消費觀念日益?zhèn)性化,依靠舊有的經(jīng)營理念管理房地產(chǎn)已經(jīng)不能滿足客戶的要求,必須根據(jù)客戶需求的變化采取必要的變革措施,尤其是在改革開放以后,我國與國際化接軌腳步的逐年加快,我國建筑業(yè)的迅速發(fā)展使其在國民經(jīng)濟(jì)中的作用越來越重要。通過將項目質(zhì)量管理理論與自身的房地產(chǎn)項目質(zhì)量管理實踐經(jīng)驗結(jié)合起來,以“房地產(chǎn)開發(fā)項目的質(zhì)量管理研究”作為學(xué)位論文課題,對房地產(chǎn)項目質(zhì)量管理進(jìn)行深入研究,能夠為更多的房地產(chǎn)企業(yè)在開展項目質(zhì)量管理時提供一些借鑒。 本文結(jié)合目前已經(jīng)日益受到重視的質(zhì)量管理體系的建立,主要研究了以下內(nèi)容:第一部分為文章的緒論,主要闡述本課題研究背景、研究意義、研究方法等內(nèi)容;第二部分是房地產(chǎn)質(zhì)量管理概論和相關(guān)理論,集中闡述課題研究過程中所涉及到的實踐理論;第三部分論述房地產(chǎn)開發(fā)過程中項目管理模式的選擇和組織架構(gòu),列舉目前所常用的項目經(jīng)理制、項目公司制及專業(yè)代理項目制管理的基本內(nèi)涵,通過管理模式來論述項目質(zhì)量管理;第四部分對遠(yuǎn)洋地產(chǎn)有限公司項目質(zhì)量管理現(xiàn)狀及對比分析,通過分析項目質(zhì)量管理現(xiàn)狀,找出與先進(jìn)房地產(chǎn)企業(yè)之間質(zhì)量管理中的差距,進(jìn)而提出解決遠(yuǎn)洋地產(chǎn)公司房地產(chǎn)項目質(zhì)量管理具體問題的方法;第五部分是遠(yuǎn)洋地產(chǎn)有限公司房地產(chǎn)項目質(zhì)量管理改進(jìn)措施,分別從設(shè)計招標(biāo)、工程實施、工程驗收幾個階段進(jìn)行論述,,找出切實可行的質(zhì)量管理改進(jìn)辦法以及為提高遠(yuǎn)洋地產(chǎn)公司項目質(zhì)量管理水平和企業(yè)競爭力提出建議。
[Abstract]:With the continuous improvement of people's living standards, people's consumption concept is becoming more and more individualized. Depending on the old management concept, the management of real estate can no longer meet the needs of customers, so the necessary measures must be taken according to the changes of customers' needs. Especially after the reform and opening up, the pace of our country's internationalization has been accelerated year by year. The rapid development of China's construction industry has made it more and more important in the national economy. By combining the theory of project quality management with its own practical experience of real estate project quality management, Taking "Research on quality Management of Real Estate Development Project" as the thesis subject, it can provide some reference for more real estate enterprises in carrying out project quality management. Combined with the establishment of quality management system which has been paid more and more attention to at present, this paper mainly studies the following contents: the first part is the introduction of the article, mainly expounds the research background, research significance, research methods and so on; The second part is the introduction of real estate quality management and related theories, focusing on the practical theory involved in the research process; the third part discusses the choice of project management model and organizational structure in the process of real estate development. This paper enumerates the basic connotation of project manager system, project company system and professional agent project management, and discusses project quality management through management mode. In the 4th part, through analyzing the present situation of project quality management of Ocean Real Estate Co., Ltd and its comparative analysis, we find out the gap between quality management and advanced real estate enterprises. Further, it puts forward the methods to solve the specific problems of real estate project quality management of ocean real estate company. Part 5th is the improvement measures of real estate project quality management of ocean real estate limited company, respectively, from the aspects of design bidding, project implementation, This paper discusses several stages of project acceptance, finds out feasible ways to improve quality management, and puts forward some suggestions for improving project quality management level and competitiveness of enterprises in ocean-going real estate companies.
