【摘要】：摘要：房地產投資項目是一種投資大、周期長、內部結構復雜、涉及因素眾多的復雜開發(fā)系統(tǒng),影響該系統(tǒng)的風險因素眾多,影響關系錯綜復雜。同時,不同風險因素的發(fā)生概率和引起后果的嚴重程度迥異,項目能否取得預期目標具有很大的不確定性,這種不確定性被稱為房地產投資項目風險,其直接影響項目效益的預期目標實現(xiàn),尤其在現(xiàn)階段我國房地產發(fā)展處于初級階段,市場發(fā)育尚不完善,市場資料不足等給房地產企業(yè)帶來了更大的風險。 本文在理論研究的基礎上選取“人和商業(yè)中心”為例,在各階段針對性地應用某些定量評估方法。經(jīng)研究證實,這些方法能有效改進管理決策效果,可極大提高了風險管理效益,主要研究成果如下： (1)將房地產投資項目開發(fā)過程劃分為評價決策、規(guī)劃建設、推廣銷售階段,依次分階段進行風險管理研究,有助于項目整體風險的管控。 (2)首先在風險識別環(huán)節(jié)對評價決策、規(guī)劃建設、推廣銷售階段風險因素進行歸納,為評價決策、規(guī)劃建設、推廣銷售階段構建較具體的風險評價指標,在風險評估環(huán)節(jié)分別在評價決策、規(guī)劃建設、推廣銷售階段應用了層次分析法和模糊綜合評價法、貝葉斯網(wǎng)絡、系統(tǒng)動力學等評估方法,實證分析可知各階段風險識別結果較科學,所采用的評估方法能適用于各自階段風險評估要求,明顯提高評估結論的準確度。本文用圖21個、表16個。
[Abstract]:Abstract: the real estate investment project is a large investment, long cycle, complex structure, complex system relates to many factors that influence the system of risk factors affecting many perplexing relations. At the same time, the probability of occurrence and different risk factors caused by the consequences of the severity of different, can have great uncertainty to achieve the desired the target project, this uncertainty is known as the real estate investment risk, which directly influences the target of project benefit, especially in the present stage of China's real estate development in the initial stage, the market development is not perfect, the lack of market data to the real estate business has brought greater risks.
Based on the theoretical research on the selection of "human and commercial center" as an example, in each stage of the evaluation method of application. Some quantitative research has confirmed that these methods can effectively improve the management decision-making effect, can greatly improve the efficiency of risk management, the main research results as follows:
(1) the development process of real estate investment is divided into evaluation decision, planning and construction, promotion and sale stage, and risk management research in different stages. It helps to control and control the overall risk of the project.
(2) in the first part of the risk identification assessment and decision making, planning and construction, the risk factors of sales promotion stage are summarized, for the evaluation of decision making, planning and construction, sales promotion stage risk assessment index system in detail. In the part of the risk assessment in the evaluation and decision-making, planning and construction, sales promotion stage application of AHP and fuzzy comprehensive evaluation method, Bayesian network, system dynamics and other evaluation methods, the empirical analysis of the various stages of the risk identification results more scientific, evaluation methods can be applied to each phase of the risk assessment requirements, improve the accuracy of the evaluation conclusion.
