【摘要】:產(chǎn)業(yè)融合是產(chǎn)業(yè)演進(jìn)中的一個(gè)重要?dú)v史現(xiàn)象。作為現(xiàn)代經(jīng)濟(jì)發(fā)展的一個(gè)重要趨勢(shì),產(chǎn)業(yè)融合的經(jīng)濟(jì)現(xiàn)象同樣適用于旅游業(yè)和房地產(chǎn)業(yè)。隨著我國(guó)城市化進(jìn)入快速成長(zhǎng)期以及“休閑經(jīng)濟(jì)”時(shí)代的到來(lái),旅游已經(jīng)成為人們不可或缺的生活方式,而當(dāng)前中國(guó)房地產(chǎn)業(yè)正處于結(jié)構(gòu)性調(diào)整的關(guān)鍵時(shí)期,也在積極尋找盤(pán)活資產(chǎn)、增加效益的新途徑。在這種新形勢(shì)下,房地產(chǎn)業(yè)參與旅游業(yè)的開(kāi)發(fā)建設(shè),使旅游基礎(chǔ)配套設(shè)施更加完善,進(jìn)而增強(qiáng)旅游接待能力,同時(shí)旅游業(yè)的發(fā)展又可以創(chuàng)造更多的房地產(chǎn)商機(jī)。 與此同時(shí),在兩大產(chǎn)業(yè)融合的過(guò)程中,還存在著一些缺陷,諸如旅游配套設(shè)施不足、自然生態(tài)遭到破壞等問(wèn)題也制約著旅游地產(chǎn)業(yè)的發(fā)展。為了彌補(bǔ)這些不足,完善融合機(jī)制,文章采用文獻(xiàn)分析法與案例研究法相結(jié)合,選擇了產(chǎn)業(yè)融合的視角。首先對(duì)國(guó)內(nèi)外關(guān)于旅游房地產(chǎn)、產(chǎn)業(yè)融合以及價(jià)值鏈的研究進(jìn)行回顧;進(jìn)而在分析旅游房地產(chǎn)的產(chǎn)業(yè)融合基礎(chǔ)、驅(qū)動(dòng)因素以及融合內(nèi)涵的基礎(chǔ)上,介紹了旅游房地產(chǎn)的兩種具體表現(xiàn)形式,并基于價(jià)值鏈的分解與重構(gòu),根據(jù)重構(gòu)核心價(jià)值活動(dòng)的不同,提出了四種旅游業(yè)與房地產(chǎn)的融合模式——價(jià)值鏈定位模式、價(jià)值鏈縱向延伸模式、價(jià)值鏈橫向拓展模式以及價(jià)值網(wǎng)融合模式;最后運(yùn)用價(jià)值鏈理論分析旅游房地產(chǎn)業(yè)典型案例九華山月松閣案例中存在的不足,并提出不同融合模式下的提升策略。 研究得出以下結(jié)論:第一,從價(jià)值鏈方面來(lái)看,這一融合的過(guò)程實(shí)際上就是旅游業(yè)和房地產(chǎn)業(yè)價(jià)值鏈的分解和重構(gòu)過(guò)程。第二,從兩大產(chǎn)業(yè)的實(shí)現(xiàn)機(jī)制來(lái)看,通過(guò)采用價(jià)值鏈定位、價(jià)值鏈縱向延伸、價(jià)值鏈橫向拓展以及價(jià)值網(wǎng)式的融合方式,有效地實(shí)現(xiàn)了兩大產(chǎn)業(yè)的融合化發(fā)展。第三,針對(duì)典型案例九華山·雨潤(rùn)月松閣度假酒店項(xiàng)目現(xiàn)今存在的問(wèn)題,不同的產(chǎn)業(yè)融合方式可以彌補(bǔ)不同方面的缺陷,在產(chǎn)業(yè)實(shí)際融合的過(guò)程中,選擇何種融合方式、旨在解決哪方面的問(wèn)題,是未來(lái)相關(guān)行業(yè)值得考慮的。
[Abstract]:As an important trend of modern economic development, industrial convergence is an important historical phenomenon in the evolution of industry. The economic phenomenon of industrial convergence is also applicable to tourism and real estate industry. With the rapid development of urbanization and the arrival of "leisure economy" in China, tourism has become an indispensable way of life. At present, China's real estate industry is in a critical period of structural adjustment, and is actively looking for a new way to revitalize assets and increase efficiency. Under this new situation, the real estate industry participates in the development and construction of tourism. The development of tourism can create more real estate business opportunities. At the same time, in the process of integration of the two industries, there are still some defects, such as insufficient supporting facilities for tourism. In order to make up for these shortcomings and perfect the fusion mechanism, the paper combines the literature analysis method and the case study method to solve the problems of the destruction of the natural ecology and restrict the development of the tourism real estate industry. Firstly, it reviews the research on tourism real estate, industry convergence and value chain at home and abroad. Then, on the basis of analyzing the foundation, driving factors and connotation of tourism real estate industry convergence, this paper introduces two specific forms of tourism real estate, and based on the decomposition and reconstruction of the value chain. According to the difference of reconstructing core value activities, this paper puts forward four integration modes of tourism and real estate: value chain orientation mode, value chain longitudinal extension mode, value chain horizontal expansion mode and value net integration mode. Finally, this paper analyzes the shortcomings of the typical case of Jiuhua Mountain Yuesong Pavilion by using the value chain theory, and puts forward the promotion strategies under different fusion modes. The conclusions are as follows: first, from the value chain point of view, the integration process is actually the process of decomposition and reconstruction of tourism and real estate value chain. Second, from the realization mechanism of the two industries. Through the use of value chain positioning, the longitudinal extension of the value chain, the value chain horizontal expansion and the value network of the integration of the way to effectively achieve the integration of the development of the two industries. Third. In view of the typical case of Jiuhua Mountain Yurun Moon Songge Resort Hotel project problems, different ways of industrial integration can make up for the shortcomings of different aspects, in the process of the actual integration of the industry. It is worth considering what kind of integration way to choose and what aspect of the problem to solve in the future.
