【摘要】:房地產(chǎn)業(yè)是關(guān)系國計(jì)民生的重要行業(yè),因此也受到政府乃至社會(huì)各個(gè)階層的普遍關(guān)注。當(dāng)前,房地產(chǎn)業(yè)已成為我國經(jīng)濟(jì)發(fā)展中極具特色的產(chǎn)業(yè),對(duì)拉動(dòng)經(jīng)濟(jì)增長發(fā)揮了重要作用。在房地產(chǎn)業(yè)快速發(fā)展的同時(shí),包括金融風(fēng)險(xiǎn)等潛在的問題日益突出,房地產(chǎn)金融風(fēng)險(xiǎn)不僅會(huì)影響房地產(chǎn)業(yè)自身的健康穩(wěn)定,而且對(duì)整個(gè)金融業(yè)乃至國民經(jīng)濟(jì)的穩(wěn)定和發(fā)展也會(huì)產(chǎn)生極其不利的影響。由于房地產(chǎn)業(yè)是資本密集性的特殊行業(yè),與金融業(yè)有著非常密切的聯(lián)系,在美國次貸危機(jī)所引發(fā)的全球性金融危機(jī)的大背景下,,采取積極措施防范房地產(chǎn)金融風(fēng)險(xiǎn)已是刻不容緩。 本文立足于保定市房地產(chǎn)金融風(fēng)險(xiǎn)的實(shí)際情況,以房地產(chǎn)金融相關(guān)理論為依托,采用定性分析和定量分析,理論分析和實(shí)證分析等方法,從保定市房地產(chǎn)金融風(fēng)險(xiǎn)發(fā)展現(xiàn)狀入手,重點(diǎn)指出房地產(chǎn)開發(fā)企業(yè)的規(guī)模和資質(zhì)不高,房地產(chǎn)開發(fā)商自有資金不足,房地產(chǎn)市場(chǎng)已經(jīng)供過于求,商業(yè)地產(chǎn)升溫,土地供給不足、地價(jià)持續(xù)上漲是保定市房地產(chǎn)業(yè)發(fā)展的典型特征。本文建立了房地產(chǎn)金融風(fēng)險(xiǎn)監(jiān)測(cè)指標(biāo)體系,并對(duì)保定市房地產(chǎn)金融風(fēng)險(xiǎn)各項(xiàng)監(jiān)測(cè)指標(biāo)進(jìn)行了量化分析,對(duì)保定市房地產(chǎn)金融風(fēng)險(xiǎn)進(jìn)行了評(píng)價(jià),在此基礎(chǔ)上,客觀分析了保定市房地產(chǎn)金融風(fēng)險(xiǎn)的形成原因。本文最后在實(shí)證的基礎(chǔ)上提出:房地產(chǎn)開發(fā)企業(yè)要積極拓寬融資渠道,探索融資新模式;努力提高市場(chǎng)競爭力,增強(qiáng)抗風(fēng)險(xiǎn)能力,塑造企業(yè)品牌;加強(qiáng)銀行房地產(chǎn)信貸內(nèi)部控制,提高風(fēng)險(xiǎn)管理水平;加強(qiáng)政府對(duì)房地產(chǎn)市場(chǎng)的宏觀管理和調(diào)控;培育和優(yōu)化房地產(chǎn)金融發(fā)展的宏觀環(huán)境等防范和控制保定市房地產(chǎn)金融風(fēng)險(xiǎn)的對(duì)策和建議。
[Abstract]:The real estate industry is an important industry related to the beneficial to the people's livelihood has also been widespread concern, so all levels of government and society. At present, the real estate industry has become a very characteristic of China's economic development in the industry, has played an important role in promoting economic growth. In the rapid development of the real estate industry development at the same time, the potential problems including financial risk the increasingly prominent, the real estate financial risk will not only affect the healthy and stable real estate industry itself, but also the stability and development of the entire financial industry and national economy will have an extremely negative impact. Because the real estate industry is a special industry capital intensive, has a very close contact with the financial sector in the background the U.S. subprime mortgage crisis has triggered the global financial crisis, to take positive measures to prevent real estate financial risks is imperative.
This paper based on the actual situation in Baoding City, the financial risk of real estate, real estate finance related theories as the basis, using qualitative analysis and quantitative analysis, theoretical analysis and empirical analysis methods, starting from the current situation of the development of Baoding City real estate financial risk, and points out the real estate development enterprise scale and quality is not high, the real estate developers the lack of its own funds, the real estate market has commercial real estate warming, pile up in excess of requirement, land supply, land prices continue to rise is a typical feature of the Baoding real estate industry development. This paper establishes the risk monitoring index system of real estate financial risk, and to the Baoding real estate financial risk indicators for quantitative analysis of Baoding real the real estate finance risk evaluation, based on the objective analysis of the causes of Baoding City real estate financial risk. This paper based on the empirical analysis. A: the real estate development enterprises should actively expand financing channels, explore new modes of financing; to enhance market competitiveness, enhance the anti risk ability, shaping the corporate brand; to strengthen the bank real estate credit internal control, improve the level of risk management; strengthen the government macro management of the real estate market and regulation; cultivation and optimization of the development of real estate finance the macro environment for prevention and control of Baoding City real estate financial risk countermeasures and suggestions.
