中外城市既有住宅可持續(xù)更新研究

【摘要】:現(xiàn)代城市住宅更新最早出現(xiàn)在歐洲發(fā)達(dá)國(guó)家,主要方法是通過(guò)對(duì)老舊住宅機(jī)能退化和居住環(huán)境惡化實(shí)施的物理修復(fù),提高其使用價(jià)值。進(jìn)入21世紀(jì)后,隨著人們環(huán)保意識(shí)的提高,城市住宅更新的研究與實(shí)踐呈現(xiàn)出新的面貌。以人為本,整合社會(huì)、經(jīng)濟(jì)和環(huán)境因素,探索全面的可持續(xù)更新成為共識(shí)。我國(guó)城市住宅更新起步于21世紀(jì)初期,其重要目標(biāo)是構(gòu)建和諧社會(huì),因此得到國(guó)家的積極扶持,也體現(xiàn)了我國(guó)住宅產(chǎn)業(yè)逐漸走向成熟。 本研究采用了國(guó)內(nèi)外實(shí)地調(diào)研和文獻(xiàn)分析的方法,首先,通過(guò)對(duì)國(guó)外發(fā)達(dá)國(guó)家城市住宅可持續(xù)更新理論和實(shí)踐范例的論述和研究,總結(jié)了其中特色經(jīng)驗(yàn)與手法,其次對(duì)我國(guó)主要大城市開(kāi)展的住宅更新實(shí)踐現(xiàn)狀進(jìn)行梳理,對(duì)比分析了已實(shí)施的國(guó)內(nèi)外代表性的住宅更新項(xiàng)目,發(fā)現(xiàn)我國(guó)當(dāng)前住宅更新中存在的問(wèn)題,最后,通過(guò)研究性更新提案,提出我國(guó)城市住宅可持續(xù)更新的現(xiàn)實(shí)對(duì)策。 通過(guò)研究,本論文得出以下結(jié)論:我國(guó)城市住宅可持續(xù)更新應(yīng)當(dāng)關(guān)注區(qū)域經(jīng)濟(jì)、社會(huì)與環(huán)境三者要求,制定全面城市區(qū)域更新規(guī)劃。對(duì)于更新后的住宅和超過(guò)保修期的住宅,要根據(jù)實(shí)際使用狀態(tài),建立科學(xué)規(guī)范的日常維護(hù)方法,避免無(wú)序維護(hù)對(duì)住宅造成的再破壞。對(duì)于老舊高層住宅,由于結(jié)構(gòu)基礎(chǔ)較好,要從住區(qū)角度出發(fā)制定面向市場(chǎng)和城市未來(lái)發(fā)展需求的更新對(duì)策與方法,創(chuàng)造全新的居住使用價(jià)值。對(duì)于多層住區(qū),應(yīng)根據(jù)實(shí)際情況,將單體更新、局部增建和拆除相結(jié)合,特別關(guān)注老齡人口的特殊要求,增加住區(qū)混合居住的特征,最大限度減少社會(huì)隔離造成的住區(qū)退化。 本文提出的更新對(duì)策,需要相應(yīng)的政策和制度來(lái)保證,特別需要建立適應(yīng)住宅可持續(xù)更新的規(guī)范、產(chǎn)權(quán)政策、更新后管理方法等。本研究可以為政府相關(guān)部門(mén)制定科學(xué)的住宅更新政策提供有價(jià)值的參考。
[Abstract]:The renewal of modern urban houses was first found in developed countries in Europe. The main method is to improve the use value of old houses through physical restoration of their function degradation and living environment deterioration.After entering the 21st century, with the improvement of people's environmental protection consciousness, the research and practice of urban residential renewal have taken on a new look.People-oriented, integrate social, economic and environmental factors, explore comprehensive sustainable renewal into consensus.The renewal of urban housing in China started at the beginning of the 21st century, and its important goal is to build a harmonious society, so it has been actively supported by the state, which also reflects the maturity of the housing industry in our country.This study adopts the methods of field investigation and literature analysis at home and abroad. First of all, through the discussion and research on the theory and practice of sustainable renewal of urban housing in developed countries, it summarizes the characteristic experiences and techniques.Secondly, the paper combs the practice status of residential renewal in major cities of our country, compares and analyzes the typical residential renewal projects at home and abroad, and finds out the problems existing in the current residential renewal in our country. Finally,Through the research renewal proposal, the paper puts forward the realistic countermeasure of sustainable renewal of urban residence in our country.Through the research, this paper draws the following conclusions: the sustainable renewal of urban housing in China should pay attention to the requirements of regional economy, society and environment, and formulate a comprehensive urban regional renewal plan.In order to avoid the damage caused by disorderly maintenance, it is necessary to establish a scientific and standard method of daily maintenance according to the actual use of the renewed residence and the residence beyond the warranty period.For the old high-rise residence, because of its good structural foundation, it is necessary to formulate new countermeasures and methods to meet the needs of the market and the future development of the city from the point of view of residential area, so as to create a new residential use value.According to the actual situation, we should combine the single unit renewal, local construction and demolition, pay special attention to the special requirements of the aged population, increase the characteristics of mixed residence, and minimize the degradation of settlements caused by social segregation.The renewal countermeasures proposed in this paper need the corresponding policies and systems to ensure, especially the establishment of sustainable renewal of housing norms, property rights policies, post-update management methods and so on.This study can provide valuable reference for government departments to formulate scientific housing renewal policy.
