近年來(lái),旅游房地產(chǎn)作為一種可以實(shí)現(xiàn)資源、經(jīng)濟(jì)和生態(tài)可持續(xù)發(fā)展的創(chuàng)新模式,在我國(guó)得到了迅速發(fā)展,旅游房地產(chǎn)逐漸成為新的投資熱點(diǎn)。旅游房地產(chǎn)的健康發(fā)展對(duì)于旅游業(yè)由規(guī)模經(jīng)濟(jì)向系統(tǒng)經(jīng)濟(jì)的發(fā)展模式轉(zhuǎn)變具有積極作用,對(duì)推動(dòng)房地產(chǎn)業(yè)和旅游業(yè)的進(jìn)一步融合、對(duì)兩大產(chǎn)業(yè)的良性互動(dòng)發(fā)展也具有重要意 義。而目前國(guó)內(nèi)學(xué)者對(duì)于這個(gè)方面的研究還不是很充分、很深入,本文就是基于此研究了影響旅游地產(chǎn)項(xiàng)目開(kāi)發(fā)模式選擇與評(píng)價(jià)的因素,并且運(yùn)用定性與定量相結(jié)合的策略進(jìn)行了體系的構(gòu)建、模型的建立和實(shí)證的淺析淺析。論文首先對(duì)旅游房地產(chǎn)的一些基本不足進(jìn)行研究和探討,在參考前人的研究基礎(chǔ)上重新界定了旅游房地產(chǎn)的概念,并對(duì)旅游房地產(chǎn)發(fā)展的相關(guān)理論進(jìn)行了初步探索,認(rèn)為旅游房地產(chǎn)的發(fā)展符合旅游業(yè)發(fā)展的系統(tǒng)經(jīng)濟(jì)特點(diǎn),順應(yīng)了我國(guó)城市發(fā)展的大背景;在結(jié)合目前國(guó)內(nèi)學(xué)者的研究基礎(chǔ)上對(duì)旅游房地產(chǎn)項(xiàng)目的開(kāi)發(fā)模式進(jìn)行了分類,文章把旅游地產(chǎn)項(xiàng)目的開(kāi)發(fā)模式劃分為四類:以提供第一居所為目的的景區(qū)住宅開(kāi)發(fā)、以旅游度假為目的的度假房地產(chǎn)開(kāi)發(fā)、商務(wù)度假開(kāi)發(fā)模式、綜合性旅游地產(chǎn)開(kāi)發(fā)模式;并在研究了大量案例的基礎(chǔ)上概括了各種模式的特點(diǎn),這些特點(diǎn)是決定旅游地產(chǎn)項(xiàng)目能否成功開(kāi)發(fā)的前提條件。同時(shí),對(duì)影響旅游地產(chǎn)項(xiàng)目開(kāi)發(fā)模式選擇與評(píng)價(jià)的各方面因素進(jìn)行淺析淺析,綜合各種開(kāi)發(fā)模式的關(guān)鍵因素和各方面因素,我們建立了旅游地產(chǎn)項(xiàng)目開(kāi)發(fā)模式選擇與評(píng)價(jià)的備選指標(biāo)體系,在運(yùn)用相關(guān)性淺析淺析和定性淺析淺析等策略對(duì)指標(biāo)進(jìn)行篩選之后,確立了本文的指標(biāo)體系。接下來(lái)采用層次淺析淺析法確定各指標(biāo)的權(quán)重,然后運(yùn)用模糊綜合評(píng)價(jià)法建立模型;最后以臨潼溫泉項(xiàng)目——西安東花園為例進(jìn)行實(shí)證研究,證明該模型是可行的。
【Abstract】 Warm up in recent years as a kind of innovation pattern real-estate for tourism has been keep rapid development that can realize resource and economic and ecological sustainable development. The tourism real estate becomes the new popular investment spot. The tourism real estate healthy development is advantageous in the tourism industry development model from large-scale production to system of economy. At the same time, the tourism real estate helps to realize the combination of tourism industry and real estate, have facilitation to the development of national economy. At present, the study for scholar at home is not plenty or thorough. The text researches the method of choice and evaluates for exploitation pattern of tourism real estate item based upon this.The paper firstly studies some basic questions of tourism real estate, in summarizes the predecessor’s research results, give tourism real estate a new concept. The paper analysis its superiority characteristic and the economical characteristic, and have made the more thorough theoretical analysis to the tourism real estate formation. The development of tourism real estate accords with the economic characteristic of system of tourism industry development, comply with the great background of managing the city. At the same time, for it is a synthesis subject on the edge, the academic study isn’t perfect. So the author takes study in the Choice and Valuation of Mode in Exploiting Tour Real Estate. From qualitative and quantificational ways the author researches this problem in depth. Firstly the author carves up the mode in exploiting tour real estate in a new way, also he studies the characters of each mode. Then he makes detailed investigation with inside and outside factors which influences the choice of mode in tour real estate. Then he analyses all factors which are relatively with tourism real estate, then he colligates the key factor and common factors and establishes the preparing target system. Then he uses the method of relativity analysis to filtrate the targets, constitutes textual system. He adopts arrangement analytical method to ensure each target’s tentative weight. At last author establishes a system to evaluate the target from Fuzzy Comprehensive Appraising. At last he imports a hot well item in Lin Tong—The east garden for Xian as an demonstration study from which the research harvest comes.
