【摘要】：近年來(lái)隨著國(guó)家持續(xù)的出臺(tái)了很多強(qiáng)有力的政策來(lái)對(duì)房地產(chǎn)行業(yè)進(jìn)行調(diào)控,房地產(chǎn)行業(yè)遇到了前所未有的危機(jī),房地產(chǎn)行業(yè)的暴利時(shí)代也將不復(fù)存在,逐漸的向微利時(shí)代發(fā)展。房地產(chǎn)企業(yè)在當(dāng)前嚴(yán)酷的市場(chǎng)環(huán)境下必須要充分的重視開(kāi)發(fā)成本控制的重要性,房地產(chǎn)企業(yè)不應(yīng)當(dāng)僅僅重視規(guī)模的擴(kuò)張,開(kāi)發(fā)成本控制對(duì)于企業(yè)的正常運(yùn)營(yíng)也非常的重要,應(yīng)當(dāng)在重視成本管理工作的過(guò)程中幫助企業(yè)獲得更大的經(jīng)濟(jì)收益,進(jìn)而達(dá)到提升市場(chǎng)競(jìng)爭(zhēng)力,穩(wěn)定市場(chǎng)環(huán)境的目的。本次研究在充分論述項(xiàng)目成本管理相關(guān)理論知識(shí)的基礎(chǔ)上,將成本控制作為基礎(chǔ),在使用案例分析的過(guò)程中綜合使用系統(tǒng)分析的方法,同時(shí)應(yīng)用比較研究的手段,同時(shí)以D城市廣場(chǎng)項(xiàng)目中成本控制案例為基礎(chǔ),對(duì)城市廣場(chǎng)項(xiàng)目中的成本控制不足進(jìn)行了深入的研究,在這個(gè)過(guò)程中成本控制在房地產(chǎn)開(kāi)發(fā)的每個(gè)階段中都是存在的,同時(shí)根據(jù)各個(gè)階段中存在的問(wèn)題提出了針對(duì)性的解決措施。經(jīng)過(guò)深入的研究完善了成本控制機(jī)制,同時(shí)認(rèn)為應(yīng)當(dāng)建立有效的目標(biāo)成本管理體系,推廣全面的成本管理思路對(duì)于房地產(chǎn)行業(yè)的穩(wěn)定發(fā)展非常重要。本文在充分借鑒現(xiàn)場(chǎng)發(fā)生的實(shí)際問(wèn)題的基礎(chǔ)上進(jìn)行了充分的研究,因此本文中一些問(wèn)題的解決思路具有較強(qiáng)的可操作性,本文研究得到的結(jié)論可以為房地產(chǎn)公司開(kāi)發(fā)成本的降低進(jìn)行引導(dǎo)。本文在研究的過(guò)程中采用系統(tǒng)性的研究方法,根據(jù)房地產(chǎn)企業(yè)在成本控制過(guò)程中存在的問(wèn)題提出了針對(duì)性的改進(jìn)措施,因此本文的研究結(jié)果具有較強(qiáng)的現(xiàn)實(shí)意義,特別是近期國(guó)家的市場(chǎng)調(diào)控力度越來(lái)越大,本文的研究在增強(qiáng)房地產(chǎn)企業(yè)市場(chǎng)競(jìng)爭(zhēng)力的過(guò)程中發(fā)揮著非常重要的作用。
[Abstract]:In recent years, with the continuous introduction of a lot of strong policies to regulate the real estate industry, the real estate industry has encountered an unprecedented crisis, the real estate industry will no longer exist the era of profiteering, gradually developing to the era of small profits. Real estate enterprises must pay full attention to the importance of development cost control in the current harsh market environment. Real estate enterprises should not only attach importance to the expansion of scale, development cost control is also very important for the normal operation of enterprises. In the process of attaching importance to cost management, enterprises should be helped to obtain more economic benefits, and then the purpose of enhancing market competitiveness and stabilizing market environment should be achieved. On the basis of fully discussing the relevant theory knowledge of project cost management, this study takes cost control as the basis, synthetically uses the method of system analysis in the process of using case analysis, and applies the means of comparative study at the same time. At the same time, based on the case of cost control in D city square project, the insufficient cost control in city square project is deeply studied. In this process, cost control exists in every stage of real estate development. At the same time, according to the existing problems in each stage, the corresponding measures are put forward. After in-depth study and improvement of cost control mechanism, it is considered that an effective target cost management system should be established and comprehensive cost management thinking is very important for the steady development of real estate industry. Based on the actual problems occurring in the field, this paper has carried out a full study, so some of the problems in this paper have strong maneuverability. The conclusion of this paper can be used to reduce the development cost of real estate companies. In the course of the research, this paper adopts systematic research methods, and puts forward targeted improvement measures according to the problems existing in the process of cost control in real estate enterprises, so the research results of this paper have strong practical significance. Especially in recent years, the market regulation is becoming more and more powerful. The research of this paper plays a very important role in the process of enhancing the market competitiveness of real estate enterprises.
