【摘要】：利用微觀調(diào)查及官方宏觀數(shù)據(jù),應(yīng)用生存分析方法對(duì)住房全面市場(chǎng)化背景下潛在首次購(gòu)房者的購(gòu)房行為特征和影響因素進(jìn)行縱貫研究�；诠枮I樣本研究的結(jié)果表明,個(gè)體從正式參加工作至首次購(gòu)房平均需要5.93年,工作5年后約49%可實(shí)現(xiàn)首次購(gòu)房;年齡、文化程度、家庭生命周期階段及父輩文化程度在微觀層面對(duì)個(gè)體首次購(gòu)房概率產(chǎn)生顯著正向影響;宏觀層面的房?jī)r(jià)漲速越快、首套房貸利率優(yōu)惠比例越大以及土地供應(yīng)速度越快會(huì)顯著提高個(gè)體的首次購(gòu)房概率,鼓勵(lì)性和抑制性的交易營(yíng)業(yè)稅收政策則均會(huì)產(chǎn)生抑制效果。因此,政府應(yīng)繼續(xù)實(shí)施并深化差別化信貸政策、保障住房用地供應(yīng)水平,進(jìn)一步穩(wěn)定公眾的房?jī)r(jià)心理預(yù)期,倡導(dǎo)住房梯度消費(fèi)觀念。
[Abstract]:By means of microcosmic investigation and official macroscopic data, this paper makes a longitudinal study on the behavior characteristics and influencing factors of potential first-time buyers under the background of the overall marketization of housing by using the method of survival analysis. Based on the results of Harbin sample study, it is shown that it takes an average of 5.93 years for an individual to work for the first time, and about 49% of the individuals can buy a house for the first time after five years of work. The stage of family life cycle and the educational level of parents have a significant positive impact on the probability of individual first purchase at the micro level; the faster the housing price rises at the macro level, The higher the preferential ratio of the first home loan rate and the faster the land supply rate, the higher the probability of the individual's first house purchase, while the incentive and the restraining transaction tax policy will have the inhibitory effect. Therefore, the government should continue to implement and deepen the differential credit policy, ensure the level of housing land supply, further stabilize the public's expectation of housing prices, and advocate the concept of housing gradient consumption.
