【摘要】：房地產(chǎn)行業(yè)經(jīng)過二十多年的發(fā)展，住宅小區(qū)逐漸成為居住的主流。一個讓住戶滿意的住宅小區(qū)，物業(yè)管理的質(zhì)量是重要的因素。如何提高管理水平，降低運營成本成為當(dāng)前物業(yè)管理企業(yè)普遍關(guān)注的問題。因此，構(gòu)建和使用先進(jìn)的物業(yè)管理信息系統(tǒng)已成為物業(yè)管理公司的必要選擇。 通過對住宅小區(qū)物業(yè)管理信息化建設(shè)的調(diào)研和分析，從物業(yè)管理公司對小區(qū)物業(yè)管理的業(yè)務(wù)及業(yè)主的實際需求出發(fā)，針對中型住宅小區(qū)的情況設(shè)計一個物業(yè)管理信息系統(tǒng)。系統(tǒng)是基于UML設(shè)計的，采用了Visual Studio2005作為網(wǎng)站開發(fā)環(huán)境，采用ASP.NET+C#作為其網(wǎng)站開發(fā)語言，采用SQL Server2005作為網(wǎng)站后臺數(shù)據(jù)庫，是一個Web/WAP雙模式運營的物業(yè)管理信息系統(tǒng)。按照軟件工程方法，對系統(tǒng)進(jìn)行了可行性分析和需求分析，通過使用UML面向?qū)ο蠼＜夹g(shù)，逐步給出系統(tǒng)的結(jié)構(gòu)圖、ASP.NET三層體系圖、部署圖、構(gòu)件圖、包圖、用例圖、類圖等，對系統(tǒng)進(jìn)行全面的總體設(shè)計。對構(gòu)建好的系統(tǒng)進(jìn)行黑盒測試，對系統(tǒng)的各個功能模塊輸入一系列小區(qū)物業(yè)管理信息數(shù)據(jù)進(jìn)行功能測試，通過測試發(fā)現(xiàn)系統(tǒng)設(shè)計與實現(xiàn)環(huán)節(jié)所存在的問題，從而提高軟件的可用性。 雙模式Web/WAP同步運行，大大方便了管理人員的工作，提高了管理團(tuán)隊的工作效率，同時為住戶提供了一個隨時隨地登錄網(wǎng)站的渠道，最大限度地加強(qiáng)了物業(yè)管理公司和業(yè)主之間的交流，系統(tǒng)較完整地整合了物業(yè)管理業(yè)務(wù)，使物業(yè)管理初步實現(xiàn)了“數(shù)字化”，可以在很大程度上提升物業(yè)管理公司的服務(wù)質(zhì)量和企業(yè)形象。
[Abstract]:After more than 20 years of development, residential areas have gradually become the mainstream of housing. The quality of property management is an important factor in a residential district that satisfies the residents. How to improve the level of management and reduce operating costs has become a common concern of property management enterprises. Therefore, the construction and use of advanced property management information system has become a necessary choice for property management companies. Based on the investigation and analysis of the property management information construction in the residential area, a property management information system is designed according to the situation of the middle-sized residential district from the view of the real estate management business of the property management company and the actual demand of the owner. The system is designed on the basis of UML. It adopts Visual Studio2005 as the development environment, ASP.NET C # as its website development language and SQL Server2005 as the backstage database of the website. It is a property management information system operated by Web/WAP. According to the software engineering method, the feasibility analysis and requirement analysis of the system are carried out. By using the object-oriented modeling technology of UML, the system structure diagram, ASP.NET three-layer system diagram, deployment diagram, component diagram, package diagram, use case diagram are given step by step. Class diagram, the overall design of the system. The black-box test is carried out on the constructed system, and a series of residential property management information data are input into each function module of the system for functional testing. The problems in the design and implementation of the system are found through the test. This improves the availability of software. Double-mode Web/WAP synchronous operation greatly facilitates the work of managers, improves the working efficiency of the management team, and provides a channel for residents to log in to the website anytime, anywhere, at the same time. It maximizes the communication between property management companies and property owners, integrates the property management business completely, and makes the property management "digitized" initially. Can greatly improve the quality of service and corporate image of property management companies.
