【摘要】：房地產(chǎn)市場和股票市場在我國的經(jīng)濟和金融發(fā)展中都具有關(guān)鍵性的作用,都是重要的投資市場,二者在一定程度上具有某種關(guān)聯(lián)性。本文通過運用ADF檢驗得出二者均為一階單整平穩(wěn)序列的結(jié)論,在此基礎(chǔ)上對二者進行Engle—Granger協(xié)整檢驗,表明二者具有協(xié)整關(guān)系。然后通過Granger因果檢驗,得出國房景氣指數(shù)是上證綜指的格蘭杰原因,而上證綜指不是國房景氣指數(shù)的格蘭杰原因的結(jié)論,并結(jié)合實際經(jīng)濟生活對此結(jié)論進行理論分析。
[Abstract]:The real estate market and the stock market both play a key role in the economic and financial development of our country. Both are important investment markets. To some extent, they are related to each other. In this paper, we draw the conclusion that both of them are first-order monolithic stationary sequences by using ADF test. On the basis of this, we use Engle-Granger cointegration test for both of them, which shows that they have cointegration relationship. Then through the Granger causality test, we draw the conclusion that the national housing boom index is the Granger cause of the Shanghai Composite Index, while the Shanghai Composite Index is not the Granger cause of the National Housing Prosperity Index, and carries on the theoretical analysis to this conclusion combined with the actual economic life.
