房地產(chǎn)價格調(diào)控中,我國公共住房政策立法的研究

【摘要】:近年來隨著房地產(chǎn)價格的不斷上揚,我國政府出臺了相關(guān)政策來調(diào)控房價,特別是推出了許多公共住房的政策和立法,試圖用公共住房的建設(shè)和銷售來降低商品房價格。本文從我國的公共住房政策和立法,以及境外的公共住房的政策和立法著手研究,分析我國公共住房與房地產(chǎn)價格的關(guān)系以及我國公共住房的政策和立法趨勢,得出房地產(chǎn)價格上漲是我國目前經(jīng)濟(jì)發(fā)展的必經(jīng)階段,公共住房政策和立法是保障房地產(chǎn)正常發(fā)展的基礎(chǔ)。進(jìn)而對我國的公共住房政策與立法給出一些法律建議,希望商品房在招拍掛時候就與公共住房的建設(shè)掛鉤,帶動公共住房的建設(shè),進(jìn)而降低商品房的價格。讓廣大群眾居者有其屋,早日過上小康生活。
[Abstract]:In recent years, with the rising of real estate prices, our government has issued relevant policies to control housing prices, especially many policies and legislation of public housing, trying to use the construction and sale of public housing to reduce the price of commercial housing. This paper analyzes the relationship between public housing and real estate price and the trend of public housing policy and legislation in our country, starting with the public housing policy and legislation of our country, as well as the policy and legislation of public housing outside China. It is concluded that the rise of real estate price is the necessary stage of our country's economic development at present, and the public housing policy and legislation are the basis to guarantee the normal development of real estate. Then it gives some legal suggestions on the public housing policy and legislation in our country, hoping that the commercial housing will be linked to the construction of public housing when it is put up, and the construction of public housing will be promoted, and then the price of commercial housing will be reduced. Let the broad masses of people have their own houses and lead a well-off life at an early date.
