西安A房地產(chǎn)項(xiàng)目經(jīng)濟(jì)評(píng)價(jià)研究

【摘要】:隨著房地產(chǎn)市場(chǎng)競(jìng)爭(zhēng)的日益激烈和市場(chǎng)環(huán)境的變化,房地產(chǎn)投資從獲取超額利潤(rùn)逐步走向獲取市場(chǎng)平均利潤(rùn),項(xiàng)目投資必須經(jīng)過(guò)科學(xué)、規(guī)范的決策才能避免開(kāi)發(fā)風(fēng)險(xiǎn),獲取正常行業(yè)利潤(rùn)。因此任何一個(gè)房地產(chǎn)公司或項(xiàng)目,要在項(xiàng)目開(kāi)發(fā)周期內(nèi)降低開(kāi)發(fā)風(fēng)險(xiǎn),在競(jìng)爭(zhēng)中獲取成功,,必須在開(kāi)發(fā)之前進(jìn)行科學(xué)嚴(yán)謹(jǐn)?shù)姆康禺a(chǎn)投資評(píng)價(jià)研究,尤其是市場(chǎng)環(huán)境、投資和收益評(píng)價(jià)研究。 本文首先對(duì)經(jīng)濟(jì)評(píng)價(jià)相關(guān)理論進(jìn)行介紹;通過(guò)對(duì)A項(xiàng)目的宏觀經(jīng)濟(jì)環(huán)境、區(qū)域市場(chǎng)環(huán)境和可比案例進(jìn)行分析,得出項(xiàng)目所處主要市場(chǎng)環(huán)境;通過(guò)對(duì)項(xiàng)目的市場(chǎng)需求特征、優(yōu)劣勢(shì)、機(jī)會(huì)威脅進(jìn)行總結(jié)判斷,確定了項(xiàng)目的初步規(guī)劃定位;通過(guò)對(duì)項(xiàng)目評(píng)價(jià)主要指標(biāo)的分析,運(yùn)用市場(chǎng)比較法和不確定分析等經(jīng)濟(jì)評(píng)價(jià)方式,對(duì)項(xiàng)目投資估算和投資收益進(jìn)行評(píng)價(jià),并對(duì)項(xiàng)目面臨的主要風(fēng)險(xiǎn)進(jìn)行了判斷。 本文以房地產(chǎn)企業(yè)實(shí)際操作項(xiàng)目為研究對(duì)象,理論分析結(jié)合實(shí)證研究,對(duì)項(xiàng)目開(kāi)發(fā)的可行性進(jìn)行了論證,為項(xiàng)目開(kāi)發(fā)決策提供實(shí)際的理論支持和客觀依據(jù),對(duì)于房地產(chǎn)企業(yè)的項(xiàng)目決策論證具有一定的現(xiàn)實(shí)參考意義。
[Abstract]:With the increasingly fierce competition in the real estate market and the change of the market environment, the real estate investment gradually moves from obtaining excess profits to obtaining the average profit of the market. The project investment must go through scientific and standardized decisions to avoid the development risk. To obtain normal industry profits. Therefore, any real estate company or project, in order to reduce the development risk and succeed in the competition, must carry on the scientific and rigorous real estate investment appraisal research before the development, especially the market environment. Research on Investment and income Evaluation. This paper first introduces the relevant theories of economic evaluation, through the analysis of macroeconomic environment, regional market environment and comparable cases of project A, obtains the main market environment in which the project is located. Through summarizing and judging the market demand characteristics, advantages and disadvantages, opportunity threat of the project, the preliminary planning positioning of the project is determined. Through the analysis of the main indexes of the project evaluation and the economic evaluation methods such as market comparative method and uncertain analysis, this paper evaluates the investment estimate and investment income of the project, and judges the main risks faced by the project. This article takes the real estate enterprise actual operation project as the research object, the theory analysis unifies the demonstration research, has carried on the demonstration to the project development feasibility, provides the actual theory support and the objective basis for the project development decision. For the real estate enterprise project decision-making demonstration has certain realistic reference significance.
