保障性住房的工業(yè)化設計研究

【摘要】：隨著我國經(jīng)濟快速增長,城市化速度逐步加快,導致了市場經(jīng)濟條件下房價的過快增長,背離了廣大居民的實際購買能力。為改善我國中低收入者的居住環(huán)境,我國政府提出了大力建設保障性住房的政策。在住房建設過程中,依托工業(yè)化方式進行建造能夠進一步提高施工效率和建造質量,降低能源消耗和環(huán)境污染,加快資金流轉。保障性住房是以政府為主導的小面積住宅戶型,其在資金調配,資源管理,建設執(zhí)行方面有著無可比擬的優(yōu)勢,利于系列化設計、標準化部品設計應用和工業(yè)化建造的實施。 由于生產(chǎn)力、經(jīng)濟條件、政府政策等因素的限制,我國的住宅工業(yè)化并未得到有序的發(fā)展。“十二五”期間,全國計劃新建保障性住房3600萬套,約是過去10年建設規(guī)模的兩倍,為推進我國住宅工業(yè)化提供了一個良好的契機,而目前所做的的研究,大多是針對保障性住房設計乃至政策方面的研究；或者是對工業(yè)化住宅的設計和技術等方面的探索,真正針對保障性住房這一特殊住房的性質進行工業(yè)化設計研究的文獻卻是少之又少,大多是在會議紀要上提出,或是房地產(chǎn)集團自行開發(fā)的保障性住房工業(yè)化的實踐項目介紹,對保障性住房的工業(yè)化設計系統(tǒng)的、完善的分析研究尚處于空白狀態(tài)。因此,結合我國的實際情況,進行保障性住房工業(yè)化設計的系統(tǒng)研究顯得尤為重要。 論文第一章首先簡述了選題的背景和意義,闡明了研究思路和方法,對國內(nèi)研究現(xiàn)狀進行了綜述與總結,通過對國外如歐洲、美國、日本、新加坡等國家建筑工業(yè)化的經(jīng)驗的解析,得到符合我國國情的思考和啟示；第二章回顧了我國住宅工業(yè)化和保障性住房的發(fā)展歷程,對我國住宅工業(yè)化處于初級階段的現(xiàn)狀,難以得到長足發(fā)展的原因進行了分析說明,介紹了我國住房保障的形成和保障性住房中存在的問題。并對我國保障性住房的工業(yè)化發(fā)展歷程及其存在的問題和不足作了歸納分析,并提出相應的建議,以政策和技術設計為主要方向來探尋保障性住房工業(yè)化的發(fā)展。 論文第三章借用SI住宅的結構體系作為研究的理論基礎,回顧了通用體系和專用體系的概念,提出通用體系和專用體系協(xié)調發(fā)展的思路,從結構支撐體系和內(nèi)部填充體系兩方面研析保障性住房工業(yè)化設計的重點方向和要點因素。提出以PC預制混凝土為主要的結構支撐體系,針對保障性住房的特點,對其室內(nèi)空間的工業(yè)化設計要點進行了重點說明,提出結構支撐體系與填充體系一體化設計,即裝修一體化,進一步提高工業(yè)化效率,并從政策方面給出了推廣保障性住房工業(yè)化設計體系的相關建議。 論文第四章是在保障性住房建設過程中運用工業(yè)化設計,在滿足人們的基本需求基礎上,進行進一步深化擴展,結合可持續(xù)發(fā)展的設計理念,進行彈性化,個性化設計,運用彈性化設計來滿足不同乃至相同的住戶對住房要求的變化,提供“主動改造”的空間；提出個性化設計,結合居民意愿,時代特征,地域特點來進行有特色的保障性住房設計,打破“舊工業(yè)建筑”單調,呆板的固有形象,注重住宅的節(jié)能設計,以及為一定數(shù)量的特殊人群提供無障礙設計。更好的體現(xiàn)多樣化和人性化的新時代城市住宅形象。住宅彈性化,個性化,多樣化的設計理念可以讓戶主根據(jù)自身生活要求來進行住房設計。 第五章節(jié)對前幾章的研究成果進行總結,并對我國的保障性住房工業(yè)化發(fā)展前景進行展望。 保障性住房的工業(yè)化建設要求設計者無論是在技術、設計方面還是協(xié)調環(huán)境、提高品質等方面,在不同的環(huán)境和機遇下給出相應的解答,探索出更適宜的人居環(huán)境。保障性住房不單是政府、開發(fā)者、設計者的問題,更是需要全社會的響應和參與。保障性住房的工業(yè)化發(fā)展涉及到經(jīng)濟關系到民生民計,需要領導者、開發(fā)者和設計者綜合開發(fā)、思索和開創(chuàng),通過對我國工業(yè)化保障房的建造方式和設計方法的分析與厘定,對建筑構件市場的解析與模式構思,展現(xiàn)了工業(yè)化發(fā)展的模式和趨勢,希望對我國現(xiàn)今的保障性住房的建設提供有益的參考。
[Abstract]:With the rapid economic growth and the gradual acceleration of urbanization in China, the excessive growth of housing prices under the market economy has deviated from the actual purchasing power of the broad masses of residents. However, few of the literatures on the study of industrialized design aiming at the nature of affordable housing are available, most of which are put forward in the minutes of the conference or in the collection of real estate. The introduction of the practical project of indemnificatory housing industrialization developed by the Youth League is still blank in the study of indemnificatory housing industrialization design system.
In the first chapter, the background and significance of the topic selection are briefly introduced, the research ideas and methods are clarified, and the domestic research status is summarized. Through the analysis of the experience of foreign countries, such as Europe, the United States, Japan, Singapore and other countries, we can get the thinking and Enlightenment in line with China's national conditions. The development course of industrialization and indemnificatory housing is analyzed and explained. The reasons why it is difficult to get a great progress in housing industrialization in our country are explained. The formation of housing security and the problems existing in indemnificatory housing in our country are introduced. The shortcomings are summarized and analyzed, and corresponding suggestions are put forward to explore the development of affordable housing industrialization in the main direction of policy and technical design.
Chapter 3 of the paper borrows the structural system of SI housing as the theoretical basis of the study, reviews the concepts of general and special systems, puts forward the idea of coordinated development between general and special systems, and analyzes the key directions and key factors of industrialized design of affordable housing from structural support system and internal filling system. Taking PC prefabricated concrete as the main structural support system, according to the characteristics of affordable housing, the key points of industrialized design of interior space are emphasized.
