基于旅游吸引物視角的克拉瑪依旅游房地產(chǎn)發(fā)展研究

【摘要】:旅游房地產(chǎn)的發(fā)展是隨著房地產(chǎn)業(yè)及旅游業(yè)的發(fā)展而不斷發(fā)展的,克拉瑪依市旅游房地產(chǎn)雖然起步較晚但最近幾年隨著克拉瑪依旅游業(yè)的興起,特別是中央“新疆工作會(huì)議”后,克拉瑪依旅游房地產(chǎn)發(fā)展十分迅速。本文從旅游吸引物的角度對(duì)克拉瑪依旅游房地產(chǎn)發(fā)展進(jìn)行研究,通過對(duì)旅游房地產(chǎn)吸引力的分析及計(jì)算,得出克拉瑪依旅游房地產(chǎn)總體吸引力屬于差的等級(jí),其中生態(tài)吸引力很差,建筑設(shè)施吸引力屬于中等水平,克拉瑪依旅游房地產(chǎn)市場(chǎng)的發(fā)展提升空間很大。最后從形態(tài)更新、外延融合式、內(nèi)涵挖掘三種路徑提升克拉瑪依旅游房地產(chǎn)吸引力,促進(jìn)克拉瑪依旅游房地產(chǎn)健康可持續(xù)的發(fā)展。 全文共有七大部分:第一章主要提出需要研究的問題,然后描寫論文的研究背景、研究目的及研究意義、研究思路和研究方法;第二章通過對(duì)國內(nèi)外旅游房地產(chǎn)的研究進(jìn)行系統(tǒng)的梳理和綜述,對(duì)旅游房地產(chǎn)相關(guān)理論進(jìn)行論述,并對(duì)旅游房地產(chǎn)及旅游吸引物的概念進(jìn)行全面的描述和定義;第三章對(duì)克拉瑪依市旅游房地產(chǎn)業(yè)、旅游業(yè)、房地產(chǎn)業(yè)三個(gè)產(chǎn)業(yè)的發(fā)展情況和相互間的聯(lián)系進(jìn)行分析;第四章對(duì)克拉瑪依市旅游房地產(chǎn)吸引力評(píng)價(jià)指標(biāo)體系的構(gòu)建原則、構(gòu)建方法、評(píng)價(jià)方法進(jìn)行分析;第五章通過運(yùn)用前面介紹的層次分析法及模糊綜合評(píng)價(jià)方法對(duì)克拉瑪依旅游房地產(chǎn)吸引力進(jìn)行評(píng)價(jià),,并對(duì)評(píng)價(jià)結(jié)果進(jìn)行分析;第六章從旅游吸引物的角度對(duì)克拉瑪依旅游房地產(chǎn)的健康可持續(xù)發(fā)展提出優(yōu)化方案,從而提高旅游房地產(chǎn)的吸引力,使克拉瑪依旅游房地產(chǎn)市場(chǎng)健康可持續(xù)發(fā)展;第七章是文章的結(jié)論。其中,第四、五、六章是論文的重點(diǎn)。
[Abstract]:The development of tourism real estate is developing with the development of real estate and tourism. Although the tourism real estate in Karamay started late, in recent years, with the rise of tourism in Karamay,Especially after the central "Xinjiang work Conference", Karamay tourism real estate development is very rapid.This paper studies the development of tourism real estate in Karamay from the angle of tourism attraction. Through the analysis and calculation of tourism real estate attraction, the author draws the conclusion that the overall attraction of tourist real estate in Karamay belongs to the bad grade.Among them the ecological attraction is very poor, the construction facility attraction belongs to the medium level, the Karamay tourism real estate market development promotion space is very big.Finally, it promotes the attraction of tourism real estate in Karamay and promotes the healthy and sustainable development of tourism real estate in Karamay.There are seven parts in this paper: the first chapter mainly puts forward the problems that need to be studied, then describes the research background, research purpose and research significance, research ideas and research methods;The second chapter through the domestic and foreign tourism real estate research systematically combs and summarizes, carries on the elaboration to the tourism real estate related theory, and carries on the comprehensive description and the definition to the tourism real estate and the tourism attraction concept;The third chapter analyzes the development of the tourism real estate, tourism and real estate industry in Karamay, and the relationship between the three industries. Chapter four analyzes the construction principles of the attraction evaluation index system of the tourism real estate in Karamay.The fifth chapter uses the analytic hierarchy process and fuzzy comprehensive evaluation method to evaluate the attraction of Karamay tourism real estate, and analyzes the evaluation results.The sixth chapter puts forward the optimization scheme for the healthy and sustainable development of Karamay tourism real estate from the angle of tourism attraction, so as to improve the attraction of tourism real estate and make the Karamay tourism real estate market develop healthily and sustainably.The seventh chapter is the conclusion of the article.Among them, the fourth, fifth and sixth chapters are the emphases of the thesis.
