房地產(chǎn)企業(yè)資金鏈風險管理研究

【摘要】:資金是房地產(chǎn)企業(yè)的血液,資金鏈的穩(wěn)定運轉是維持企業(yè)生產(chǎn)運營的根本前提。近年來,我國房地產(chǎn)業(yè)發(fā)展迅猛,房價節(jié)節(jié)攀升,國家為抑制房地產(chǎn)業(yè)快速發(fā)展,出臺一系列的調控政策。隨著調控的不斷深入,房地產(chǎn)業(yè)環(huán)境變得日趨嚴峻,逐漸呈現(xiàn)融資困難、成本上漲、銷售低迷的態(tài)勢。面對復雜環(huán)境帶來的眾多不確定性因素變化,房地產(chǎn)企業(yè)開始面臨較大的資金運轉壓力。因此,如何在這種形勢下,分析和管理不確定因素給企業(yè)帶來的資金鏈風險,以提高房地產(chǎn)企業(yè)的資金運營能力,是亟待解決的問題。 本文從房地產(chǎn)企業(yè)資金鏈及資金鏈風險的概念出發(fā),分析了房地產(chǎn)企業(yè)資金鏈風險的現(xiàn)狀。提出了風險效應和風險抗力思想,并與風險因素辨識方法相結合,找尋并深入分析了房地產(chǎn)企業(yè)資金鏈風險影響因素。其次,借助粗糙集理論的相關方法構建了合理的房地產(chǎn)企業(yè)資金鏈風險評價指標體系,并在此基礎之上,,運用信息熵法確定了評價指標的系統(tǒng)權重,通過仿真法求出了各評價指標的風險度,從而建立了房地產(chǎn)企業(yè)資金鏈風險綜合評價模型。而后,提出了房地產(chǎn)企業(yè)資金鏈風險應對措施和風險監(jiān)控體系。最后,結合實際企業(yè),對該企業(yè)的資金鏈風險進行科學評價,并針對存在的主要風險因素提出了有效的應對措施。 本文將粗糙集理論、信息熵法及仿真法運用于房地產(chǎn)企業(yè)資金鏈風險管理中,給房地產(chǎn)企業(yè)提供路一套有效的識別分析資金鏈風險的思路,幫助房地產(chǎn)企業(yè)從根本上控制資金鏈風險的發(fā)生,對提高房地產(chǎn)資金鏈風險管理水平起到一定的指導作用。
[Abstract]:Capital is the blood of real estate enterprises, and the stable operation of the capital chain is the fundamental prerequisite to maintain the production and operation of enterprises. In recent years, the real estate industry in China has developed rapidly, housing prices have been rising, and the country is trying to restrain the rapid development of the real estate industry. Introduction of a series of regulatory policies. With the deepening of regulation and control, the real estate environment has become increasingly severe, gradually presenting financing difficulties, rising costs, low sales situation. Therefore, how to analyze and manage the risk of capital chain brought by uncertain factors in order to improve the capital operation ability of real estate enterprises, It is an urgent problem to be solved. Based on the concept of capital chain and capital chain risk in real estate enterprises, this paper analyzes the present situation of capital chain risk in real estate enterprises, puts forward the idea of risk effect and risk resistance, and combines with the identification method of risk factors. Secondly, with the help of rough set theory, a reasonable evaluation index system of real estate enterprise capital chain risk is constructed, and on the basis of this, the paper analyzes the risk factors of real estate enterprise capital chain risk. The systematic weight of evaluation index is determined by using information entropy method, the risk degree of each evaluation index is calculated by simulation method, and the comprehensive evaluation model of real estate enterprise capital chain risk is established. Finally, combining with the actual enterprise, the paper makes a scientific evaluation of the risk of the capital chain of the real estate enterprise, and puts forward effective countermeasures against the main risk factors. In this paper, rough set theory, information entropy method and simulation method are applied to risk management of capital chain in real estate enterprises, which provides real estate enterprises with an effective way to identify and analyze the risk of capital chain. To help the real estate enterprises to control the risk of the capital chain fundamentally plays a guiding role in improving the risk management level of the real estate capital chain.
