【摘要】：筆者基于區(qū)域異質(zhì)性視角,利用面板協(xié)整理論和動態(tài)面板估計方法,討論了我國不同地區(qū)和不同年齡階段人口對房價波動的影響�；窘Y(jié)論為:老齡人群曾推動了房價上漲,東部地區(qū)青年人群支付能力與高房價間存在矛盾。人口老齡化會否導(dǎo)致房地產(chǎn)市場的下行風(fēng)險,關(guān)鍵在于剛需人群購買力的有效釋放;同時,部分區(qū)域房價虛高,應(yīng)及時予以重視,并采取綜合性措施應(yīng)對之。
[Abstract]:Based on the perspective of regional heterogeneity, using the theory of panel cointegration and the method of dynamic panel estimation, this paper discusses the effect of population in different regions and different ages on house price fluctuation in China. The basic conclusions are as follows: the elderly have pushed up the house price, and there is a contradiction between the ability to pay and the high house price in the eastern region. Whether the aging of the population will lead to the downward risk of the real estate market, the key lies in the effective release of purchasing power of the rigid demand group; at the same time, some regional housing prices should be paid attention to in time, and comprehensive measures should be taken to deal with them.
