BIM在天津萬達中心項目全生命周期管理中的應用研究

【摘要】:工程項目管理,尤其是大型復雜項目的管理具有專業(yè)性強、參與方多、跨學科協(xié)作、投資規(guī)模大、風險可控度差等諸多特性。從全壽命周期項目管理的視角來看,大型復雜項目的管理存在著一定的困難,傳統(tǒng)項目管理中進度、成本、質(zhì)量、安全、合同、信息以及溝通協(xié)調(diào)等七大要素難以得到兼顧。鑒于此,將信息管理技術(shù)應用到工程項目管理中,實現(xiàn)工程項目的信息化管理正逐步成為建筑業(yè)的發(fā)展趨勢之一。BIM (Building Information Modeling)技術(shù)作為信息化時代建筑業(yè)的發(fā)展趨勢,目前已在很大范圍內(nèi)獲得研究和應用,其實質(zhì)是基于全壽命周期的工程管理信息化技術(shù)。應用BIM技術(shù)有助于提升公司運營效率及項目管理水平,進而降低工程項目開發(fā)的成本投入、提高項目投資決策的效率及信息質(zhì)量、并實現(xiàn)資源的節(jié)約利用。廣泛推進BIM技術(shù)在項目開發(fā)全壽命周期中的應用,將從根本上推動國內(nèi)建筑業(yè)的信息化發(fā)展進程,最終實現(xiàn)建筑信息化及建筑產(chǎn)業(yè)化的發(fā)展目標。本文在分析天津萬達中心管理現(xiàn)狀的基礎上,應用BIM技術(shù)優(yōu)化解決其在規(guī)劃、設計、施工以及后期運維階段存在的問題。在基礎理論方面,本文詳細闡述了BIM技術(shù)的特點及其應用的技術(shù)原理,介紹了BIM技術(shù)在項目管理不同階段的應用,BIM技術(shù)與IFC標準之間的數(shù)據(jù)關(guān)系,BIM技術(shù)在項目各參與方中的應用以及在項目管理不同階段的具體應用。此外,本文基于BIM技術(shù)構(gòu)建了項目管理框架,并設計了BIM技術(shù)在項目管理之中應用的執(zhí)行方案,以期實現(xiàn)基于全壽命周期的BIM技術(shù)項目管理。.在研究“BIM技術(shù)在天津萬達中心項目管理不同階段的應用”的過程中,本文在使用傳統(tǒng)項目管理方法處理天津萬達中心項目不同開發(fā)階段存在的問題的基礎上,利用BIM技術(shù)優(yōu)化各階段項目管理方法。該部分研究內(nèi)容主要包含以下方面:(1)在項目的設計階段,采用BIM技術(shù)進行可視化的三維協(xié)同設計,避免了不同專業(yè)之間的碰撞,并結(jié)合綠色建筑設計指標對建筑物進行節(jié)能分析;(2)在施工階段,本文主要研究了BIM技術(shù)在施工圖碰撞檢查、施工成本動態(tài)控制、可視化的施工質(zhì)量控制、復雜施工節(jié)點技術(shù)交底、可視化的4D管理系統(tǒng)施工進度分析及控制等方面的應用;(3)在建筑物的運維管理階段,結(jié)合竣工模型的交付,接通第三方運維管理系統(tǒng)并參照IFC數(shù)據(jù)的開發(fā)對接BIM模型,實現(xiàn)對商業(yè)地產(chǎn)項目后期的運營管理(包括建筑物空間資源的租售管理,商場安全防火管理以及建筑物設備的更新維修管理等),實現(xiàn)對建筑物智慧化的運維管理(從單體建筑的智慧化管理推動智慧城市的建設發(fā)展)。最后,本文基于BIM技術(shù)在天津萬達中心項目的實際應用,完成對在建筑工程管理中應用BIM技術(shù)的策劃,希望有助于推進國內(nèi)建筑業(yè)向綠色節(jié)能、信息化、產(chǎn)業(yè)化的方向發(fā)展。
[Abstract]:Engineering project management, especially the management of large and complex projects, has many characteristics, such as strong specialization, multiple participants, interdisciplinary cooperation, large scale of investment, poor risk control and so on. From the point of view of life-cycle project management, there are some difficulties in the management of large and complex projects. In traditional project management, seven factors, such as schedule, cost, quality, safety, contract, information and communication coordination, are difficult to be taken into account. In view of this, applying the information management technology to the engineering project management, realizing the information management of the engineering project is gradually becoming one of the development trends of the construction industry .BIM (Building Information Modeling) technology as the development trend of the construction industry in the information age. At present, it has been studied and applied in a wide range, and its essence is the engineering management information technology based on the whole life cycle. The application of BIM technology can improve the company's operational efficiency and project management level, reduce the cost input of project development, improve the efficiency of project investment decision and the quality of information, and realize the conservation and utilization of resources. Widely promoting the application of BIM technology in the whole life cycle of project development will fundamentally promote the information development process of domestic construction industry and finally realize the development goal of building informatization and building industrialization. Based on the analysis of the present management situation of Tianjin Wanda Center, this paper applies BIM technology to solve the problems existing in the planning, design, construction and later operation and maintenance stages of Wanda Center. In terms of basic theory, the characteristics of BIM technology and the technical principle of its application are described in detail in this paper. This paper introduces the application of BIM technology in different stages of project management. The data relationship between BIM technology and IFC standard is introduced. The application of BIM technology in different stages of project management is also introduced. In addition, this paper constructs the project management framework based on BIM technology, and designs the implementation scheme of the application of BIM technology in project management, in order to realize the BIM technology project management based on the whole life cycle. In the course of studying "the application of BIM technology in different stages of project management of Tianjin Wanda Center", this paper uses the traditional project management method to deal with the problems existing in different stages of development of Tianjin Wanda Center Project. The BIM technology is used to optimize the project management methods in each stage. This part mainly includes the following aspects: (1) in the project design phase, using BIM technology to visualize 3D collaborative design, to avoid the collision between different majors, In the construction stage, this paper mainly studies the BIM technology in the construction drawing collision inspection, construction cost dynamic control, visual construction quality control. The application of complex construction node technology, visual 4D management system construction schedule analysis and control. (3) in the building operation and maintenance management stage, combined with the completion of the delivery of model, Connecting with the third party operation and maintenance management system and referring to the development of IFC data and docking the BIM model to realize the management of commercial real estate project in the later stage (including the rental and sale management of building space resources), In order to realize the operation and maintenance management of building intelligentization, the management of building safety and fire prevention and the renewal and maintenance of building equipment are realized (from the intelligent management of single building to promote the construction and development of intelligent city). Finally, based on the practical application of BIM technology in Tianjin Wanda Center project, the author plans the application of BIM technology in construction engineering management, hoping to help promote the development of domestic construction industry towards green energy saving, information technology and industrialization.
