【摘要】：房地產(chǎn)業(yè)在飛速發(fā)展中面臨著諸多壓力,消費(fèi)結(jié)構(gòu)需求升級(jí)變化情況明顯高于與產(chǎn)品生產(chǎn)相關(guān)的結(jié)構(gòu)、消費(fèi)政策、環(huán)境和理念等。提升產(chǎn)品及服務(wù)質(zhì)量為房地產(chǎn)在供給側(cè)改革中謀得長(zhǎng)遠(yuǎn)發(fā)展的關(guān)鍵方向,如何利用項(xiàng)目管理方法提高客戶滿意度成為關(guān)鍵,其中物業(yè)管理企業(yè)在住宅前期物業(yè)驗(yàn)收交接管理工作中起到關(guān)鍵作用。本文以煙臺(tái)市KHXC項(xiàng)目這一典型的大規(guī)模以剛需為主改善型為輔中檔小區(qū)為例,研究項(xiàng)目管理方法在住宅前期物業(yè)驗(yàn)收交接管理工作這一環(huán)節(jié)的應(yīng)用,對(duì)于研究煙臺(tái)市及沿海地區(qū)30萬平米以上中檔剛需型小高層住宅項(xiàng)目在住宅前期物業(yè)驗(yàn)收交接管理工作中如何根據(jù)供給側(cè)改革的精神引進(jìn)項(xiàng)目管理這一先進(jìn)的理論及方法有著現(xiàn)實(shí)意義及參考借鑒價(jià)值。本文從物業(yè)驗(yàn)收交接計(jì)劃的定制、實(shí)施與控制、收尾與評(píng)價(jià)等環(huán)節(jié)入手,深入研究物業(yè)驗(yàn)收交接管理過程中如何結(jié)合供給側(cè)改革的精神運(yùn)用項(xiàng)目管理這一先進(jìn)科學(xué)的新型管理理論與方法,規(guī)范住宅前期驗(yàn)收交接管理中的相關(guān)工作開展,進(jìn)一步指導(dǎo)類似相關(guān)項(xiàng)目物業(yè)驗(yàn)收交接管理實(shí)踐中加以應(yīng)用和推廣,為進(jìn)一步規(guī)范日益成熟的煙臺(tái)物業(yè)管理市場(chǎng)起到促進(jìn)作用。
[Abstract]:The real estate industry is facing a lot of pressure in the rapid development. The situation of demand upgrading of consumption structure is obviously higher than the structure, consumption policy, environment and idea related to product production. Improving the quality of products and services is the key direction for the long-term development of real estate in supply-side reform. How to use project management to improve customer satisfaction becomes the key. Among them, property management enterprises play a key role in the transfer of residential property acceptance management. Taking Yantai KHXC project as an example, this paper studies the application of project management method in the management of residential property acceptance and acceptance. This paper studies how to introduce the advanced management of project management according to the spirit of supply-side reform in the early stage of residential property acceptance and acceptance management in Yantai City and coastal areas of Yantai City and coastal areas, 300000 square meters above 300000 square meters. The discussion method has the realistic significance and the reference value. This paper starts with the customization, implementation and control, closing and evaluation of the property acceptance transfer plan, etc. How to combine the spirit of supply-side reform to apply project management, which is an advanced and scientific new management theory and method, in the process of property acceptance handover management, and to standardize the relevant work in the early stage of residential acceptance handover management, Further guide the similar projects in the practice of property acceptance and transfer management to be applied and promoted to further standardize the increasingly mature Yantai property management market play a role in promoting.
