【摘要】:步入21世紀(jì)后,我國的城鎮(zhèn)化進入了高速發(fā)展的階段,首先就帶動了建筑市場的繁榮,房建和市政公用項目大量上馬,城市經(jīng)濟圈戰(zhàn)略又加快了城市間的鐵路、公路的建設(shè)。市場的急劇擴張使得建筑企業(yè)的數(shù)量和建筑業(yè)總產(chǎn)值也呈現(xiàn)井噴式增長,建筑施工企業(yè)的利潤總額也持續(xù)增長。然而在建筑業(yè)表面繁榮的背后,建筑施工企業(yè)的工程利潤空間卻一直很小。就2011年建筑施工企業(yè)的總資產(chǎn)回報率的角度來看,回報率比中國人民銀行一年期貸款利率還低2.44個百分點,對建筑施工企業(yè)而言,這意味著大多數(shù)都在微利經(jīng)營。 建筑施工企業(yè)間的惡性競爭和建設(shè)單位和建筑施工企業(yè)間的不平等地位是造成建筑施工企業(yè)利潤空間小的主要原因。在這種大環(huán)境下,XX建筑公司作為一個典型的建筑施工企業(yè),同絕大多數(shù)建筑施工企業(yè)一樣,都陷入了舉步維艱的困境。因此,XX建筑公司必須改變建造合同項目傳統(tǒng)的經(jīng)營策略,增加建造合同收入才能在慘烈的市場競爭中立于不敗之地。 基于上述原因,論文根據(jù)XX建筑公司以往項目施工中借助工程變更、索賠等合同事件為項目實現(xiàn)增收的案例,以前瞻性的眼光去研究項目全壽命周期內(nèi)建筑施工企業(yè)實現(xiàn)利潤最大化的方法,提出了建造合同條件下XX建筑公司的二次經(jīng)營策略。 首先,論文系統(tǒng)的解釋了不平衡報價、價值工程、工程變更、索賠和價格調(diào)整這五種方法為項目實現(xiàn)增收的原理。其次,介紹了建造合同常見的三種承包模式和XX建筑公司現(xiàn)有的經(jīng)營模式,并提出了二次經(jīng)營的思路。再者,深入分析研究了二次經(jīng)營策略在項目實施各個階段的運用。最后,對XX建筑公司二次經(jīng)營策略實施的效果進行總結(jié)。 通過對建造合同條件下XX建筑公司二次經(jīng)營策略的研究,本論文旨在為XX建筑公司打破建造合同項目經(jīng)營上的困局,同時也為國內(nèi)建筑施工企業(yè)在工程項目中增加建造合同收入提供有益的借鑒。
[Abstract]:After entering the 21st century, the urbanization of our country has entered the stage of high speed development. First of all, it has driven the prosperity of the construction market, housing construction and municipal public utilities have been launched in a large number, and the strategy of urban economic circle has accelerated the construction of railways and highways between cities.With the rapid expansion of the market, the number of construction enterprises and the gross output value of the construction industry also show blowout growth, and the total profits of construction enterprises continue to increase.However, behind the prosperity of construction industry, the profit margin of construction enterprises has been very small.In terms of the total return on assets for construction companies in 2011, the return was 2.44 percentage points lower than the people's Bank of China one-year lending rate, which means most construction companies are operating at a low profit.The vicious competition among the construction enterprises and the unequal position between the construction units and the construction enterprises are the main reasons for the small profit space of the construction enterprises.In this environment, as a typical construction enterprise, as most construction enterprises, the construction company is in a difficult position.Therefore, the construction company must change the traditional management strategy of the construction contract project and increase the construction contract income in order to remain invincible in the fierce market competition.Based on the above reasons, according to XX construction company in the past project construction with the help of engineering changes, claims and other contract events for the project to achieve revenue increase cases,This paper studies the method of maximizing the profit of the construction enterprise in the whole life cycle of the project by looking forward, and puts forward the secondary management strategy of XX construction company under the condition of the construction contract.Firstly, the paper systematically explains the five methods of unbalanced quotation, value engineering, engineering change, claim and price adjustment.Secondly, it introduces three common contracting modes of construction contract and the existing management mode of XX construction company, and puts forward the idea of secondary management.Furthermore, the application of secondary management strategy in each stage of project implementation is analyzed and studied in depth.Finally, the effect of the implementation of XX construction company's second management strategy is summarized.Based on the study of the secondary management strategy of XX Construction Company under the condition of construction contract, this paper aims at breaking the difficulties in the construction contract project management for XX Construction Company.At the same time, it also provides useful reference for domestic construction enterprises to increase construction contract income.
