西北品牌鞋城商業(yè)地產(chǎn)項目的開發(fā)運營研究

【摘要】: 隨著我國國民經(jīng)濟的快速發(fā)展,人民生活水平的不斷提高,我國的批發(fā)、零售業(yè)得到了快速的發(fā)展,用于進行商業(yè)經(jīng)營的商業(yè)地產(chǎn)需求增加,眾多開發(fā)商看準了商業(yè)地產(chǎn)的高收益,紛紛進入商業(yè)地產(chǎn)開發(fā)市場,但由于開發(fā)商缺乏科學、合理的規(guī)劃,缺乏商業(yè)地產(chǎn)開發(fā)、運營的理論指導,重地產(chǎn)開發(fā),輕商業(yè)運營,結(jié)果商業(yè)地產(chǎn)項目開發(fā)的多,但真正能長期運營良好的少。正是在這樣的前提下,選擇西北品牌鞋城商業(yè)地產(chǎn)項目進行實證分析。西北品牌鞋城商業(yè)地產(chǎn)項目存在的問題在目前中國商業(yè)地產(chǎn)開發(fā)、運營過程中普遍存在,并且有一定代表性,研究和解決他們,不但對西北品牌鞋城的進一步發(fā)展有重要意義,而且希望能為我國商業(yè)地產(chǎn)的開發(fā)、運營提供新的思路。 論文的第一部分介紹了商圈、價值鏈等商業(yè)地產(chǎn)項目開發(fā)、運營的相關理論;第二部分對西北品牌鞋城市商業(yè)地產(chǎn)項目做了介紹;第三部分對西北品牌鞋城市商業(yè)地產(chǎn)項目的開發(fā)、運營進行了分析,提出了目前項目存在的問題;第四部分對存在的問題提出了相關解決策略。
[Abstract]:With the rapid development of our national economy and the continuous improvement of people's living standards, the wholesale and retail trade in our country has been developing rapidly, and the demand for commercial real estate for commercial operations has increased. Many developers see the high returns of commercial real estate and enter the commercial real estate development market one after another. However, due to the lack of scientific, reasonable planning, lack of theoretical guidance of commercial real estate development and operation, developers pay more attention to real estate development than commercial operations. As a result, commercial real estate projects developed more, but the real long-term operation of good few. It is under this premise, choose northwest brand shoe city commercial real estate project to carry on the demonstration analysis. The problems existing in the commercial real estate project of Northwest Brand Shoe City are generally existing in the process of development and operation of commercial real estate in China at present, and have certain representativeness. It is not only important for the further development of Northwest Brand Shoe City to study and solve them, but also for the further development of North West Brand Shoe City. And hope to provide new ideas for the development and operation of commercial real estate in China. The first part of the paper introduces the commercial real estate development, value chain and other commercial real estate development, operation theory, the second part of the northwest brand shoes city commercial real estate project is introduced. The third part of the northwest brand shoes city commercial real estate project development, operation analysis, put forward the existing problems of the project; the fourth part of the existing problems put forward the relevant solutions.
