【摘要】:生態(tài)化為主導(dǎo)的度假區(qū)旅游地產(chǎn)發(fā)展模式。隨著國內(nèi)休閑度假旅游的興起和大城市房地產(chǎn)開發(fā)的外溢,與大城市外部以生態(tài)旅游資源為基礎(chǔ)的度假區(qū)的發(fā)展在空間上相呼應(yīng),生態(tài)型宜居區(qū)開發(fā)正在形成規(guī)模,這就是旅游地產(chǎn)。如能很好地結(jié)合養(yǎng)老與休閑度假兩大產(chǎn)業(yè)開發(fā)出適合居民需求的項目,項目將輕易可以達(dá)到多贏的局面。由于我國養(yǎng)老社會化、市場化實施時間較短,存在養(yǎng)老市場供給缺口大、養(yǎng)老服務(wù)設(shè)施建設(shè)滯后、管理和服務(wù)水平較低、政策法規(guī)不夠健全等不足。本文提出的GS生態(tài)城市以國際接軌的養(yǎng)生健康文化、度假休閑文化為引領(lǐng),集頤居、休閑、娛樂、度假、會務(wù)功能于一體的綜合旅游基地,成為國際水平、華南標(biāo)桿的休閑旅游度假示范基地。它是建立完善社會養(yǎng)老保障體系的必要補充,不僅有助于減輕政府養(yǎng)老負(fù)擔(dān),還有利于提高老年人生活質(zhì)量,促進(jìn)和諧社會的構(gòu)建以及社會總體幸福指數(shù)的提升。同時可以帶動地區(qū)經(jīng)濟(jì)。論文結(jié)構(gòu)上是根據(jù)研究問題的順序?qū)訉油七M(jìn),結(jié)合項目基本情況、投資環(huán)境和市場分析,提出項目規(guī)劃空間布局和建設(shè)計劃,明確項目定位與目標(biāo)市場;采用SWOT分析法對項目的優(yōu)勢、劣勢、機(jī)遇、威脅及戰(zhàn)略矩陣進(jìn)行深入分析;制定項目產(chǎn)品、定價、渠道和促銷策略;對項目進(jìn)行投資估算,確定項目總投資及資金籌措;進(jìn)而對項目的經(jīng)濟(jì)效益、社會效益進(jìn)行分析,同時對項目的風(fēng)險因素分析,研究規(guī)避措施,確定項目的可行性。本文在充分分析GS生態(tài)城旅游資源的特征和旅游開發(fā)現(xiàn)狀的基礎(chǔ)上,針對休閑度假旅游業(yè)和養(yǎng)老產(chǎn)業(yè)未來發(fā)展的方向和需求,提出開發(fā)項目戰(zhàn)略的商業(yè)計劃,希望為項目快速發(fā)展、深度開發(fā)以及可持續(xù)性發(fā)展提供完整的參照本。文章對GS生態(tài)城項目開發(fā)的商業(yè)計劃研究,提煉可供珠三角休閑度假旅游及房地產(chǎn)項目開發(fā)的思路,完善當(dāng)前項目所需的戰(zhàn)略框架,為項目提供可操作的戰(zhàn)略指導(dǎo)。力求在實踐和理論上均取得良好的效果。
[Abstract]:Ecological resort for the leading tourism real estate development model. With the rise of domestic leisure and vacation tourism and the spillover of real estate development in big cities, the development of eco-tourism Resource-based resorts outside big cities is echoing in space, and the development of ecotypic livable areas is taking shape on a scale. This is tourist property. If we can combine the pension industry and leisure vacation industry to develop a project suitable for the needs of the residents, the project will easily achieve a win-win situation. Because of the socialization of the aged in our country, the short time of the marketization, the shortage of the supply of the aged, the lag of the construction of the service facilities for the aged, the low level of management and service, the insufficiency of the policies and regulations, and so on. The GS ecological city is a comprehensive tourism base which integrates living, leisure, entertainment and meeting functions, and becomes an international level, which is guided by international health and health culture, vacation and leisure culture, and is guided by holiday and leisure culture. South China benchmark leisure tourism model base. It is a necessary supplement to the establishment and perfection of the social old-age security system, which not only helps to lighten the burden of government pension, but also helps to improve the quality of life of the elderly, to promote the construction of a harmonious society and to enhance the overall happiness index of the society as a whole. At the same time can stimulate the regional economy. The structure of the paper is to promote the project according to the sequence of research problems, combined with the basic situation of the project, investment environment and market analysis, put forward the project planning spatial layout and construction plan, clear project positioning and target market; SWOT analysis method is used to analyze the strengths, weaknesses, opportunities, threats and strategic matrix of the project; to formulate the project products, pricing, channels and promotion strategies; to estimate the investment of the project; to determine the total investment and financing of the project; Then, the economic and social benefits of the project are analyzed. At the same time, the risk factors of the project are analyzed, the avoidance measures are studied, and the feasibility of the project is determined. Based on the analysis of the characteristics of tourism resources and the present situation of tourism development in GS ecological city, this paper puts forward the business plan of developing project strategy in view of the direction and demand of the future development of leisure and vacation tourism and pension industry. Hope to provide a complete reference for the rapid development, deep development and sustainable development of the project. This paper studies the business plan of GS Eco-city project, abstracts the ideas for the development of leisure tourism and real estate project in Pearl River Delta, consummates the strategic framework needed by the current project, and provides operational strategic guidance for the project. Strive to achieve good results in practice and theory.
