【摘要】：職工公寓建設屬于建筑工程項目,建筑工程投資規(guī)模較大、建設周期較長、涉及的單位和企業(yè)較為復雜,并且在建設過程中伴隨著許多不確定因素,這些多方面的影響因素直接導致建筑工程項目風險大,為按期完成工程建設,追求經濟效益最大化,承建企業(yè)必須對工程項目所面臨的所有風險進行分析,研究風險的性質、根源、發(fā)生的概率、風險帶來的損失大小等,并根據識別的風險制定有效的風險應對方案。工程項目風險管理在我國還處于起步階段,與國外的項目管理理論相比,我國在該方面的理論探索及應用還很不成熟,仍然需要長期的研究與改善。本文以福田雷沃重工職工公寓的建設項目為研究對象,主要采用了文獻學習與專家訪談相結合、定性與定量分析相結合、規(guī)范分析與實證分析相對比等方法研究該項目工程在決策期、建設期及運營期存在的風險,然后再利用多層次模糊綜合評價法進行風險評價,根據風險評價結果研究應對策略,將整個工程項目的風險損失降到最低。本文從建筑工程項目風險研究的背景、現(xiàn)狀、意義等方面入手研究該工程項目的風險管理方案。通過對項目風險管理的風險識別、風險評價、風險應對的研究與分析,確定本文的研究思路,對職工公寓建設工程項目進行風險管理,以保證該項目的順利開展與完工。
[Abstract]:The construction of worker's apartment belongs to the construction project, the investment scale of the construction project is large, the construction period is longer, the units and enterprises involved are more complex, and many uncertain factors accompany in the construction process. These factors directly lead to the large risk of the construction project. In order to complete the project on schedule and maximize the economic benefits, the contractor must analyze all the risks faced by the project and study the nature of the risk. Source, probability of occurrence, loss of risk and so on, and make effective risk response plan according to the identified risk. Engineering project risk management is still in its infancy in our country. Compared with the foreign project management theory, our country's theoretical exploration and application in this field is still immature, and still needs long-term research and improvement. This paper takes the construction project of Futian Revo heavy Industry employees' apartment as the research object, mainly adopts the combination of literature study and expert interview, qualitative analysis and quantitative analysis. Comparing the normative analysis with the empirical analysis, the paper studies the risk of the project in the decision-making, construction and operation periods, then uses the multi-level fuzzy comprehensive evaluation method to carry out the risk evaluation, and studies the countermeasures according to the risk evaluation results. Minimize the risk loss of the entire project. In this paper, the risk management scheme of the construction project is studied from the background, present situation and significance of the risk research of the construction project. Through the research and analysis of the risk identification, risk evaluation and risk response of the project, the research ideas of this paper are determined, and the risk management of the staff apartment construction project is carried out in order to ensure the smooth development and completion of the project.
