基于BIM的建設(shè)工程施工合同計(jì)價(jià)模式研究

【摘要】:建筑信息模型(Building Information Modeling,BIM)作為一種能夠通過創(chuàng)建并利用數(shù)字化模型實(shí)現(xiàn)對(duì)建設(shè)工程項(xiàng)目進(jìn)行設(shè)計(jì)、建造及運(yùn)營(yíng)管理的現(xiàn)代信息技術(shù)平臺(tái),,以其集成化、智能化、數(shù)字化以及模型信息關(guān)聯(lián)性等特點(diǎn),為參與建設(shè)工程項(xiàng)目的各方創(chuàng)建了一個(gè)便于交流的信息平臺(tái)。近年來,BIM技術(shù)在國(guó)內(nèi)建筑業(yè)日益得到重視和實(shí)際應(yīng)用。 合同是聯(lián)系建設(shè)工程施工各參與方的紐帶,其創(chuàng)立的目的是促使各方目標(biāo)一致,從而建立合作的項(xiàng)目組織。合同計(jì)價(jià)模式規(guī)定了合同中價(jià)款的確認(rèn)與風(fēng)險(xiǎn)分配的方法,因此在合同管理中具有基礎(chǔ)性和方向性。合同計(jì)價(jià)模式體現(xiàn)了業(yè)主對(duì)建設(shè)工程管理的期望。在建設(shè)工程施工過程中,合同計(jì)價(jià)模式能夠?qū)崿F(xiàn)業(yè)主和承包商的目標(biāo)協(xié)調(diào),保證建設(shè)工程施工的順利實(shí)施。BIM技術(shù)引入建設(shè)工程項(xiàng)目采購(gòu)過程后,除對(duì)項(xiàng)目各參與方的合作方式產(chǎn)生根本性影響外,必然會(huì)對(duì)特定的項(xiàng)目采購(gòu)模式下建設(shè)工程施工合同當(dāng)事人各方或者建設(shè)工程施工各參與方基于合同的利益及其相互關(guān)系構(gòu)成重大影響,選擇適宜的合同計(jì)價(jià)模式便成為平衡合同當(dāng)事人各方或者建設(shè)工程施工各參與方基于合同的利益關(guān)系和相應(yīng)的風(fēng)險(xiǎn)分配關(guān)系必須解決的關(guān)鍵性問題。 該論文首先對(duì)傳統(tǒng)的建設(shè)工程施工合同計(jì)價(jià)模式做了闡述,對(duì)不同合同計(jì)價(jià)模式的特征及其對(duì)建設(shè)工程項(xiàng)目管理的影響進(jìn)行了對(duì)比分析,探究問題的本質(zhì),并為基于BIM的建設(shè)施工合同計(jì)價(jià)模式研究提供理論基礎(chǔ)。對(duì)BIM在我國(guó)的應(yīng)用現(xiàn)狀及障礙研究進(jìn)行了概述,并運(yùn)用系統(tǒng)邏輯分析的方法,對(duì)基于BIM的建設(shè)工程施工合同計(jì)價(jià)模式的起因進(jìn)行了分析。BIM的應(yīng)用對(duì)傳統(tǒng)的建設(shè)工程項(xiàng)目管理發(fā)生了變化,在創(chuàng)建新的標(biāo)準(zhǔn)建設(shè)工程合同體系的同時(shí),還要在基于BIM的建設(shè)工程施工中選擇適宜的合同計(jì)價(jià)模式。結(jié)合BIM在我國(guó)的應(yīng)用現(xiàn)狀及BIM的應(yīng)用對(duì)建設(shè)工程施工合同計(jì)價(jià)模式的影響,該論文指出了基于BIM的建設(shè)施工合同計(jì)價(jià)模式的影響因素。并以BIM在我國(guó)的應(yīng)用現(xiàn)狀為前提,以有利于促進(jìn)BIM在建設(shè)工程施工中的順利應(yīng)用,保證的建設(shè)工程的順利實(shí)施為標(biāo)準(zhǔn),對(duì)在基于BIM的建設(shè)工程施工合同中采用總價(jià)合同、單價(jià)合同及成本加酬金合同所需注意的相關(guān)事項(xiàng)和需增加的相關(guān)條款進(jìn)行分析。
[Abstract]:Building Information Modeling (BIM) is a modern information technology platform which can be used to design, build and manage construction projects by creating and using digital models. It is integrated and intelligent. Digitalization and model information correlation have created a convenient information platform for all parties involved in construction projects. In recent years, BIM technology has been paid more and more attention to and applied in the domestic construction industry. The pricing model of contract stipulates the method of confirming the price and distributing the risk in the contract, so it has the basic and directionality in the contract management. Contract pricing model reflects the owner's expectations for construction project management. In the construction process, the contract pricing model can achieve the goal coordination between the owner and the contractor, and ensure the smooth implementation of construction. BIM technology is introduced into the procurement process of construction project. In addition to having a fundamental impact on the way in which project participants cooperate, It will inevitably have a significant impact on the contract-based interests of the parties to the construction contract or on the relationship between the parties involved in the construction project under a specific project procurement model, The choice of appropriate contract pricing model becomes the key problem that must be solved in order to balance the interest relationship between the parties to the contract or the participants in the construction project based on the contract and the corresponding risk distribution relationship. This paper expounds the traditional pricing mode of construction contract in construction engineering. This paper makes a comparative analysis of the characteristics of different contract pricing modes and their influence on the construction project management, explores the nature of the problem, and provides a theoretical basis for the study of the construction contract valuation model based on BIM. In this paper, the application status and obstacles of BIM in China are summarized, and the method of system logic analysis is used. This paper analyzes the causes of the pricing mode of construction contract based on BIM. The application of BIM changes the traditional construction project management. At the same time, it creates a new standard construction contract system. We should also choose the appropriate contract pricing mode in the construction of BIM. Combined with the current application of BIM in China and the influence of BIM application on the pricing mode of construction contract, the paper points out the influencing factors of the pricing model of construction contract based on BIM. On the premise of the application of BIM in our country, in order to promote the smooth application of BIM in the construction project and ensure the smooth implementation of the construction project as the standard, the total price contract is adopted in the construction contract based on BIM. Relevant items and terms to be added to unit-price contract and cost-plus-fee contract are analyzed.
