【摘要】：隨著城市居住區(qū)的不斷發(fā)展,居住區(qū)景觀建設(shè)也越來(lái)越受重視。中海地產(chǎn)作為全國(guó)享有較好聲譽(yù)的房地產(chǎn)之一,在呼和浩特市也擁有5個(gè)地產(chǎn)項(xiàng)目。其地產(chǎn)銷(xiāo)售額和銷(xiāo)售面積以及市場(chǎng)占有率上均名列前茅,這五個(gè)項(xiàng)目,基本上包括了各種戶(hù)型的景觀綠地,如多層、中高層、高層、還有別墅區(qū)。 本文通過(guò)對(duì)中海地產(chǎn)在呼市的五個(gè)項(xiàng)目的綠地景觀進(jìn)行調(diào)查分析,針對(duì)景觀要素,利用層次分析法、滿意度調(diào)查法的方式進(jìn)行景觀評(píng)價(jià),從而有效的、專(zhuān)業(yè)的做出評(píng)分,從多個(gè)同角度研究居住區(qū)的景觀。本文主要從這兩個(gè)方面進(jìn)行分析： (一)首先闡述了居住區(qū)的環(huán)境及景觀現(xiàn)狀,針對(duì)居住區(qū)的綠地景觀、道路鋪裝、水景、小品、進(jìn)行具體分析和特色景觀分析研究。以錦繡城的綠地景觀分析為主,結(jié)合其他四個(gè)居住區(qū)的特色景觀進(jìn)行分析。在綠地景觀設(shè)計(jì)方式、植物配置模式方面,以喬-灌-草、喬-灌、喬-草、喬-灌的搭配形式。在物種豐富度和物種多樣性方面,物種豐富度和物種多樣性分別為11.82和4.96。植物種類(lèi)包括24個(gè)科、46個(gè)屬。在園林建筑的選擇方面,材質(zhì)豐富包括大理石、木頭、金屬,呈現(xiàn)出不同的園林景觀。在園林水景方面,利用疊水、瀑布營(yíng)造出不同氛圍。本文針對(duì)這些方面逐一進(jìn)行詳細(xì)分析,從而為以后居住區(qū)設(shè)計(jì)提供相關(guān)可參考的建議。 (二)利用多層次景觀評(píng)價(jià)法(AHP)和調(diào)查評(píng)價(jià)法(POE),確定評(píng)價(jià)目標(biāo)及評(píng)價(jià)因子,根據(jù)專(zhuān)家打分建立評(píng)價(jià)模型,確定其單項(xiàng)指標(biāo)的權(quán)重值。以5分為標(biāo)準(zhǔn),通過(guò)打分,結(jié)合權(quán)重值得到中海地產(chǎn)在呼和浩特市的這五個(gè)項(xiàng)目的綜合指數(shù),中海錦繡城為4.113分,中海凱旋門(mén)4.097分,中海外灘為4.017分中海御龍灣為4.137分,中海紫御東郡3.85分,分?jǐn)?shù)超過(guò)3分就說(shuō)明其是優(yōu)秀。打分結(jié)果現(xiàn)實(shí)居民對(duì)呼和浩特市中海地產(chǎn)的居住區(qū)品質(zhì)的認(rèn)可,同時(shí)在綠地率調(diào)查中,錦繡城是36%、紫御東郡46%,凱旋門(mén)64%、外灘36%、御龍灣是35.8%全部符合地方及國(guó)家規(guī)定范圍。在人均綠地面積分析上,別墅區(qū)高層區(qū)多層區(qū),也從另一個(gè)角度說(shuō)明居住區(qū)品質(zhì)越高人均綠地所占面積越大。 此外,在調(diào)查中也發(fā)現(xiàn)了一些問(wèn)題,就是在設(shè)施維護(hù)和綠地后期保持方面,做的不夠到位。希望能加強(qiáng)管理。讓居住區(qū)的美麗經(jīng)得起時(shí)間的考驗(yàn)。讓居住區(qū)的景觀發(fā)揮更加重要的作用。
[Abstract]:With the continuous development of urban residential areas, the landscape construction of residential areas is becoming more and more important. As one of the better reputable real estate in the country, Hohhot has 5 real estate projects in the city. Its real estate sales, sales area and market share are among the top, and these five projects basically include various kinds of projects. Huxing landscape green space, such as multi-storey, high-rise, high-rise, and villas.
In this paper, through the investigation and analysis of the green landscape of five projects in Hulu, in view of the landscape elements, we use the analytic hierarchy process (AHP) and the method of satisfaction survey to evaluate the landscape, which is effective and professional to make a score and study the landscape in the residential area from the same angle. This paper mainly analyzes the two aspects.
First, it expounds the environment and landscape status of the residential area. In view of the green landscape, road paving, Waterscape, and sketches in the residential area, the concrete analysis and characteristic landscape analysis are carried out. The analysis of the green landscape of Jinxiu city is based on the analysis of the characteristics of the other four residential areas. In terms of the collocation of Jo - shrub - grasses, Jo - irrigation, Joe - grass and Jo - irrigation, species richness and species diversity, species richness and species diversity are 11.82 and 4.96. plants, including 24 families and 46 genera respectively. In the selection of garden buildings, the material is rich in marble, wood, and metal, and presents different landscape. In the analysis of the per capita green area, the multi-storey area in the high-rise area of the villa area also shows that the higher the quality of the residential area is, the greater the area of the per capita green space is.
