BIM技術(shù)在設(shè)施管理中的應(yīng)用研究

【摘要】:設(shè)施管理的成本要高于建筑初始投資的很多倍。同時,設(shè)施管理處于建筑物全壽命周期過程中時間最長、費用最高的一個階段——運維階段,使設(shè)施管理更加重要。但是我國的設(shè)施管理處于起步階段,存在很多問題,設(shè)施管理信息水平也比較低。本課題順應(yīng)信息技術(shù)的發(fā)展趨勢,面向我國設(shè)施管理信息化的實際需求,為解決設(shè)施管理存在的問題,將BIM技術(shù)應(yīng)用到設(shè)施管理中,,既可以避免數(shù)據(jù)的重復(fù)輸入、減少時間和人力的消耗,又能實現(xiàn)信息的繼承和集成,還可以對設(shè)備進行實時動態(tài)管理,提高設(shè)施管理的效率。 本文重點研究BIM在設(shè)施管理中的應(yīng)用,通過構(gòu)建基于BIM的設(shè)施管理系統(tǒng)框架將BIM結(jié)合到設(shè)施管理中,并研究了BIM在設(shè)施管理中的應(yīng)用領(lǐng)域與應(yīng)用障礙及對策。本文的研究工作集中在以下幾個方面: ①構(gòu)建基于BIM的設(shè)施管理系統(tǒng)基礎(chǔ)框架 本文結(jié)合BIM技術(shù)的特點,將其自身優(yōu)勢加入到設(shè)施管理中,構(gòu)建基于BIM技術(shù)的設(shè)施管理框架體系,研究了將BIM應(yīng)用到設(shè)施管理中的具體思路以及技術(shù)支持,嘗試彌補傳統(tǒng)設(shè)施管理方式的不足。 ②探討B(tài)IM在設(shè)施管理中的潛在應(yīng)用 本文分析了BIM在設(shè)施管理中的常規(guī)應(yīng)用,包括在日常管理、應(yīng)急管理和空間管理中的應(yīng)用,重點研究了BIM在設(shè)施管理中的潛在應(yīng)用,包括在不動產(chǎn)管理、狀態(tài)評估、以及營銷管理中的應(yīng)用。 ③BIM在我國的設(shè)施管理中的應(yīng)用障礙與對策 本文從宏觀層面探討了BIM在我國設(shè)施管理中的應(yīng)用障礙,主要從法規(guī)政策、項目交付模式以及國內(nèi)的BIM操作模式等方面障礙,并針對這些障礙相應(yīng)的提出了解決對策。
[Abstract]:The cost of facility management is many times higher than the initial investment in the building. At the same time, facility management is in the phase of operation and maintenance, which is the longest time and the highest cost in the whole life cycle of the building, which makes the facility management more important. However, facilities management in our country is at the initial stage, there are many problems, facilities management information level is also relatively low. This subject conforms to the development trend of information technology, facing the actual demand of facilities management information in our country. In order to solve the problems existing in facility management, the application of BIM technology to facility management can avoid the repeated input of data. It can reduce the consumption of time and manpower and realize the inheritance and integration of information. It can also manage the equipment dynamically in real time and improve the efficiency of facility management. This paper focuses on the application of BIM in facility management, integrates BIM into facility management by constructing the framework of facility management system based on BIM, and studies the application field, application obstacles and countermeasures of BIM in facility management. This paper focuses on the following aspects: 1. Construct the infrastructure of facility management system based on BIM According to the characteristics of BIM technology, this paper adds its own advantages to facility management, constructs the framework system of facility management based on BIM technology, and studies the concrete ideas and technical support of applying BIM to facility management. Try to make up for the shortcomings of traditional facilities management. 2 discuss the potential application of BIM in facility management This paper analyzes the conventional applications of BIM in facility management, including daily management, emergency management and space management, and focuses on the potential applications of BIM in facility management, including real estate management, state assessment, and so on. And the application of marketing management. The Application obstacle and Countermeasure of 3BIM in facilities Management of our country This paper discusses the obstacles in the application of BIM in China's facility management from the macro level, mainly from the aspects of regulations and policies, project delivery mode and domestic BIM operation mode, and puts forward corresponding countermeasures to solve these obstacles.
