人口老齡化與房?jī)r(jià)——基于中國(guó)省級(jí)面板數(shù)據(jù)的分析

【摘要】:文章采用2002-2011年的省級(jí)面板數(shù)據(jù)分析了中國(guó)人口年齡結(jié)構(gòu)變化對(duì)住房?jī)r(jià)格的影響及其區(qū)域差異。結(jié)果發(fā)現(xiàn):老齡化所導(dǎo)致的房?jī)r(jià)波動(dòng)滯后于老齡化進(jìn)程,各年齡階段人口比例對(duì)房?jī)r(jià)均產(chǎn)生正向影響,但不同年齡階段在不同區(qū)域的解釋力度不盡相同。對(duì)此實(shí)證檢驗(yàn)結(jié)果,文章認(rèn)為可以從我國(guó)居民的改善性住房需求與投資渠道匱乏、人口家庭結(jié)構(gòu)小型化以及城市集聚效應(yīng)等方面進(jìn)行解釋,并以前瞻性政策加以應(yīng)對(duì)。
[Abstract]:Using the provincial panel data for 2002-2011 years, this paper analyses the impact of the change of age structure on housing price and its regional differences in China. It is found that the fluctuation of house prices caused by aging is lagging behind the aging process, and the proportion of people in all ages has a positive effect on the house price, but the solution of different age stages in different regions is the same. The result of the empirical test is that it can be explained from the poor housing demand and the lack of investment channels, the miniaturization of population family structure and the effect of urban agglomeration, and the forward-looking policy should be taken to deal with it.
