【摘要】：盡管從全球范圍來看影響房價波動的因素有許多,但在中國流動人口帶來的住房需求卻成為提高城市房價的關(guān)鍵因素�；�2005—2013年235個地級市數(shù)據(jù)的研究發(fā)現(xiàn),凈流入人口越多的地區(qū),房價漲幅越快,流動人口每增加10萬,將會使每100平方米住房價格上漲3360元,特別在一、二線城市,房價分別上漲6024元和15394元。2010年以后,流動人口在東西部對房價的影響存在顯著的異質(zhì)性,地理加權(quán)回歸結(jié)果表明,流動人口是使房價波動呈空間異質(zhì)性的主要因素,其中,珠三角地區(qū)成為人口流動對房價影響最大的地區(qū)。
[Abstract]:Although there are many factors that influence the fluctuation of house prices in the world, the housing demand caused by the floating population in China has become a key factor in raising urban housing prices. Based on the data of 235 prefecture-level cities from 2005 to 2013, the study found that the greater the net inflow of population, the faster the rise in house prices. For every 100000 of the floating population, the housing price will rise by 3360 yuan per 100 square meters, especially in the first and second tier cities. After 2010, the effect of floating population on house prices in the east and west regions has significant heterogeneity. The results of geographical weighted regression show that the floating population is the main factor of spatial heterogeneity of house price fluctuation, among which, Pearl River Delta region has become the largest impact of population mobility on housing prices in the region.
