【摘要】：我國(guó)自1998年全面實(shí)行住宅商品化以來，住宅產(chǎn)業(yè)取得快速發(fā)展，但是住宅產(chǎn)業(yè)也出現(xiàn)了很多問題：住宅需求較高，住宅價(jià)格較高，住宅供需總量與結(jié)構(gòu)出現(xiàn)失衡。我國(guó)實(shí)行計(jì)劃生育基本國(guó)策，人口總量得到了控制，但是人口年齡結(jié)構(gòu)發(fā)生了顯著變化。人口紅利促進(jìn)了我國(guó)經(jīng)濟(jì)發(fā)展和儲(chǔ)蓄水平升高，間接促進(jìn)住宅產(chǎn)業(yè)的發(fā)展。本文主要對(duì)人口年齡結(jié)構(gòu)變動(dòng)對(duì)住宅需求的影響作一個(gè)理論和實(shí)證上的研究，在總結(jié)以往研究基礎(chǔ)上，，構(gòu)建人口年齡結(jié)構(gòu)變動(dòng)影響住宅需求的理論框架，建立人口年齡結(jié)構(gòu)變動(dòng)影響住宅需求的研究模型，利用我國(guó)人口年齡結(jié)構(gòu)和住宅需求的相關(guān)指標(biāo)數(shù)據(jù)進(jìn)行實(shí)證分析，探討人口年齡結(jié)構(gòu)變動(dòng)對(duì)住宅需求的影響路徑，發(fā)現(xiàn)人口年齡結(jié)構(gòu)變動(dòng)對(duì)住宅需求存在重要影響。在此基礎(chǔ)上，針對(duì)我國(guó)目前人口年齡結(jié)構(gòu)和住宅產(chǎn)業(yè)發(fā)展?fàn)顩r，提出了相關(guān)政策建議，以促進(jìn)住宅產(chǎn)業(yè)發(fā)展與人口發(fā)展相適應(yīng)。
[Abstract]:Since 1998, the housing industry has made rapid development, but there are many problems in the housing industry: the housing demand is high, the housing price is high. The total supply and demand of housing is out of balance with the structure. China implements the basic national policy of family planning and the total population is controlled. However, the age structure of the population has changed significantly. The demographic dividend has promoted the economic development and the increase of savings in our country. This paper mainly makes a theoretical and empirical study on the impact of the change of population age structure on housing demand, and summarizes the previous research. Construct the theory frame that the change of population age structure affects the housing demand, and establish the research model of the influence of the change of population age structure on the housing demand. Based on the data of the age structure of population and the demand of housing in China, the paper analyzes the influence of the change of age structure of population on the demand of housing. It is found that the change of population age structure has an important impact on the housing demand. On this basis, the paper puts forward some relevant policy recommendations on the current population age structure and the development of housing industry in China. In order to promote the development of housing industry and population development to adapt.
