大連市CCRC模式養(yǎng)老地產(chǎn)項(xiàng)目成功的影響因素研究

【摘要】:自1999年開始,我國(guó)經(jīng)濟(jì)、衛(wèi)生、醫(yī)療健康等社會(huì)服務(wù)事業(yè)快速發(fā)展,人民生活水平逐漸提高,國(guó)民平均壽命逐漸延長(zhǎng),隨之而來(lái)的卻是老齡化現(xiàn)象逐漸突出。我國(guó)逐漸呈現(xiàn)出老齡人口基數(shù)大,老齡化速度快,空巢老人數(shù)量大等現(xiàn)象,由此導(dǎo)致老人撫養(yǎng)比升高,家庭養(yǎng)老作用逐漸弱化。老齡化現(xiàn)象以及我國(guó)“未富先老”的特殊國(guó)情,使得政府財(cái)政壓力十分巨大,因此我國(guó)急需大量的社會(huì)力量參與到養(yǎng)老事業(yè)中,緩解龐大的社會(huì)養(yǎng)老壓力。大連市人口老齡比在全國(guó)十五個(gè)副省級(jí)市中位居第一,呈現(xiàn)出明顯的“未富先老”現(xiàn)象。為解決大連市嚴(yán)重的老齡化問(wèn)題,本文以作為養(yǎng)老事業(yè)中提供居住、照護(hù)、醫(yī)療等服務(wù)的綜合載體一—CCRC模式的養(yǎng)老地產(chǎn)為研究對(duì)象(Continuing Care Retirement Community,簡(jiǎn)稱CCRC,譯為持續(xù)照料退休社區(qū)),研究大連市CCRC模式養(yǎng)老地產(chǎn)項(xiàng)目成功的主要影響因素,為大連市的養(yǎng)老地產(chǎn)從業(yè)者提供一定的借鑒,能夠?qū)崿F(xiàn)地產(chǎn)開發(fā)創(chuàng)新,成功開發(fā)出具有綜合性的CCRC模式養(yǎng)老地產(chǎn)項(xiàng)目,從而達(dá)到解決老齡化問(wèn)題的目的,緩解社會(huì)養(yǎng)老壓力。本文首先采用定性的方法分析養(yǎng)老地產(chǎn)以及CCRC模式的國(guó)內(nèi)外研究現(xiàn)狀,以文獻(xiàn)和案例研究為根據(jù),研究國(guó)內(nèi)外成熟的CCRC模式的現(xiàn)有項(xiàng)目,從而總結(jié)CCRC模式的特點(diǎn);其次,分析大連市養(yǎng)老地產(chǎn)的供需和政策情況;最后通過(guò)以上兩者的分析預(yù)測(cè)出大連市CCRC模式養(yǎng)老地產(chǎn)項(xiàng)目成功的影響因素并利用問(wèn)卷調(diào)查和統(tǒng)計(jì)分析進(jìn)行驗(yàn)證;利用因子分析方法提取出5個(gè)主要的影響因素,按照權(quán)重大小排列,分別是主體因素(包括客戶群、政府政策、開發(fā)商自身優(yōu)勢(shì)三方面)、服務(wù)質(zhì)量因素、收費(fèi)標(biāo)準(zhǔn)因素、社區(qū)及建筑規(guī)劃設(shè)計(jì)因素以及建筑選址因素:并根據(jù)這5個(gè)因素,為大連市養(yǎng)老地產(chǎn)的開發(fā)商和政府部門提出了建議對(duì)策。
[Abstract]:Since 1999, social services such as economy, health, medical care and other social services in China have developed rapidly, the standard of living of the people has been gradually improved, and the average life expectancy of the people has been gradually extended. However, the aging phenomenon is becoming more and more prominent. In China, the aging population is large, the aging rate is fast, and the number of empty nesters is large, which leads to an increase in the dependency ratio of the elderly. The aging phenomenon and the special national conditions of "getting old before getting rich" make the government financial pressure very great. Therefore, our country urgently needs a large number of social forces to participate in the old-age service. To ease the huge social pressure on the aged, the aging ratio of Dalian's population ranks first among the 15 sub-provincial cities in the country, showing an obvious phenomenon of "getting old before getting rich". In order to solve the serious problem of aging in Dalian, In this paper, as an old-age service to provide housing, care, Continuous Care Retirement Community, a comprehensive carrier of medical and other services-CCRC-based old-age real estate, is used to study the main factors influencing the success of CCRC pension real estate project in Dalian. To provide some reference for the pension real estate practitioners in Dalian, can realize the real estate development innovation, successfully develop the pension real estate project with comprehensive CCRC model, thus achieve the purpose of solving the aging problem. Firstly, this paper uses qualitative method to analyze the current research situation of pension real estate and CCRC model at home and abroad. Based on the literature and case study, this paper studies the existing projects of mature CCRC model at home and abroad. The characteristics of CCRC model are summarized. Secondly, the supply and demand of pension real estate and the policy situation in Dalian are analyzed. Finally, the factors influencing the success of CCRC pension real estate project in Dalian are predicted and verified by questionnaire survey and statistical analysis, and five main influencing factors are extracted by factor analysis method. According to the weight, they are the main factors (including customer base, government policy, developer's own advantages), service quality factor, charge standard factor, etc. Community and architectural planning and design factors as well as building location factors: according to these five factors, the author puts forward some suggestions for the developers and government departments of the old-age real estate in Dalian.
