房地產(chǎn)企業(yè)綠色建筑開發(fā)意愿影響因素研究

【摘要】:綠色建筑的推廣和使用是改善我國人居環(huán)境、降低建筑能耗、解決能源問題的根本途徑。據(jù)統(tǒng)計,在我國新建建筑中,綠色建筑的市場份額僅為6%;而在存量建筑中,超過95%以上仍是高能耗建筑。而且,在我國建筑市場占相當大比重的房地產(chǎn)領域,綠色建筑的比例還更低。盡管政府積極推廣綠色建筑,民眾也很關注綠色建筑,但目前大部分房地產(chǎn)企業(yè)仍不愿意主動開發(fā)綠色建筑。因此,對影響房地產(chǎn)企業(yè)綠色建筑開發(fā)意愿的因素進行系統(tǒng)分析,將有助于推動房地產(chǎn)領域綠色建筑的發(fā)展。 本文以房地產(chǎn)企業(yè)為研究對象,通過文獻閱讀,基于計劃行為理論,以解構計劃行為理論模型為框架,通過專家訪談和企業(yè)調(diào)研的修正,得到了15個房地產(chǎn)企業(yè)綠色建筑開發(fā)意愿的影響因素,并構建了研究模型。通過調(diào)查問卷的方式進行實證研究,并運用SPSS20.0統(tǒng)計軟件,采用因子分析、相關分析、回歸分析對問卷數(shù)據(jù)進行統(tǒng)計分析和研究假設驗證。實證分析了房地產(chǎn)企業(yè)綠色建筑開發(fā)意愿的主要影響因素及其內(nèi)在原因,對如何促進房地產(chǎn)企業(yè)主動開發(fā)綠色建筑提出了若干對策建議,并指出本課題的未來研究方向。 本文的研究結果表明:首先,行為態(tài)度、主觀規(guī)范和知覺行為控制是影響房地產(chǎn)企業(yè)綠色建筑開發(fā)意愿的中間變量,對開發(fā)意愿有依次減小的顯著影響。其次,作為先行變量,企業(yè)理念和戰(zhàn)略、收益預期、感知風險對房地產(chǎn)企業(yè)綠色建筑開發(fā)意愿的行為態(tài)度有著依次減小的顯著影響;而社會文化環(huán)境、市場需求壓力、政府法規(guī)管制對房地產(chǎn)企業(yè)綠色建筑開發(fā)意愿的主觀規(guī)范有著依次減小的顯著影響;另外,企業(yè)自我效能、資源幫助條件、政府政策激勵對房地產(chǎn)企業(yè)綠色建筑開發(fā)意愿的知覺行為控制有顯著影響,且其影響力依次減小。再次,企業(yè)規(guī)模作為控制變量對房地產(chǎn)企業(yè)綠色建筑開發(fā)意愿有顯著影響,同時也對主觀規(guī)范、知覺行為控制均有顯著影響。
[Abstract]:The promotion and use of green building is the fundamental way to improve the living environment of our country, to reduce the energy consumption of the building and to solve the energy problem. According to statistics, in the new construction of our country, the market share of the green building is only 6%; in the stock building, more than 95% are still high energy consumption buildings. Moreover, in the area of real estate in which the construction market of China accounts for a considerable proportion, the proportion of green buildings is still lower. Although the government is actively promoting green building, the public is also concerned about green buildings, but most of the real-estate enterprises are still reluctant to actively develop green buildings. Therefore, the system analysis of the factors that affect the development will of the green building of the real estate enterprise will help to promote the development of the green building in the real estate field. The paper takes the real estate enterprise as the research object, and through the literature reading, based on the theory of the plan behavior, based on the theoretical model of the deconstruction of the plan, and through the modification of the expert interview and the enterprise research, the influence of the development will of the green building of the 15 real estate enterprises has been obtained. In addition, the study model is constructed. The paper makes an empirical study by means of the questionnaire, and uses the SPSS10.0 statistical software to carry out statistical analysis and research on the questionnaire data by means of factor analysis, correlation analysis and regression analysis. The paper analyzes the main factors and causes of green building development willingness in real estate enterprises, and puts forward some suggestions on how to promote the active development of green building in real estate enterprises, and points out the future research party of this subject. The results of this paper are as follows: First, the behavior attitude, the subjective norm and the perception behavior control are the intermediate variables that affect the development willingness of the green building of the real estate enterprises, and the development intention is reduced in this order. Second, as the antecedent variable, the enterprise idea and strategy, the income expectation, the perceived risk has a significant influence on the behavior attitude of the real estate enterprise green building development will, while the social and cultural environment, the market need In addition, the self-efficacy of the enterprise, the condition of resource help, the incentive of government policy to the development of the green building of the real estate enterprise are controlled by the government policy. influence and influence Again, the scale of the enterprise as a control variable has a significant impact on the development willingness of the green building of the real estate enterprise. At the same time, the subjective norm and the perception behavior control are both obvious.
