杭州城市居住建設(shè)強(qiáng)度空間分布影響因素研究

【摘要】:適宜的建設(shè)強(qiáng)度是城市健康、有序、高效運(yùn)行的重要保障。提高開發(fā)強(qiáng)度是當(dāng)前國(guó)內(nèi)城市發(fā)展的普遍訴求,城市規(guī)劃管理中,對(duì)建設(shè)強(qiáng)度的管控往往因?yàn)槿鄙倏茖W(xué)的依據(jù)而剛性不足。研究城市建設(shè)強(qiáng)度空間分布規(guī)律及其影響因素,對(duì)于科學(xué)地設(shè)定城市的建設(shè)強(qiáng)度,促進(jìn)城市土地資源的高效利用,實(shí)現(xiàn)城市“精明增長(zhǎng)”具有重要意義。 本文以城市建設(shè)強(qiáng)度的空間分布規(guī)律及其影響因素為研究對(duì)象,以城市空間形態(tài)和建設(shè)強(qiáng)度相關(guān)理論為指導(dǎo),采用比較分析和空間分析等方法,構(gòu)建了建設(shè)強(qiáng)度影響因素體系,并以杭州主城區(qū)為案例進(jìn)行實(shí)證分析,形成修正影響因子,為杭州城市建設(shè)強(qiáng)度規(guī)劃和管理提供基礎(chǔ)支撐,也為其他城市提供參考。 首先,通過對(duì)城市空間形態(tài)和有關(guān)建設(shè)強(qiáng)度理論的梳理,形成理性認(rèn)知。第二,選取國(guó)內(nèi)外案例城市的建設(shè)強(qiáng)度實(shí)踐進(jìn)行比較分析,掌握城市強(qiáng)度空間分布的一般規(guī)律。第三,以理論為指導(dǎo),在總結(jié)國(guó)內(nèi)外城市經(jīng)驗(yàn)的基礎(chǔ)上,構(gòu)建了宏觀、中觀、微觀三個(gè)層次的建設(shè)強(qiáng)度影響因素框架。第四,以杭州市主城區(qū)為例進(jìn)行實(shí)證分析,運(yùn)用空間分析和相關(guān)分析等方法,分別對(duì)各因子與建設(shè)強(qiáng)度的關(guān)系進(jìn)行考察,最后得到修正因子。 通過上述的分析和研究,筆者得到如下結(jié)論與建議: 1、城市建設(shè)強(qiáng)度分區(qū)首先應(yīng)建立在對(duì)現(xiàn)狀強(qiáng)度空間分布和強(qiáng)度影響因素分析的基礎(chǔ)上,規(guī)劃強(qiáng)度指標(biāo)的設(shè)定應(yīng)結(jié)合現(xiàn)狀影響因子。 2、杭州主城區(qū)實(shí)證分析表明,在宏觀影響因素中,人口密度、土地單價(jià)與居住建設(shè)強(qiáng)度呈線性正相關(guān),與到市中心距離呈負(fù)相關(guān)。在中觀影響因素中,市級(jí)商業(yè)中心、文化設(shè)施、體育場(chǎng)館、市級(jí)醫(yī)院、軌道交通以及周邊道路數(shù)量等因子對(duì)建設(shè)強(qiáng)度具有顯著影響。在微觀影響因素中,用地規(guī)模與居住建設(shè)強(qiáng)度具有顯著的非線性負(fù)相關(guān)性。
[Abstract]:The proper construction intensity is an important guarantee for the healthy, orderly and efficient operation of the city. Improving the development intensity is the universal demand of domestic city development at present. In the urban planning management, the control of the construction intensity is often not rigid because of the lack of scientific basis. It is of great significance to study the spatial distribution of urban construction intensity and its influencing factors, to scientifically set the urban construction intensity, to promote the efficient utilization of urban land resources, and to realize the "smart growth" of the city. Taking the spatial distribution law of urban construction intensity and its influencing factors as the research object, guided by the related theories of urban spatial form and construction intensity, and adopting the methods of comparative analysis and spatial analysis, this paper constructs the system of influencing factors of construction intensity. Taking the main city of Hangzhou as an example, an empirical analysis is carried out to form a modified influence factor, which provides the basic support for the planning and management of Hangzhou's urban construction intensity, and also provides a reference for other cities. Firstly, the rational cognition is formed by combing the urban space form and the construction intensity theory. Secondly, the construction intensity practice of domestic and foreign case cities is compared and analyzed, and the general law of spatial distribution of urban intensity is grasped. Thirdly, under the guidance of theory and on the basis of summarizing the experience of domestic and foreign cities, this paper constructs a framework of influencing factors of construction intensity at three levels: macro -, medium-view and micro-level. Fourth, take Hangzhou city as an example to carry on the empirical analysis, using the spatial analysis and the correlation analysis and other methods, respectively to investigate the relationship between the factors and the construction intensity, and finally get the correction factor. Through the above analysis and research, the author gets the following conclusions and suggestions: 1. Firstly, the urban construction intensity zoning should be based on the analysis of the spatial distribution of the current intensity and the influencing factors of the intensity. The setting of planning intensity index should be combined with the influence factor of current situation. 2. The empirical analysis of Hangzhou main urban area shows that the population density and land price have a positive linear correlation with the intensity of residential construction, but a negative correlation with the distance from the city center to the city center. Among the medium-sized influencing factors, the factors such as city commercial center, cultural facilities, sports stadiums, city hospitals, rail transit and the number of surrounding roads have a significant impact on the construction intensity. Among the microcosmic influencing factors, the scale of land use has a significant negative nonlinear correlation with the intensity of residential construction.
