【摘要】:我國城市化進程的不斷加快以及人們對居住條件的不斷提升,使得我國房地產(chǎn)業(yè)在近些年來經(jīng)歷了一個快速發(fā)展的時期。日趨平均化的利潤以及來自國內外市場的沖擊和激勵競爭給房地產(chǎn)開發(fā)企業(yè)帶來了空前壓力,尤其是近年來國家政策對房地產(chǎn)市場宏觀調控力度的進一步加大,使得企業(yè)資金鏈受到了嚴重影響。當前,房地產(chǎn)開發(fā)已經(jīng)達到一個精細化管理階段,如何有效的進行成本控制是每個開發(fā)商都必須面臨的問題。房地產(chǎn)商要想獲得經(jīng)營利潤,按照“利潤=銷售收入—成本費用”這一定律,除了利用營銷手段提高銷售收入以外,還應該降低開發(fā)成本,嚴格控制各項費用支出。 設計階段是房地產(chǎn)開發(fā)項目成本可塑性最大的階段,也是成本控制最有效的階段。如何有效控制房地產(chǎn)開發(fā)項目設計階段的成本亟待解決。本文針對這一現(xiàn)象,主要進行了以下研究工作:(1)通過閱讀大量文獻資料、對行業(yè)相關人士做調查問卷的基礎上,從影響房地產(chǎn)開發(fā)項目成本控制的諸多要素中,總結出設計階段的成本控制是房地產(chǎn)開發(fā)項目成本控制的關鍵;(2)在“限額設計”、“價值工程”“設計標準化”等理論基礎上,著重研究設計階段成本控制的方法和具體落實點;(3)以北京通州萬達廣場項目為實例,驗證了本論文研究成果的有效性。 本文針對如何進行房地產(chǎn)開發(fā)項目設計階段成本控制進行了深入的研究,旨在能為房地產(chǎn)企業(yè)提供理論和實踐應用上的參考。本研究對提高房地產(chǎn)開發(fā)企業(yè)成本管理水平和利潤率,增加企業(yè)的經(jīng)濟收入和市場競爭力有著重要意義,也是成本管理理論在工程實踐中的有益應用和拓展,并希望能為房地產(chǎn)開發(fā)相關企業(yè)提供一定的借鑒和指導意義。
[Abstract]:With the acceleration of urbanization and the improvement of living conditions, the real estate industry in China has experienced a period of rapid development in recent years. The increasingly average profits, the impact from the domestic and foreign markets and the incentive competition have brought unprecedented pressure to the real estate development enterprises, especially in recent years, the state policy to the real estate market macro-control efforts to further increase. So that the enterprise capital chain has been seriously affected. At present, real estate development has reached a fine management stage, how to effectively carry out cost control is a problem that every developer must face. In order to obtain operating profit, in accordance with the law of "profit = sales income-cost", in addition to increasing sales income by means of marketing, real estate developers should reduce development costs and strictly control all expenses. The design stage is the stage of maximum cost plasticity and the most effective stage of cost control. How to effectively control the real estate development project design phase of the cost to be solved. This article mainly carries on the following research work in view of this phenomenon: (1) through reading a large amount of literature material, making the questionnaire to the related personage of the industry, from many factors which influence the cost control of the real estate development project, It is concluded that the cost control in the design stage is the key to the cost control of the real estate development project. (2) on the basis of the theories of "quota design", "value engineering" and "design standardization", etc. The research focuses on the design stage cost control methods and specific implementation points. (3) taking the Beijing Tongzhou Wanda Square Project as an example, the effectiveness of the research results of this paper is verified. This paper makes a deep research on how to control the cost in the design stage of the real estate development project in order to provide the reference for the real estate enterprise in theory and practice. This study is of great significance to improving the cost management level and profit margin of real estate development enterprises, increasing the economic income and market competitiveness of enterprises, and is also the beneficial application and expansion of cost management theory in engineering practice. And hope to provide certain reference and guidance for real estate development related enterprises.
