【摘要】:隨著房地產(chǎn)企業(yè)數(shù)量的增加,公司規(guī)模的擴(kuò)大,房地產(chǎn)企業(yè)的競(jìng)爭(zhēng)壓力也是日趨激烈,在這種環(huán)境下,提高地產(chǎn)項(xiàng)目的綜合競(jìng)爭(zhēng)力,擴(kuò)展生存空間,是各房地產(chǎn)企業(yè)的目標(biāo)。隨著精細(xì)化管理思想逐漸深入人心,部分地產(chǎn)企業(yè)也把精細(xì)化管理引入到地產(chǎn)工程建設(shè)中來,使其成為在競(jìng)爭(zhēng)激烈的市場(chǎng)中占得一席之地的管理工具,精細(xì)化管理進(jìn)而成為整個(gè)業(yè)內(nèi)的普遍共識(shí)。 本文通過大量的查閱精細(xì)化管理的來源和發(fā)展歷程,對(duì)精細(xì)化管理的概念、特征和目標(biāo)等理論基礎(chǔ)有了深刻的理解。分析了房地產(chǎn)項(xiàng)目的特點(diǎn)和現(xiàn)在工程管理現(xiàn)狀,通過對(duì)傳統(tǒng)管理方式和精細(xì)化管理方式區(qū)別的認(rèn)識(shí),將精細(xì)化管理引入到房地產(chǎn)項(xiàng)目中,并闡述了房地產(chǎn)工程項(xiàng)目管理實(shí)施精細(xì)化管理的必要性。結(jié)合具體的項(xiàng)目,從工程建設(shè)中起重要影響因素的質(zhì)量、成本、進(jìn)度、安全和環(huán)保五個(gè)方面入手,分析其管理原則和措施,建立房地產(chǎn)項(xiàng)目的精細(xì)化管理體系,以期促進(jìn)將細(xì)化管理在地產(chǎn)項(xiàng)目中更加廣泛的應(yīng)用。 研究結(jié)果表明,房地產(chǎn)項(xiàng)目引入精細(xì)化管理是項(xiàng)目成功高效執(zhí)行、房地產(chǎn)企業(yè)提高綜合實(shí)力、尋求更好發(fā)展的必然發(fā)展階段,企業(yè)必須將“精”和“細(xì)”完美的結(jié)合起來,制定規(guī)范、科學(xué)、可行的管理規(guī)章制度,使房地產(chǎn)項(xiàng)目向標(biāo)準(zhǔn)化和制度化前進(jìn)。在房地產(chǎn)項(xiàng)目精細(xì)化管理的實(shí)施過程中,還應(yīng)該注意使精細(xì)化管理思想深入到每一個(gè)人的心中,讓每一個(gè)人都有自覺的意識(shí),不單靠強(qiáng)制的管理;還要更多地重視人的作用,建立一些有效的激勵(lì)機(jī)制;加強(qiáng)監(jiān)管和控制,對(duì)精細(xì)化管理實(shí)行持續(xù)、動(dòng)態(tài)的改進(jìn)。
[Abstract]:With the increase of the number of real estate enterprises and the expansion of the size of the company, the competitive pressure of the real estate enterprises is becoming increasingly fierce. In this environment, it is the goal of the real estate enterprises to improve the comprehensive competitiveness of the real estate projects and expand the living space. With the refinement of the management thought, some real estate enterprises also make fine management. It has been introduced into the construction of real estate engineering to make it a management tool in the competitive market, and fine management has become a common consensus in the whole industry.
This paper has a profound understanding of the theoretical basis of the concept, characteristics and objectives of fine management through a large number of access to the source and development process of fine management. The characteristics of the real estate project and the current situation of engineering management are analyzed, and the fine management is introduced through the recognition of the difference between the traditional management mode and the fine management mode. To the real estate project, it expounds the necessity of implementing the fine management of real estate project management. Combining the concrete projects, starting from the five aspects of the quality, cost, schedule, safety and environmental protection of the project, it analyzes its management principles and measures, and establishes a fine management system for the real estate project. Promote the more extensive application of detailed management in real estate projects.
The results show that the introduction of fine management in real estate projects is the successful and efficient implementation of the project. The real estate enterprises improve their comprehensive strength and seek the inevitable development stage. The enterprises must combine the "fine" and "fine", and make the standard, scientific and feasible management rules and regulations, so that the real estate projects will be standardized and made. In the implementation of the fine management of the real estate project, we should also pay attention to the meticulous management thought deep into everyone's mind, let everyone have the conscious consciousness, not only by compulsory management, but also pay more attention to the role of people, establish some effective incentive mechanism, strengthen supervision and control, to the essence. Refining management is a continuous and dynamic improvement.
