【摘要】：隨著我國城市化進(jìn)程的加快,房地產(chǎn)行業(yè)已成為國民經(jīng)濟(jì)支柱。房地產(chǎn)企業(yè)是典型的項(xiàng)目驅(qū)動(dòng)型企業(yè),全面質(zhì)量管理是房地產(chǎn)企業(yè)的核心競(jìng)爭(zhēng)力,全面質(zhì)量管理已成為房產(chǎn)公司項(xiàng)目管理提高的必由之路。房地產(chǎn)項(xiàng)目質(zhì)量管理的成功與否,直接關(guān)系著項(xiàng)目發(fā)展的成敗。本文以海信慧園項(xiàng)目為研究對(duì)象,研究房地產(chǎn)項(xiàng)目開發(fā)過程中的質(zhì)量管理工作及體系,具有重要的現(xiàn)實(shí)意義和指導(dǎo)價(jià)值。文章提出了研究背景,通過分析海信慧園項(xiàng)目質(zhì)量管理情況,闡述了研究意義；針對(duì)國內(nèi)外研究現(xiàn)狀及動(dòng)態(tài)進(jìn)行回顧,并針對(duì)研究理論進(jìn)行了綜述；在此基礎(chǔ)上,分析了論文的主要內(nèi)容及研究方法,點(diǎn)明了創(chuàng)新之處及不足。論文對(duì)質(zhì)量管理基本理論進(jìn)行了研究。重點(diǎn)分析了全面質(zhì)量管理、六西格瑪質(zhì)量管理、可持續(xù)發(fā)展的質(zhì)量管理模式,并對(duì)三種質(zhì)量管理模式進(jìn)行了對(duì)比分析,為下文研究海信慧園質(zhì)量管理奠定了理論基礎(chǔ)。對(duì)海信慧園項(xiàng)目管理運(yùn)行情況及存在的問題進(jìn)行了分析。對(duì)海信慧園項(xiàng)目進(jìn)行了簡介,重點(diǎn)研究了海信慧園項(xiàng)目質(zhì)量管理的內(nèi)容、運(yùn)行情況及及存在的問題,為改善海信慧園項(xiàng)目質(zhì)量管理提出了基礎(chǔ)條件。分析了海信慧園項(xiàng)目質(zhì)量管理存在的問題解決模式。對(duì)海信慧園項(xiàng)目質(zhì)量管理問題解決的任務(wù)及內(nèi)容進(jìn)行了闡述,重點(diǎn)分析了質(zhì)量問題解決的方法及程序,進(jìn)而提出了相應(yīng)的解決措施。構(gòu)建了海信慧園項(xiàng)目質(zhì)量管理體系。針對(duì)海信慧園項(xiàng)目質(zhì)量體系進(jìn)行了總體分析,從決策階段、設(shè)計(jì)階段、施工階段及驗(yàn)收階段等各階段的質(zhì)量管理進(jìn)行了重點(diǎn)分析,并針對(duì)海信慧園項(xiàng)目質(zhì)量實(shí)施、結(jié)果進(jìn)行了研究；提出了完善海信慧園項(xiàng)目質(zhì)量管理的對(duì)策與建議。從項(xiàng)目組織保障、分析體系、質(zhì)量管理體系、風(fēng)險(xiǎn)分析等角度提出了相應(yīng)的對(duì)策與建議。最后,總結(jié)了全文,對(duì)未來研究進(jìn)行了展望。本文以濟(jì)南海信慧園為研究對(duì)象,通過質(zhì)量管理相關(guān)理論,結(jié)合海信慧園實(shí)際現(xiàn)狀,通過對(duì)項(xiàng)目階段的質(zhì)量管理分析,解決海信慧園項(xiàng)目質(zhì)量管理中的問題,力求超出傳統(tǒng)地產(chǎn)項(xiàng)目質(zhì)量管理模式,建立一個(gè)新的全面質(zhì)量管理體系。
[Abstract]:With the acceleration of urbanization in China, the real estate industry has become a pillar of the national economy. Real estate enterprises are typical project-driven enterprises, total quality management is the core competitiveness of real estate enterprises. Total quality management (TQM) has become the only way for real estate companies to improve project management. The success of real estate project quality management is directly related to the success or failure of project development. It is of great practical significance and guiding value to study the quality management work and system in the process of real estate project development. This paper puts forward the research background and expounds the significance of the research by analyzing the quality management situation of Haixin Huiyuan project. This paper reviews the current situation and development of the research at home and abroad, and summarizes the research theory. On the basis of this, the main contents and research methods of the paper are analyzed. The basic theory of quality management is studied in this paper. The quality management mode of total quality management, six Sigma quality management and sustainable development is analyzed emphatically. This paper makes a comparative analysis of the three quality management models, which lays a theoretical foundation for the following research on Haixin Huiyuan's quality management. It also analyzes the operation and existing problems of the Haixin Huiyuan project, and gives a brief introduction to the Haixin Huiyuan project. This paper focuses on the content, operation and problems of the quality management of Huiyuan project in Hisense. In order to improve the quality management of Haixin Huiyuan project, the paper puts forward the basic conditions, analyzes the existing problem solving mode of the Haixin Huiyuan project quality management, and expounds the task and content of the Haixin Huiyuan project quality management problem solving. This paper mainly analyzes the methods and procedures of quality problem solving, and then puts forward the corresponding solutions. The quality management system of Haixin Huiyuan project is constructed. The overall analysis of the quality system of Haixin Huiyuan project is carried out, and the decision-making stage is discussed. The design stage, construction stage and acceptance stage of the quality management of each stage were analyzed, and aimed at the implementation of Haixin Huiyuan project quality, the results were studied; This paper puts forward the countermeasures and suggestions to improve the quality management of Huiyuan project in Haixin. It puts forward the corresponding countermeasures and suggestions from the aspects of project organization, analysis system, quality management system, risk analysis, etc. Finally, it summarizes the full text. This paper takes Haixin Huiyuan in Jinan as the research object, through the relevant theory of quality management, combined with the actual situation of Hisense Huiyuan, through the analysis of the quality management in the project stage, In order to solve the problems in the quality management of Haixin Huiyuan project, the author tries to go beyond the traditional real estate project quality management model and establish a new total quality management system.
